“An insulated slab using one inch of Subterra rigid insulation with tape joints under the basement slab will provide more comfort, reduce condensation and will lower mould and mildew risks in the summer." Next come the walls on the home’s upper level. “Exterior walls will have R22 fibreglass insulation and will include two-inch GPS rigid insulation added to the exterior of the wall to increase efficiency and reduce thermal bridging,” he explains. “If power goes out or there are extreme climatic events, this home would be more resilient as the exterior shell and insulation creates an enhanced barrier.”

The windows will also play a major role in keeping the home warm in winter and cool in the summer. “They will be an upgraded, high- performance tri-pane model with two low-e argon coatings and a mixture of solar gain and solar shield, dependent

on window location,” he says. “They will make the home more

comfortable due to better temperature control and better noise reduction. In particular, the higher quality window will help maximize solar gains.” Meanwhile, upgraded insulation in the roof will ensure that warmth stays in the home on chilly winter days.
