"The money saved on lots is being put into designing homes with greater curb appeal — different finishes and looks that are unique to both the customer and community. If they want a special kitchen or a home that has lots of storage, we have the latitude required to meet those needs," Snow says. "Wider lots also allow us to build spacious bungalows with features like triple garages. Having a little more latitude with designs gives us the ability to vary designs and better meet the needs of customers in terms of the style and function they want." Ventura Custom Homes general manager Glenda Sobey adds that the sheer amount of available land allows for a range of housing options, including well-appointed entry-level homes. "For example, we're selling 1,450-square-foot duplexes with a full-size garage for $303,900. They feature beautiful finishes, open floor plans, large windows and second- floor laundry rooms. They're built with young people in mind," she says. "Once they're ready, they can make a lateral move to a single-family home in the same area." Snow says another new community just north of Winnipeg city limits — Waterside Development Corp.'s The Trails of West St. Paul – is generating considerable buzz, as well. "There's lots of interest in the development," she says. "It's going to be a nice community to live in; people will have the best of both worlds — a beautiful home on a big lot, and a short, easy trip into the city and back home." Add it all up and it isn't hard to see why more people are looking north of the Perimeter. "It all comes down to value and lifestyle," Comack says. "When you can get more in a home for less, plus a commute that's more stress- free than going through the city, it's hard not to look at — and then choose — that option."
