By Pat St. Germain Ladco Company's newest master- planned community is making a grand entrance in North Winnipeg this fall. Located off McPhillips Street south of the Perimeter, Highland Pointe is show- home central during the Parade of Homes, with a dozen entries from nine of Winnipeg's top-tier builders. "We're bringing our best team to northwest Winnipeg. We're excited to be back in the north side of the city," says Mike Carruthers, Ladco's manager of land development. The company's last foray into northwest Winnipeg was with Garden Grove in the 1980s. Founded in 1919, Ladco has had a significant impact on Winnipeg's landscape from its first master-planned community, Windsor Park, in the 1950s, to its most recent community in south Winnipeg, Prairie Pointe. Along the way, the company has embraced eco- and people- friendly practices, fostering diverse communities with a mix of housing options, greenspaces, parks and commercial development. 249 residential lots in Highland Pointe's first phase of development are progressing, along with the community's first park and playground, including a covered lookout structure. Eventually, the 400-acre development will have a network of walking trails and some 55 acres of parks, naturalized retention ponds and other greenspace. The first show homes, all on Goodman Drive between Ferrier Street and Fernbank Avenue, run the gamut from a charming two- storey model with a front balcony to large two-storeys with front-facing garages and the neighbourhood's first duplexes. Work is underway to service 300 lots in Phase II, and future stages will include walkout lots. "It's a great mix of affordability," says Carruthers. "We always say we build inclusive neighbourhoods. We're trying to provide a variety in terms of homes — a more modern, contemporary feel." Now well-established in south Winnipeg, the 640-acre Prairie Pointe development has 60 acres committed to greenspace, with commercial property along Kenaston Boulevard. Lots are available now for the fifth stage of development, and current show- home entries on Ken Oblik Drive and Ken Wong Bay include duplexes and a few large two-storey homes whose mirror images can be found in Highland Pointe. South Winnipeg has seen a boom in residential and commercial development in recent years, and there's room for similar growth in the city's northwest. The area is already home to several big-box stores and a plethora of popular restaurants and food markets. Fitness buffs will appreciate the massive indoor soccer complex and arena on Leila Avenue, along with the Wellness Institute at Seven Oaks General Hospital. If you enjoy spending time at Lake Winnipeg, it's a short drive to the north Perimeter, and typically under an hour to Gimli. Kildonan Park and shops on Main Street are about 10 minutes away, and the future Chief Peguis Trail extension is directly south of Highland Pointe.
