>> When it comes time to build the custom home you've always wanted, find- ing the right community and lot is one of the first steps. The west side of Win- nipeg is booming with growth and activity, which continues just beyond the Perimeter to Taylor Farm, the latest development from Qualico Communities. Located in the RM of Headingley along the banks of the Assiniboine River, Taylor Farm is ideal for families looking to create balance – country sized lots and easy access to the city's amenities. "THE COmmUnITY IS COmInG AT An InTErESTInG POInT In TImE BECAUSE mAnY PEOPlE ArE lOOkInG FOr SOmETHInG jUST OUTSIDE THE CITY, BUT STIll WAnT TO BE PArT OF A CArEFUllY DEvElOPED AnD WEll-rOUnDED COmmUnITY," SAYS jASOn ArlT OF ArlT HOmES. "They still want to live in a well thought out, clean and planned community, but with a bit more room than they would get with city living." Taylor Farm is conveniently located within reach of Headingley's shops, restau- rants, community centres and rinks. For active families looking to spend more time outdoors, there are plenty of snowmobile trails and recreation such as the Breezy Bend Country Club, Adrenaline Adventures and the John Blumberg Golf Course and Softball Complex. Arlt also finds that Taylor Farm's proximity to Winnipeg's amenities is an attrac- tion for buyers. "It's just a few minutes off Portage Avenue or Roblin Boulevard, and our buyers love the fact that they can still live in the country, but can get to work with a short commute," he says. Another enticing feature of the community is the carefully integrated and sur- rounding natural landscape. "The neighbourhood has a great deal of organic features like the basswood for- est, the native grasses and it's also just hugging along the north bank of the Assiniboine River," says Philip Musick from Sterling Homes. "We know that this unique landscape is going to influence the differ- ent materials we use on and in the homes to help create an overall cohesive look," says Musick. Community developers and landscape architects have worked closely together to enhance the original landscape with areas of varied elevation. While naturalized wetlands and trails have become signature elements in many of Qualico Communities, Taylor Farm is different as the water will actually flow alongside winding trails through the community and end at the banks of the Assiniboine River. Frank Cotroneo believes that the Artista Homes in Taylor Farm will have a distinctive look. "Our design team is focused on bringing in more sprawling type bungalows with lots of stone, character and wood accents. We really want to build homes that are going to bring out the raw beauty of the area," says Cotroneo. With six custom home builders, Taylor Farm provides an opportunity to design expansive custom homes, starting at a minimum of 1,500 square feet. "Building a custom home in Taylor Farm is going to give you and us builders the chance to be a little more creative because we physi- cally have more room to work with," says Cotroneo. "We don't have to be restrictive in our designs and that's something both builders and home buyers can appreciate." With phase one for sale, streets are paved and show homes are well into construction for the Fall Parade of Homes; Taylor Farm is sure to become one of the most desired areas to live in. Eric Vogan of Qualico Communities believes that Taylor Farm has the opportunity to be a point of attraction for those who wish to build a custom home outside of Winnipeg. "Taylor Farm has the chance to become a centre of activity and one of the fastest growing communities in the Headingley area."
