Now entering its second year of development, Bridgewood appears poised to pull off a similar success rate, drawing steady interest from first-time homeowners, parents looking for increased floor space, and extended families with multiple generations living under one roof. Ms. Thordarson says more than 200 lots are available. They run from 35 feet for those with back lane access which allows buyers to keep costs down by deferring work on their garages until later and between 40 and 50 feet for the standard and larger pie-shaped parcels. Realtor Jason Cianflones team has paired with A&S Homes, one of six builders picked for the project, along with Trikor Builders, Bentley Homes, Odyssey Homes, Ginos Homes and Ventura Custom Homes. The location is key, Mr. Cianflone says. Youre far enough away from Lagimodiere that you dont hear all the traffic, but youre close enough to it that you get all the benefits. Its close for people who work at Concordia Hospital and close to Kildonan Place and the hundreds of shops that are around there. In the summertime, to get out to the lake or to Gimli, its just a hop, skip and a jump, and even to get to downtown from there is about 12 minutes. As Ms. Thordarson notes, the area is rife with retail options, in particular nearby Regent Avenue, where you can shop at Costco and other big box stores, while the proximity to Chief Peguis Trail enables residents to easily traverse the city. Its a subdivision that has been designed to offer affordability A proposed new park, a large portion of which will be left in its natural state, will take up five acres directly off Concordia East. It will be complemented by junior and senior playgrounds and walkways connecting to other neighbourhoods in the area. Mr. Cianflone says A&S Homes houses in Bridgewood are priced from $300,000 to $700,000, with bungalows ranging from 1,250 to 1,500 square feet, and two-storeys from 1,600 to 2,000-plus.
