If you're looking to build a new home in Charleswood, now is the time to move into this scenic community. RidgeWood West is in its final phase of development with one of the last lot releases available. Tucked into the southwestern edge of the city, RidgeWood West combines all the advantages of an established neighbourhood with the features of a new community, including extensive walking trails that wind through wooded paths and along naturalized prairie wetlands. This last development phase offers a variety of housing types, including two styles that are new to the community. Phase 3 introduces 16 front drive single-garage lots ranging from 28' to 32' wide on Zimmerman Drive. These lots are mixed in among the typical double-car garage lots, all with south rear yard exposure. Also along Zimmerman Drive are 12 freehold duplex units that will each have its own front drive single-car garage. In addition, Randall Homes is constructing a 22-unit condo project in RidgeWood West. The first piece consists of 10 two-storey townhome units along Couture Crescent, each with its own detached garage. "The second half of the project includes 12 condominium duplex homes," says Jason Jaquet, vice- president of Randall Homes. "There will be six units on Dedrick Bay and six along Kestrel Way. Each home will have its own unique style to create variety between units, as well as an open green space." StreetSide Developments' first townhome community, Couture West, is expanding with the addition of Couture South. This project broke ground late last year and offers the same great layout as Couture West, with three bedrooms and 2.5 baths on two-storeys of living space. Owners can expect designer finishes, a detached double-garage and the option to finish the basement. "The single-garage homes, duplexes and townhomes will appeal to first-time home buyers or those looking to downsize," says Tara Reid, sales and development manager at Qualico Communities. "There is still a selection of 36' to 40' wide lots for double-garage homes that buyers are used to seeing in previous phases, but the mix of lot sizes and product types offers diversity and creates a really interesting streetscape." Sparrowhawk Place will provide RidgeWood West's last bay of custom lots. They are predominantly 40' wide, which is narrower than the typical custom builder lot, but will offer an affordable option that backs onto the new public reserve and trail system. RidgeWood West has architectural guidelines to set standards for colour palettes, design elements and styles, in part to ensure that neighbouring homes don't look too similar. Randall Homes' show home at 338 Zimmerman Drive applied these guidelines to its exterior by using acrylic stucco, cultured stone and an enhanced siding in monument oak that is 100% recycled PVC and LEED compliant with a UV protection coating. These materials, paired with warm natural colours, allow this home to fit nicely into the overall beauty of the community. "We took full advantage of the lot location by ensuring that the large main-floor office has a view of the wetland across the street through big bright windows," says Cheryl Thurston, licensed realtor for Randall Homes. "The lot itself has some additional frontage space, so we added a workshop to the garage for more useable space." When moving to RidgeWood West, many people are looking for a scenic and friendly neighbourhood that has easy access to schools, shopping, dining, transit and all other conveniences. "RidgeWood West checks all those boxes," says Thurston. "Buyers are also attracted to the variety of housing options, the serene wetlands and the beautifully treed Harte Trail, which residents can walk, jog, cycle, or even cross-country ski all the way to Assiniboine Forest, Assiniboine Park and FortWhyte.
