Buffalo Point a real 'hidden gem' SCENIC, SECLUDED AREA LETS YOU GET AWAY FROM IT ALL While those areas have a lot to offer, they all come with one drawback: they are already mostly developed. Granted, you're close to a host of amenities in pristine lake country, but you often must compete with scores of people for space on the beach, a prime fishing spot and tee times at the local golf course. That's not the case at Buffalo Point Resort, says Buffalo Bay Mar- ina manager Matt Thunder. "We're in a small community that's tucked away in a beauti- ful spot in the middle of nature next to Lake of the Woods," says Thunder, who was born and raised in the area, which is located just over two hours from Winnipeg down Highway 12 South. "You never have to deal with overwhelming numbers of people here. It's a nice quiet area that really allows you to get away from it all." Buffalo Point truly is one of the province's best kept secrets, says Brien Kulbaba, who oversees lot sales for Buffalo Point Realty. "The area is a hidden gem," he says. "It's a bit out of the way, and people like that. We have over 300 cottage owners, many of whom have been coming here for decades. They love the fact that every- thing is close by – beaches, fishing, the golf course, the marina, even restaurants. Yet, the atmosphere is quiet and laid back." "Back lots start at $23,644 and graduate up to $107,174 for lakefront lots. Back lots are about 100 feet by 150 feet, while lakefront lots are 126 feet by 164 feet." One of the advantages of purchas- ing a lot at Buffalo Point is that you're not left on your own immediately af- ter completing the transaction. "Clearing comes with the price of the lot, and a culvert can also be supplied and installed if it's required," notes Kulbaba, who's a year-round resident. "A 2,000-gallon sewage storage tank is also supplied, and we're always available to guide you through the leasing and building experience. You also have up to five years to build your cottage." He adds that all the lots – no matter whether you choose a back lot of lakefront lot – offer exceptional value and utility. "All the lots are generous in size, and most are treed with buffer zones both in front and behind. The views from the lakefront lots are particularly good," he adds. And no matter what type of lot you choose, everything is close by. "All amenities are within easy reach, from the golf course, to the marina, to the beaches, restaurants and more," Kulbaba says. "There are 300-plus slips at the marina, the fishing is awesome and the golf course is always in great shape." Thunder concurs, adding that much of Buffalo Point's allure lies in the fact that Buffalo Point First Nation – which owns and operates the area – has purposely preserved its natural feel. "A defining feature of Buffalo Point is that you feel at one with nature. I think that's because we haven't overdeveloped it," he says. "There's about seven miles of gorgeous white sand beaches, great fishing for pickerel, perch and northern pike on Lake of the Woods, the golf course is beautiful and challenging and there's just the right number of amenities." Add in an environment that's conducive to year-round outdoor activities, and you have an area that's perfect for a dream cottage. "It really is a wonderful spot," Kulbaba says. "If you're looking for a great area to build your dream cottage in, there aren't many better than Buffalo Point."
