Sage Creek resident Tom Anderson felt an affinity for the area from the first time he visited family members living there. "I know nothing about urban planning or property development, but I know what I like. Qualico has been in Winnipeg forever, and Sage Creek struck me right away as exactly what it is; the work of a developer with decades of experience," Anderson said. "It's so well planned and easy to navigate on foot, bicycle or by car. There are walking and cycling trails everywhere, complete with many plaques identifying points of interest relating to the area's prairie history." His favourite aspect of Sage Creek is its commercial area near Burning Glass Road and Sage Creek Boulevard. "It's populated by so many of those businesses needed for day- to-day life and it's growing almost monthly," he said. "But it's the look and feel of the commercial area that is best. Somehow Qualico managed to capture that prairie small town Main Street feel, coupled with a hint of that European town square idea." Anderson recently moved into an apartment in Latitude 49, a 398-unit multi-family complex located along Sage Creek Boulevard and Burning Glass Road. "I love my apartment. Modern building materials make it virtually soundproof. It has great appliances, including in-suite laundry, and the decor looks like the work of professional interior designers," he said. "The buildings have lots to offer with loads of common seating areas, two big gyms, a clubhouse, an outdoor pool with built-in barbecues nearby, as well as on-site building management." Denis Jones, president and CEO of Deveraux Group of Companies, said the pool and patio should be open for use in late spring or early summer of this year. "We have had a tremendous reception to the community," he said, "and our units are filling up faster than we expected." The final two buildings will open in 2021, and Jones also anticipates a coffee shop and other amenities to open in the development's retail portion this year. In addition, StreetSide Developments' new Flora Townhomes project is coming to market on back- to-back land parcels located in the northwest region of the community. This collection of modern two-storey, two- and three-bedroom condo townhomes features five different floor plans. "Flora's ideal location at the end of Burning Glass Road, Sage Creek's main strip, positions homeowners within walking distance to all the great amenities Sage Creek has to offer its residents," said sales and marketing manager Kelli Roach. StreetSide expects a spring sales release with first possessions in late 2021. "We anticipate to break ground in spring 2021 first on Grey Heron with our two-storey, three-bedroom townhomes with double-detached garages," she said. "This product is almost identical to our popular floor plans at our Couture West development in Ridgewood West. We will then work towards construction on our two-bedroom townhomes with exterior parking." Progress also continues in the south half of Phase 9A, positioned south of Warde Avenue and east of the hydro corridor, which was serviced and registered in 2020. "This portion of the phase is predominantly custom lots, including park walkout lots and 46- to 50-foot interior lots. Also included in this area are two blocks of our specialty laned product, the first of which is already being built on by Broadview, Kensington and Randall," said Tara Reid of Qualico Communities. "The 32-foot and 34-foot lots already under construction on Robert Bockstael Drive will offer stunning views of the wetlands across the street from their front porches or second- storey balconies." The rest of Phase 9A is expected to be serviced in 2021 and will include the first duplex lots in Sage Creek, in addition to a variety of premium and custom lots.
