RIDGEWOOD WEST Builds On Charleswood's Charm RidgeWood West celebrated its opening last fall, yet its popularity keeps growing. This special Qualico Communities neighbourhood fea- tures a backdrop of calming wet- lands, swaying native grasses, a connection to the Harte Trail, and a network of new paths on the south- west edge of much-loved Charles- wood. Homeowners here can expe- rience the beauty of nature, while enjoying the many conveniences of living in an established community. For many, this is also a chance to re- turn home to their favourite neigh- bourhood. "RidgeWood West is appealing to home buyers who either grew up in Charleswood or who have lived there for years and want to take advantage of building in an exciting new development," says Courtney Sims of Sterling and Broadview Homes. "This might be younger couples looking for a place to locate their first home, or a family upgrading and looking to make it their long-time home." Sims points out that being located within Charleswood means that not everything around your new home will be under construction. "This" she says, "helps make a new community feel like home much more quickly." Sims also attributes its homey qual- ity to the fact that much of the com- munity's landscaping — including wetlands, naturalized plantings and most of the trails — were put into place before building began. "Qualico has a reputation for provid- ing well-rounded, quality communi- ties with their architectural guidelines, landscaping and overall design." Tara Reid of Qualico Communities believes that the smaller scale, abun- dance of natural features, and inti- macy of the neighbourhood give it a unique charm. This no doubt has con- tributed to the fact that RidgeWood West showed impressive growth in its first year and is continuing to be a desirable and attractive choice for home buyers. There will be nearly 150 homes occupied in RidgeWood West by the end of 2017. "Phase 1A is almost sold out, and more of Phase 1B has just been re- leased," said Reid. There are addi- tional phases planned, for those in- terested in future development. Sims says that despite the early de- mand, there are some very desirable locations available in RidgeWood West — including pie-shaped lots and lots backing onto the water — so buyers who have long held the dream of being able to build a new home in the heart of Charleswood have an incredible opportunity. The option of premium and custom homes means that potential resi- dents have an incredible range of new home designs and price points. "There are many different styles available," said Reid, citing courtyard homes that include a rear detached garage and smaller yard as one of these unique and affordable options. According to Reid, a goal for Ridge- Wood West was to provide options for a variety of buyers at different ages and stages of life. "That might mean a 1,300-square- foot bungalow or, for a larger family, a 2,000-square-foot two- storey home," she said. One example of this was Broadview's two-storey premium show home on Kelly Place from last season, which is more than 2,200 square feet and has some very modern features, includ- ing unique trim accents. "People walk in and absolutely fall in love with the plan and finishes," Sims said. "We wanted something that stood out and this is a very popular home plan with outstanding sight lines." For the 2017 Parade of Homes, Sterling Homes has unveiled a 2,500-square-foot two-storey custom show home on Chaikoski Court. It's a modern design that highlights more of the high-end features available to- day. "This is one of our biggest and most grand plans," Sims says. "If you want to see what Sterling can do, then you'll want to see this home!" Like other builders in RidgeWood West, Sims is really excited to be a part of this standout Qualico com- munity.
