There are many home styles to choose from in Oak Bluff West, but residents of this popular and growing community all have at least one thing in common — expansive lots with plenty of room for both a dream home and a large outdoor space. The Qualico Communities development is located just outside Winnipeg's southwest Perimeter, in Oak Bluff. It offers the quiet, charming feel of a small town just minutes from the city and all its conveniences — but with lower property taxes. The balance of Phase 5 will be serviced later this year, with 52 lots ranging from 66 to 80 feet wide, providing the builders and their clients with more variety in lot types and sizes," Reid says. Spacious lots allow for large bungalows with exterior designs that create curb appeal. Architectural guidelines for Oak Bluff West ensure a well-designed streetscape by requiring varying home styles and unique touches. Warkentin Custom Homes' show home at 9 Stone Hearth Lane is a great example. The 1,803-square- foot bungalow's contrasting exterior colours and finishes include acrylic stucco, steel siding, cultured stone and decorative trim around the windows. "Oak Bluff West's guidelines ensure the homes are all finished with high-quality materials that are complementary," says Warkentin's Melanie Snow. "The houses on the street are cohesive looking — which not only looks good, but also increases the value and desirability of a neighbourhood. Custom designs and architecture are encouraged, without repetition of the same home plan." The show home's interior features an expansive foyer, tall ceilings, spacious mudroom with built-in storage and main-level laundry room, along with a large open living space and beautiful kitchen with all the bells and whistles. Its primary bedroom has a private space on the opposite side of the house from two secondary bedrooms. Kids can easily walk to Oak Bluff Community School, using the local trails, and there are plenty of after- school activities. "Families love the option to have a pool or a skating rink in their backyard, with lots of space for their kids and pets to play," Snow says. "And they love that their kids can comfortably and safely ride their bikes in the area or play a game of pick-up hockey on the quiet street."
