With affordability and value in mind, more home buyers are shopping around in the Steinbach area — and in new developments nearby, like Niverville's The Highlands and Fifth Avenue Estates, and St. Adolphe's Tourond Creek. And they're liking what they see. "The percentage of people moving into Niverville and St. Adolphe has been at about three to four per cent per year over the past two years," says Byron Falk of G&E Homes. Marshall Douglas of Heritage Lane Builders — which builds homes primarily in Niverville, St. Adolphe, Ile des Chenes and St-Pierre- Jolys — says affordability is just one factor driving buyers to those communities. "They also care about quality," he says. "A home not only has to look good, but also offer a high level of function and well-spotted style. I think builders in communities outside the city are doing a great job of delivering well-rounded home designs." Those designs include a healthy dose of curb appeal — something that's often easier to achieve in developments with less restrictive architectural guidelines, such as Lombard North Group's Tourond Creek. "We really went to town on the exterior on our show home at 7 Falcon Cove," says G&E's Falk. "It features shakes, gables and a front porch with timber and cultured-stone accents. It has a beautiful lodge-like feel, much like you see in Banff." Interiors are designed with the same attention to detail, and with the bottom line in mind. "We can create beautiful spaces with a combination of base selections and modest upgrades," says Falk. "Products like laminate plank floors and thermofoil cabinets now allow us to create attractive spaces that don't break the bank."
