Affordable, well-proportioned lots are also driving the pedes- trian-friendly area's popularity. "As lot prices go, they're still quite reasonable here, which nev- er hurts. Not only that, but even though the lots aren't huge, it feels like there's more space between homes. When you com- bine features such as recessed garages and deeper driveways, you feel like things are spread out, and there's a bit more room to move." Hearth Homes sales manager Liam Milne says the Qualico Community is developing just as planned. "I think things are starting to motor along because everything Qualico envisioned is coming together," he says. "There's al- most everything that you need here already, and people have taken notice of that. There's a good cross section of lots to choose from, and people like that, too. It's actually been hard to keep walkout lots in stock, which is a great problem to have." An excellent inventory of reasonably priced lots is just part of the reason for Sage Creek's increasing popularity, Milne says. "There's a great mix of homes, and I think that's because a high percentage of the homes in the community have been cus- tomized. The result is you don't get a cookie-cutter feel. Each home is unique, and at the same time, none of the homes are 'out there' to throw the balance off," he says. "I think you have to give credit to the developers for that — they found a good middle ground between architectural guidelines that are too lax and too strict." That's been the case with Sage Creek for the past six years. While other developing neighbourhoods have been grab- bing the lion's share of headlines, this southeast enclave has been quietly growing into one Winnipeg's most well- rounded communities.
