128 Parade of Homes Spring 2019 ESTABLISHED COMMUNITY and NEW ROOTS entwined in TAYLOR FARM Headingley has a long history of people settling and putting down perma- nent roots in the area. So, it should be no surprise that Taylor Farm is both welcom- ing new people, while at the same time attracting existing residents from within Headlingley who are excited for a fresh start. Taylor Farm is a vibrant new commu- nity that is nestled along the Assiniboine River just minutes away from Winnipeg, where homeowners enjoy lower property taxes, easy access to all of the advan- tages of modern life and have the perfect balance of city reach and country ease. In September 2018, Michael Lunin, his wife and their three kids — along with Ginger the family bloodhound — moved from their Westwood neighbourhood in Winnipeg, to embrace their new lifestyle in Taylor Farm. The Lunin family initially wanted to lo- cate to the Headingley area with its close proximity to the Phoenix School. "I've always wanted to live in Head- ingley because a lot of my kids' friends live here, so we were always visiting the area," says Lunin. When the Lunin family discovered Taylor Farm, they were drawn to the community's rich history and unparalleled natural landscape, which has been care- fully preserved and enhanced within the design of the community, resulting in lush and tranquil surroundings. "My favourite place to walk my dog is on the trails that run along the banks of the Assiniboine River and through the basswood forest," says Lunin. "It's where I can relax and enjoy the sounds of nature." "My kids and I actually go fishing on the banks as well," he adds. The homes in Taylor Farm are spe- cifically designed to complement the remarkable environment. Carefully crafted architectural guidelines establish strong standards while allowing design flexibility. Taylor Farm's select group of home builders are able to interpret the stan- dards into their distinctive brands, which ultimately add to Taylor Farm's appeal and style. "Larger lots allow us to build spacious bungalows with three-car garages so with an area like Taylor Farm, there is more room to be creative," explains Frank Cotroneo of Artista Homes. "Since the lots here are also quite wide, we're able to design and build homes with features such as side-entry garages to create an L-shaped home. This kind of adaptation is something that often can't be done in other communities that we build in." The design for Taylor Farm also provides the opportunity to create homes with walkout lower levels that back onto wetlands, scenic trails and the Assiniboine River. The Lunin's striking new family home took inspiration from an original Artista plan, which was then customized with adjustments throughout. "We were able to nestle their home onto a huge pie-shaped lot in a cul- de-sac," says Cotroneo. "It turned out great." "Taylor Farm's show homes, located on Fetterly Way, are where people can draw inspiration and get an idea of what type of features they may want in their new build," explains Tara Reid of Qualico Communities. "As development expands, there will be more options available to choose from including prestigious river lots, some of which have recently become available." Living in Taylor Farm allows the Lunins to be a part of the Headingley community while having a strong connection to the outdoors and a spacious lot. "The extra room in our home allows our kids' grandmothers to stay overnight when they visit," says Lunin. "Although we're close to the city, we really use this as a bonding time for our family and as a sort of a retreat for our parents." However, it is the vision for the com- munity that ultimately made the Lunin family comfortable with their choice to build new in Taylor Farm. "We really enjoy living in Taylor Farm and although it isn't yet complete, we can see that it's going to become an extraordinary community as it matures," says Lunin.
