110 PARADE of HOMES SPRING 2024 Neighbourhood Profile LADCO o matter your age or stage of life, there's something for everybody in Ladco commu- nities located in both the north and south corners of the city. The privately owned company's latest developments are well underway at Highland Pointe in the north part of Winnipeg and Prairie Pointe in the south. Located in Waverley West, Prairie Pointe is a 640-acre mixed-use community that will eventually feature more than 3,000 residential lots. The sought-after setting has been bustling with activity since it launched in 2015. "We've finished servicing Stage 7 and our builders are now selling in there," says Michael Carruthers, Ladco's manager of land development. "We aim to offer a mixture of housing, so we have single-family lots backing onto parks and lakes that are geared for higher-end amenity homes. At the same time, we have standard single-family front drives. We're also including town- homes, duplexes and smaller single- family lots." The development features ample amenities, such as the five-acre Eaglewood Park, which has a playground, picnic shelter and open field. Active transportation connections create easy access throughout Prairie Pointe as well as to Kenaston Boulevard and surrounding neighbourhoods. A new six-acre park at the corner of Waverley Street and Firestone Drive is in the works for 2024. In total, Prairie Pointe will eventually feature more than 55 acres of parks and green space, as well as about 30 acres of zoned commercial land. With a focus on the environment, this nature-inspired community includes native prairie plants in its parks and lakes. In addition, the land drainage system is inspired by prairie wetlands, making it environmentally sensitive and naturally appealing. Looking ahead, Ladco is working on a new residential stage at the south- west corner of Kenaston Boulevard and Waverley Street featuring duplexes and multi-family sites. This development is ideally suited to every demographic with price points that are competitive with the rest of the city. Similarly, Highland Pointe is shaping up in northwest Winnipeg with a range of housing options available. Construction began at Highland Pointe in 2021 offering a mix of single-family, duplex and multi- family options, as well as commer- cial opportunities and park space. Located one kilometre south of the North Perimeter Highway, east of McPhillips Street, Highland Pointe is conveniently close to the Seven Oaks Hospital, the Wellness Institute, an indoor soccer complex on Leila Avenue, Kildonan Park and Kildonan Park Golf Course, as well as a number of shopping malls. "We've just serviced the first part of Phase 3, which will bring another 356 lots to market. There will be a variety of single-family sizes, duplexes and townhomes here as well," Carruthers says. "Phase 2 included 317 single-family, duplex and townhome lots. Our builders are actively marketing and building there right now." Adding to the excitement, construc- tion will soon be underway for a new four-acre park on Fernbank Avenue behind Thrush Street and Nuthatch Bay where the existing show homes are located.
