Parade of Homes Spring 2017 35 80 Celebrating years! manitoba homes are a good investment Each year MHBA member built homes have increased in value guaranteeing a healthy return on your investment. Now is a great time to build! While the projects share some common elements, each offers some distinct differences. the Metro features apartmentstyle condos starting at $180,000, with 43 units expected to be ready for occupancy in the fourstorey, lshaped building by August as part of the first phase of development. An additional 80 units will be completed once the first phase is fully occupied. Buyers will be able to choose from four different floor plans, ranging from a 593squarefoot onebedroom unit up to a twobedroom 1,105squarefoot plan. goodwin says part of what makes the Metro units unique is that every square foot of space serves a pur pose, and buyers get plenty of bang for their buck. "they're very functional and have a really smart lay out," she explains. "they all look much larger than the stated square footage. there's not a lot of wasted space in there. it's not a bunch of choppy rooms." the second phase of development will feature what goodwin refers to as two "cool" units – live/work spac es that will be ideal for anyone operating a lowtraffic business. the Metro will also offer several shared facilities, in cluding a games room with a pool table, a gym and underground parking. Across the street, the Parkline will feature five town housestyle buildings with 10 multilevel units each. units will be available in three different floor plans that range in size from 979 to 1,528 square feet. some owners began moving in last october and construction is expected to wrap up by the end of this year. goodwin says each unit has a yard that can be fenced in and there's also space for a goodsized deck. "you have a company that is going to take care of your snow removal and your yard, but you still do get a yard. you don't have to worry about the main tenance, but you have a lot more freedom than you would in an apartmentstyle condo," she says. What really sets the Parkline apart, though, is the option to have an income suite with a separate en trance, living area, bathroom, kitchen and heating controls. it's the first time the income suite concept has been tried here in Winnipeg, according to goodwin. she says they are ideal for people looking to reduce the cost of home ownership and for students looking for an affordable place to live that offers some privacy. to date, about 50% of buyers have indicated they will rent out the suite, while the other owners plan to use it for storage or a rec room.
