In addition, it includes a lifestyles room that can be used for a

home office. “After the pandemic, we learned that people spend a lot more time in their homes,” Jaquet says. “So Avanti looked at that and we decided that we needed a main-floor office in the homes that we’re designing because it’s very functional for our families. A lot of people will work from home or use it as a study area. It’s a lifestyle room.” The second storey will feature three bedrooms with a loft, a bathroom and upstairs laundry. “The rooms are all a good size,” Jaquet says. “It’s got a lot of functionality and space.” The future lower level includes a rec room, two more bedrooms and a bathroom.

West will be a prime example. “When you’re driving up to it, you’re the king of the castle,” says Jason Jaquet, vice-presi- dent of Avanti Custom Homes. “When people have their homes, it bears a statement, so this home will do that for them.” The 2,463-square-foot custom two-storey is the first of its kind. “We came up with a brand new custom design again for Avanti. We looked at the lot and the sight-lines that we had and we designed a house to fit on the lot because that’s what a custom builder does,” Jaquet says. “We’re building a very modern- looking front with modern

“We put all of our foundation walls nine feet in height, so they’re not typical low ceilings in a basement,” Jaquet explains. “When you do finish off the lower level, it’s usable space.” Adding to the ambiance, Avanti also puts bigger windows on the lower levels. Other appealing features include an oversized garage with a workshop and a back deck. And since it’s custom designed, there will be no other home like it. “When we design new show homes for Avanti, they are one-off houses,” Jaquet says. “We want to come up with new product, not what we built last year or the year before. We want a product line that you

can’t buy anywhere else. It’s brand new.” Oak Bluff West is a great loca- tion, Jaquet adds. It’s not far from city amenities, yet it has a country feel with more neigh- bours often out on the streets. Like most small communities outside of Winnipeg, property taxes are lower, so people can also get more bang for their homebuying buck. “In the City of Winnipeg, you’re not going to be getting a 70-foot-plus wide lot anymore at these price points,” Jaquet says. “Oak Bluff West is a very affordable community and you get a bigger lot, which is always nice to have. Larger lots give you more advantages to do things with your home, as compared to some of the city lots.” 

nvesting in a new home involves many decisions, from big-picture structure

five-year warranty. “A home is one of the greatest investments a homeowner will make in their lifetime. Having a warranty in place provides peace of mind that critical defects will be remedied without added cost to the homeowner,” explains Lori Crandell, CEO of the New Home Warranty Program of Manitoba. “While plan reviews and inspection processes are applied to the construction of a home by the applicable authority having jurisdiction, the warranty is a second layer of protection in case something is overlooked or perhaps not within inspection purview. It also adds value to the home, as the warranty is fully transferable to any

subsequent owner.” The New Home Warranty Program of Manitoba is an independent not-for-profit warranty provider for new homes constructed in Manitoba since 1975. There are approximately 150 builder members under the program who must register all homes built for sale, including single-family dwellings, duplexes, row housing and condominiums in buildings up to three storeys. To obtain a warranty on a home, a homeowner needs to engage the services of one of the builder members, and the builder must apply to register the home. The homeowner pays no fees to the program for the dwelling to be covered.

The New Home Warranty Program of Manitoba provides deposit protection and guards against defects in workmanship and materials, where the builder agrees to fix any defects under the terms of the warranty within the applicable coverage period. Coverage periods vary depending on the type of warranty on the home, but the most common is a

The program is a valuable resource for both the homeowner and the builder. It protects the consumer while providing an excellent selling feature for the builder. Both benefit from a fair and equitable agreement on the identification of defects along with the expert services of a third party who can assist in resolving disputed matters when communication becomes fragmented — a great relief from the potential costs of litigation. The warranty is set out in a document called the Certificate of Possession and New Home Warranty, also known as the possession certificate. This document outlines the terms and conditions of the warranty, along with any rights, requirements and obligations of both the purchaser and the builder. Upon the completion of a home, both parties execute the possession certificate, usually during a walkthrough before the homeowner moves in. The warranty defines defects, any exclusions and limitations, the process for submitting a warranty claim and the steps required to resolve disputes. The warranty is limited to defects such as building code violations or other defective workmanship and materials not in compliance with the program’s construction performance standards. The warranty does not cover exterior items such as driveways, walkways, landscaping, detached garages and sheds, site grading, septic fields and tanks or pools. It also does not cover contractual matters nor any defects in labour or materials supplied by the homeowner.

All homes registered with us protect the purchaser’s construction deposit up to a value of $25,000. So, if the builder sours the construction contract and is legally obligated to refund the deposit but fails to do so, we will honour this.” What sets the New Home Warranty Program of Manitoba apart from other warranty providers is that they are local. The office and staff are all in Winnipeg. Crandell shares that builders and homeowners appreciate connecting directly with staff or having an in-person meeting. The person a homeowner makes a warranty claim with will be the same person who may visit the home for an evaluation. Crandell

also makes the distinction that they are not an insurance company. As a not-for-profit, they have a clear mission and vision regarding consumer protection and industry betterment. “There are no shareholders or owners, just staff and a volunteer board of directors. Unlike some insurance companies, we have no additional products or services. Our specific focus means undivided attention on the purchaser’s critical investment — their home,” Crandell says. “We have 48 years of experience. maintaining a pleasing overall look to the building. “At Randall Homes, we do put a lot of emphasis on the exterior of our homes because we want you to feel proud of your unique home,” he says. “We don’t want to build homes that look exactly the same so that the only way you know your house is by the number.” Homebuyers have a choice between three floor plans. All the units, which face Couture Crescent, are two storeys with three bedrooms and 2 1/2 baths. Square footage ranges from 1,350 to 1,536. They come with laminate flooring and quartz countertops in the kitchen. Air conditioner and appliances are included. Each one has a double detached garage. Jaquet says interior colours have been pre-approved to offer options for a colour theme for the inside of each home to meet the tastes of buyers. And pre-approval allows the project to move forward efficiently.

The one mistake you don’t want to make is setting up bright lights everywhere and drowning your property with floodlights. “Shrubs, trees, garden, even the crowns of trees, all those things create visual interest in your yard. They will create areas of light and some areas of dark — you actually need the dark to define the light and create contrast, otherwise every- thing goes flat,” says Simon Simkin, president of Super-Lite, a company

You can do a smart switch with an app, but using a programmable timer means not having to pull out your phone. Some can be programmed for up to 49 “events” and manufacturers provide phone-in technical support. “It’s going to turn on at the light level I set,” he says, “and if I need more light, I can always turn the dimmer up and down.” Positioning lights defines spaces, highlights features and provides illumination for walkways and security. Simkin says that walkway lighting, which runs along the sidewalks, is generally attached to your landscaping and can include stair and deck lights. Rather than

using a focused light, “wall wash” lights throw a more diffused light pattern up onto a wall or fence. “Lighting can be custom-tuned to the layout of the yard as well as the deck,” he says. “A lot of people like stair lighting built into the risers of the steps to create interest and areas of contrast on the deck.” It’s a rule of thumb to match frosted bulbs with frosted glass and clear bulbs with clear glass. A mismatch will look odd.

As for lighting the backyard for the kids or for activities like a winter firepit, he says motion detectors can be set for longer stretches of time and any movement in the yard will keep triggering them. Simkin says there is a plan for every property. “Different effects create different atmospheres.” Your fixtures and the colours you choose can also make a statement, especially at your front door. “You can get outdoor chande- liers that look pretty spectacular and people are putting them at the front door to create a grand entrance, something we’re seeing more of in the last five years,” says Brett Robinson, president at Robinson Lighting. “People that have a pergola and an outdoor dining table out back might put an outdoor chandelier there as well. The style of lights is going to depend on the house and the taste of the homeowner.” Recessed lighting in the porch ceiling or sconces on either side of the door are welcoming. Coach lights are also a nice option. Then choose between frosted and clear lighting. “A clear bulb will give you a much more crisp light, but it can also create a little more glare,” Robinson says. “The frosted bulb helps diffuse the light.” Either choice is good, but it’s a rule of thumb to match frosted bulbs with frosted glass and clear bulbs with clear glass. A mismatch will look odd. Coloured lighting is a popular trend, letting you change the mood. These LEDs use RGBW tech- nology with red, green, blue and white LED chips, and strong Wi-Fi is

key for their apps to function. They save you the trouble of stringing out holiday lighting, but Robinson suggests sticking with white lights against greenery (colours don’t show up well). Use colours on walk- ways and the entryway. Robinson says when planning your new home, think ahead. “It’s a good idea to sit down with the designer and have that planned out before the build starts.” 

SIDING ADDS TO CURB APPEAL

What is the thing that grabs you when you pull up in front of a house? A realtor would call it “curb appeal,” the overall attractiveness of a home.

B ut “overall” implies that the appeal is made up of components, and one of the most important components is the cladding or siding — not just for its look but for its function.

“Siding is there to protect you from anything that Mother Nature can throw at your home,” says Errol Blatz, general manager at Timberstone, Winnipeg (timber- stonedistribution.com).

“The functionality of siding is protection from the elements — and then obviously the esthetics come into play, perhaps to give you something unique within the neighbourhood.”

When a new homebuyer is choosing siding, Blatz says there are often architectural guidelines that need to be considered. “Builders will know the guide- lines that state there has to be a certain percentage of stucco, siding and stone on the façade,” he says, “but if buyers are working with a builder, it’s generally addressed at the design stage.” Colours are always changing to meet new trends, he adds. “They’re always bringing out new colours — anything from deep blacks to bright white to all the wood grains in between. The whole spectrum is always kind of evolving,” he says. As for what’s trending now, he says people are liking the natural wood look. “We do have a couple of colours that are new and becoming more popular, one in particular called Fawn, which gives you a

very wide range of varying grain colour within the product,” he says. “It’s not just monochro- matic; it gives you that appear- ance of natural wood.” Longevity matters, too. “Most products nowadays come with a fairly decent stan- dard warranty around 25 to 30 years. But you can get into more upgraded siding, such as Lux, a Galvalume product, which is the favourite one of ours to sell — it’s got a 50-year warranty on it,” he says. Galvalume coating is an alumi- num-zinc alloy that is highly resistant to corrosion with good heat reflectivity, which coats the metal siding. In addition to the Fawn colour, the West Coast Natural Series (the newest line found at Lux Architectural Products at luxarpro.com) features colours “inspired by the lush and varied landscapes of the West Coast.” The cladding gives the look of natural wood

with colours like Heartwood, Mahogany, Hemlock, Charwood and Ironwood. “If you are looking for a unique pop on your house, there are some really cool colours that are available in this material,” Blatz says. Appearance isn’t the only trend. Durability and zero maintenance are big factors. “Eliminating maintenance is a main concern we get from a lot of customers,” says Scott Sellors, owner at Red River Siding & Eavestroughs Ltd. (redriversiding.ca). “The sky’s the limit on what you could put on, but some people like it zero maintenance whatso- ever and a good warranty, espe- cially if you’re going to be there long term. Some people will put a little bit extra into it because they know that the resale value will reflect it.”

But durability still has to look good, and being on trend helps it to look fresh. “The main thing you have to consider is the overall look of a home: Is it modern? Traditional? Contemporary? Do you want a dark colour? Light colour? Horizontal siding or vertical siding?” he asks. “More homeowners are opting for a lot of flat panel design because the house has a somewhat more commercial look. It’s just a real modern look.” Sellors says a lot of the panels they are installing is Hardie Board (jameshardie.ca). The cementitious siding (cellulose fibres, cement and sand) Hardie Board that Sellors mentions is non-combustible, resistant to moisture damage and does not attract insects like termites or woodpeckers (which can damage wood siding). Its makeup ensures that it is long-lasting and durable and can last up to 50 years.

The line features colour options such as Arctic White, Cobblestone, Navajo Beige, Monterey Taupe, Khaki Brown, Timber Bark, Pearl Gray, Light Mist, Gray Slate, Night Gray, Boothbay Blue, Evening Blue, Aged Pewter, Iron Gray, Deep Ocean, Country Lane Red, Mountain Sage, Rich Espresso and Midnight Black. “I’ve seen lots of dark colours — lots. We’re talking dark greys and blacks. I would say that over 70 per cent of the soffit and fascia on the houses in the last three years has been black, very dark,” Sellors says. “And then there will be a slight contrast to the siding from the trim.” It all comes down to the look you want for your home, Sellors adds. “There’s no limit on what you can put on your house nowadays. Every siding product has its own value in its own way.” 

Turns out, the home will be a bungalow, a logical choice for a net-zero design. “It will be an 1,850-square-foot bungalow,” says Courtney Sims, Qualico’s marketing and digital sales manager for Broadview Homes and Sterling Homes. “We chose a popular model for the community with the goal of determining building practices and costing for building this model as a net-zero home. By doing that, we thought we’d be able to offer more net-zero

builds to more customers.” Not surprisingly, there’s a lot more planning required to build a net-zero home. After all, it is going to be anything but an ordinary home. That being the case, building specifications are going to be much higher than that of a typical bungalow. One of the biggest differences between the new show home at 9 Morgan and other standard builds is going to be the home’s

overall insulation values, which are going to far exceed normal standards. “Downstairs in the lower level, added insulation will create a warmer feeling space,” says Dale Verville, production manager for Broadview Homes and Sterling Homes, noting basement insulation will be R14 mineral wool with three-inch Halo GPS (graphite polystyrene) to increase the total frost wall R value to R29.

There’s a lot more planning required to build a net-zero home.

“An insulated slab using one inch of Subterra rigid insulation with tape joints under the basement slab will provide more comfort, reduce condensation and will lower mould and mildew risks in the summer." Next come the walls on the home’s upper level. “Exterior walls will have R22 fibreglass insulation and will include two-inch GPS rigid insulation added to the exterior of the wall to increase efficiency and reduce thermal bridging,” he explains. “If power goes out or there are extreme climatic events, this home would be more resilient as the exterior shell and insulation creates an enhanced barrier.”

The windows will also play a major role in keeping the home warm in winter and cool in the summer. “They will be an upgraded, high- performance tri-pane model with two low-e argon coatings and a mixture of solar gain and solar shield, dependent

on window location,” he says. “They will make the home more

comfortable due to better temperature control and better noise reduction. In particular, the higher quality window will help maximize solar gains.” Meanwhile, upgraded insulation in the roof will ensure that warmth stays in the home on chilly winter days.
