With plans for naturalized wetlands, green spaces, limestone trails and active transportation paths — not to mention two new schools and a recreation campus — it's no surprise Bison Run is one of south Winnipeg's most anticipated new neighbourhoods. This exciting new development in Waverley West is now selling in Phase 1, and is nearly ready to welcome its first residents this summer, says Tara Reid, sales and development manager for Qualico Communities. "We now have several different product types under construction from our premium and custom builder groups," Reid says. "Bison Run will have a variety of single-family and multi-family homes which will appeal to all kinds of buyers, whether they're first-time homeowners, families needing more space or perhaps buyers looking to downsize." Bordered by Bridgwater Forest, Bridgwater Centre and South Pointe, Bison Run is close to the University of Manitoba, with easy access to Kenaston Boulevard, Waverley Street and Bishop Grandin Boulevard. Plans for Phase 2 — with front- drive lots in a range of widths, laned lots, park and lake walkout lots, duplex lots and multi-family blocks — are now underway. "A mix of housing types and architectural styles ensures an interesting streetscape and adds character to the overall community and neighbourhood vision," Reid says. "With many housing styles to choose from and a variety of amenities close at hand, Bison Run is becoming a desirable neighbourhood for many buyers." Premium show homes are available to tour on Inez Crossing, with show homes from the custom builders on Karschuk Bay. Randall Homes' two-storey show home at 2 Inez Crossing has curb appeal to spare, along with 1,940 square feet of highly functional living space, says Dave Mick, Randall Homes sales consultant. "Everyone who sees it is impressed not only by the craftsmanship and quality of the work, but also by the meticulous use of space throughout. The oversized great-room window and large sliding door in the dining area ensure the main floor is flooded with natural light, which so many people comment on and appreciate." Its open main floor is perfect for entertaining or quiet family evenings, and a lifestyle room opposite the spacious foyer can serve as an additional bedroom or home office. Upstairs, three bedrooms — including a gorgeous owner's suite — plus a flexible loft space make this home appealing to families both large and small, Mick says. Families will have a lot to love in Bison Run. Construction on the City of Winnipeg's multi-use, multi-generational South Winnipeg Recreation Campus is expected in 2024-2025. Plans include gymnasiums, indoor walking track and fitness area, a day-care centre and outdoor spray pad. A 21-acre school campus is right next door. The state-of-the-art Bison Run School for Kindergarten-Grade 8 welcomed its first students in January, and the new Pembina Trails Collegiate is being built for 1,000 Grade 9-12 students come September. "We encourage potential buyers to visit the show homes and then start discussions with the builder of their choice," says Reid. "Because of the popularity of this area, there may be a waitlist. Anyone looking to build a new home in this amazing community should contact a builder today." Visit bisonrun.com for more information.
