TAYLOR FARM offers homeowners the room they need to grow and play Located along the banks of the As- siniboine River in Headingley, the Qualico community of Taylor Farm offers something for every home- owner — whether that's connection to a vibrant, rural community with a rich history, or the chance to spread out and enjoy the ample green spac- es of this beautifully planned new development. New home owners Sarah and Andy Oliver were drawn to Taylor Farm because it offered them a number of features they couldn't find anywhere else. "The ability to be close to nature within an easy commute to Winnipeg was definitely a draw for us," says Sar- ah, who works in the city. With a new baby in tow, the Olivers intend to focus on outdoor living. They appreciate that the larger lot size allowed them to build a larger home and yard that provides design flexibility today while still meeting their future needs as their family grows and evolves. "The wetlands and river access are all really close, as are the trails, so there will be lots of opportunity for our family to be active and get outside," Andy says. He adds, "The quality of builders as well as the standards that Qualico Communities has set here are very high. The homes that are being built are beautiful and sight lines to the water are maintained for everyone to enjoy." Taylor Farm has a variety of options for spacious lots. Some, like the Olivers, are ideal for walkout lower levels backing on to the wetlands and trail system. The first release of lots backing onto the Assiniboine River is now underway. "With the 11 new river lots, Taylor Farm will have even more options available for those looking to find the perfect balance of city reach and country ease," says Tara Reid of Qualico Communities. "River lots in the Headingley area have become quite rare," she says. "There are builders and potential buyers who have been waiting patiently for these lots and we're happy to now be able to address this demand." Located in the RM of Headingley with its lower property taxes and convenient location, home buyers in Taylor Farm have easy access to all of the advantages of city life, but can still experience the quiet beauty of country living. Rich Juchnowski, Sterling Homes, is a long-time resident of Heading- ley. He points out that in addition to Taylor Farm's distinctive features, the area has long been attracting generations of families who come to settle down in the area or return home to their roots. "My daughter just bought a home here too', says Juchnowski. "We raised our children here and they're proud to say they're from Headingley." Marilyn Curry lived in Headingley for 30 years and has fond memories of raising her family on the farm prop- erty that once belonged to Taylor Farm's namesake – the politician, farmer and merchant John Taylor. Curry Drive was named after her late husband John who was Taylor's great-grandson and an active mem- ber of the community. Curry says, "In those days, people moved here because of the lower taxes, the calm atmosphere and it was a smaller community where you got to know your neigh- bours." She fondly recalls how all of her children's city friends loved coming out to the farm where they had the freedom to explore, build forts and ride their bicycles anywhere they wanted to go. Even with all the latest home de- signs and innovations being offered in Taylor Farm, home buyers are ulti- mately still looking to recapture this same experience. As Marilyn Curry says,"Taylor Farm has a small town feeling where families have easy ac- cess to all the nearby conveniences, but kids can really enjoy being out- side and play more freely in green spaces."
