In the northeast, that���s the primary ingredient��� In Transcona���s Mission Gardens area, at the corner of Atwood Street and Pandora Avenue West, pavement just went in on 48 single-family lots that will eventually become Atwood Square. Mr. Vogan says market reception to the community has been strong so far. Lots are expected to be sold out by year���s end, and a town home project is slated for development soon after. In a corner of East St. Paul located just inside the north Perimeter, luxury subdivision Countryside Crossing sets 154 estate lots amid lush parks, pedestrian trails and creeks. The neighbourhood is a five-minute walk from a coffeehouse and riverside park, or a five-minute drive to the nearest grocery store and mall. It offers the services of four builders ��� Irwin Homes, Maric Homes, K. Streu Homes and Warkentin Homes ��� all of which are headed by longtime East St. Paul residents. Also in East St. Paul is luxury development Pritchard Farm Southlands Village, where you can build custom bare-land bungalows on a site under condominium declaration. Lots back onto either Southlands Lake or sculpted dry creek beds that serve as a stunning visual add-on, and all of the plans for the houses are reviewed pre-build to ensure each home has its own unique design. In Bridgewood Estates, just off Concordia Avenue East, you���ll find an idyllic neighbourhood that matches suburban comfort with quick access to commercial hubs and other parts of the city. ���You can be downtown in 15 minutes,��� Mr. Frederiksen says of Bridgewood���s prime location, 118 Parade of Homes Spring 2013 close to both Lagimodiere Boulevard and Chief Peguis Trail. The community provides property options at a wide range of price points and short-term plans call for a new five-acre park with swaths of unspoiled nature augmented by playgrounds and pathways leading to other neighbourhoods nearby. In West Transcona, lots sold quickly at intimate Kildonan Green on Plessis Road, a tight-knit community of about 400 single family homes, townhouses and duplexes, plus independent living spaces for seniors. With premium lots facing inward around a centrally located six-acre park, the project provided a rare opportunity to build a new home in an established neighbourhood. Mr. Vogan says the market in the northeast has been strong in recent years, and while neighbourhoods there do draw interest from well beyond their boundaries, they���re especially popular with current residents who want to find a new home without straying too far from their old one. ���The lines have definitely blurred on account of all the movement between North Kildonan, Transcona and East St. Paul,��� he says. ���There are a lot of good locations and people are looking for places to express themselves through the kind of house they buy.��� No matter the neighbourhood, home buyers are sure to place a premium on the very values that set the area apart. ���Here, it���s all about family,��� Mr. Frederiksen says. ���In the northeast, that���s the primary ingredient.���
