One of the key benefits to buying a MHBA member new built home is that you can choose exactly what you want. Your home... Your way. your home... your way www.homebuilders.mb.ca 28 PARADE of HOMES SPRING 2024 SHOW & TELL Step into the home's foyer and you immediately see how dynamic its floor plan is. In this instance, the show home was set up with a flex room at the front of the home that's neatly sepa- rated from the foyer by a wall with a stylish inset metal privacy screen. And while a powder room and gorgeous mudroom with locker area and transom window were placed in an exceptionally accessible wing across from the flex space, that doesn't mean the area has to be configured that way. "This is where the home's flexible modular floor plan comes into play," Klavins notes. "The flex space could be a bedroom, dining room or sitting room, while the mudroom could be a bedroom. The pantry could be split in half to accommodate a walk-in closet for the bedroom. It's up to the family as to how they want the area config- ured to best meet their needs." The front of the home transitions smoothly into the home's main living area, which is naturally bright, spacious and beautifully finished. Huge windows behind both the dining area and great room allow loads of natural light to flow inside, while a user-friendly layout ensures that flow from the kitchen through to the dining room and great room is effortless. Meanwhile, the finishes utilized throughout the main living area — charcoal grey and white cabi- nets, matte grey quartz countertops, a grey tile backsplash, champagne bronze fixtures and charcoal grey/blue walls — create an ambience that's modern yet warm and welcoming. A space cleverly carved in behind the kitchen adds an extra dash of utility to the kitchen, Klavins says. "There's a spice kitchen with a range, microwave, storage and a sink that adds an extra dimension of function that families really appreciate. It's like a butler's pantry but kicked up a notch."
