R eg Black of Century 21 Sun Country Realty said the year started strong but fewer buyers were looking at cottages from mid-March until the end of May. "However, after being cooped up for a couple weeks, buyers are anxious to view properties so the market is on the upswing," he said. "In fact, sales in the first five months this year are up slightly from sales during the same time in 2019 in some areas." At the same time, Black said the listing inventory is down by about 30 per cent compared to last year. "This is likely a reflection of the COVID-19 situation in which some sellers are likely waiting till conditions stabilize before actively listing their property," he said. Although some new procedures are in place to ensure safety during the pandemic, the cottage real estate market is ready to accommodate both buyers and sellers. Online technology can allow for a sneak peek of properties in advance of physical viewings. Realtors adhere to COVID-19 protocols, which might include wearing protective gloves and masks, as well as using hand sanitizers or disinfecting wipes as required. Both buyers and sellers might be asked to sign a form with questions related to potential COVID-19 exposure. "Some municipal jurisdictions have asked non-residents to not travel to the areas if not necessary and, if they do, to bring the supplies required with them so as to not stop at local businesses, if possible," Black said. "Another consideration due to COVID-19 is that possession may or may not be delayed resulting from the closing of transactions not being completed in time if lawyers or Land Titles are unable to process." Due to the pandemic, the demand for rural or cottage properties might even be on the rise, he added. "People now realize they can work from home if needed or they may want to move to a less populated area," he said. "Those conversations are happening. So as the restrictions lift more, you will see more people exploring these options."
