"I think it's a combination of lot prices and the impact fee," he says. "The amount of lot that you get for the price that you have to pay in the city, you can get a half-acre just outside of the city with fewer architectural guidelines and no impact fee." Headingley has become a prime destination, with new homes cropping up in Qualico Communities' Taylor Farm, as well as nearby Oak Bluff West and Schinkel Properties' Blumberg Trail. Typically, larger rural properties allow for expansive bungalows with decks and three-car garages. The Hearth show home on Fetterly Way in Taylor Farm adds some atypical elements with its modern take on a vintage theme — 1920s art deco. Swanky Jazz-Age themes and patterns are replicated in built-in details in the fireplace, dining and entertainment areas, along with striking light fixtures and spiffy colour schemes. "The drama of the house and the bold colour selections and all the art deco- inspired touches throughout are resonating very well with people," Milne says. Parkhill Homes has also kicked things up a notch with two current show homes, on Goodwin Cove in Blumberg Trail and on Prairie Grass Lane in Oak Bluff West. Both are roomy three-bedroom bungalows with luxe living spaces and plenty of well- organized storage in the kitchens, pantries and mudrooms. Parkhill is known for energy-efficient construction and its Oak Bluff West home is solar-ready, with pipe and flashing attached to the roof. "It's a simple little fix that makes solar panels very easily accessible. We put it in the mechanical room so down the road if you do turn to solar panels it's very easy to access," says sales manger Lori Thorsteinson.
