“New developments are considerably denser than the old part of the city. I realize we get cries aloud of urban sprawl and lack of density, but in actuality new neighbourhoods are considerably denser,” Moore says. While there are a growing number of options for those who want condos, side-by-sides and townhomes, builders are also designing more compact single-family detached homes as an affordable alternative. “The complaint used to be a few years ago that new homes are just bigger and bigger and bigger and more expensive and the lots are big, and now we’re seeing a lot more variety,” Moore says. Smaller homes built on smaller lots come with price tags to match, and they’re especially attractive for retirees and for first-time buyers who can build equity and then move up to a larger home as their family grows.

“The price of a new home, certainly at entry level, is very competitive with the price of a resale home, without some of the pitfalls that may come with a buyer-beware, because of course you’re getting a warranty with a new home,” Moore says. Homes in general are far more affordable in Winnipeg than in over-heated markets like Vancouver and Toronto, and the MHBA continues to advocate for home buyers and builders. This year, the organization is working with the City of Winnipeg to update and revise Development Agreement Parameters for the first time since 2002. The parameters determine what costs developers cover in new neighbourhoods, and while the review may not result in lower costs, it will increase awareness that developers currently pay for all new infrastructure.

Karen Geist-McNeill and her husband moved to the community this past summer from River Heights. Arlt Homes’ bungalow at 137 Rose Lake Court in Bridgwater Trails and the Foxridge Homes two-storey show home at 44 East Plains Dr. in Sage Creek are wrapped in luxury, with extras like upgraded attic insulation and rigid exterior wall insulation that ramp up the cozy factor. “Because it’s exterior insulation it also allows for a thermal break between the insulation itself and the wood, so that means that the cold doesn’t transfer through and that leads to improved interior comfort,” says Arlt Homes vice-president Jason Arlt.

“That’s the biggest thing that we’ve really heard good feedback on — not that people can put their finger on what it is, but just that it feels so comfortable and the basement feels warm and that sort of thing. Contemporary finishes in the open chef’s kitchen include de- luxe quartz on the counters and the massive island, with an in- duction cooktop, stainless appliances and high-gloss cabinetry. The fireplace is clad in textured white tile from the ceiling to the wide-plank hardwood flooring. And special touches include a main-floor wet bar and a deluxe master suite with his-and-hers walk-in closets and a heated ceramic tile floor that resembles reclaimed hardwood. A second bedroom on the main floor has its own ensuite and there are two more bedrooms in the fully finished lower level. This fall, Maric Homes is including a full range of exterior and under-slab insulation in a nearby show home at 113 Rose Lake Court. Following a Local Energy Efficiency Partnership (LEEP) project sponsored last year by Manitoba Hydro and Natural Re- sources Canada, Maric, Arlt and Foxridge Homes were among the builders whose 2015 show homes featured new technolo- gies such as drainwater heat recovery systems, which will be mandatory in all new homes under the Manitoba Building Code starting April 1. When Manitoba Hydro introduced its Power Smart for New Homes program in October, it chose Foxridge Homes’ ultra- efficient show home at 44 East Plains Dr. as the location for the launch.

And like Arlt Homes, Foxridge went all out with premium finish- ings, such as maple flooring, maple cabi- netry in both the high-end kitchen — which boasts quartz countertops and a walk-through pan- try — and in the de- luxe master ensuite, where a six-foot free- standing bathtub sits under a massive, 72- inch by 48-inch win- dow. Naturally, that window is a higher- performance product that saves energy. Manitoba Hydro has

already given Power Smart designation to the Foxridge and Arlt show homes, and it will post information about Power

Smart for New Homes in both houses during the Spring Parade of Homes. The program offers incentives to encourage builders to design and con- struct homes that will be at least 20% more energy efficient than the norm. Arlt says he likes the fact there are two options to reach that goal — a prescriptive path of standard up- grades and a flexible path that lets build- ers and their clients adopt innovative up- grades of their own choosing.

Eco-conscious home buyers who are early adopters may push for Power Smart upgrades on their own, but while incentives will help to offset costs, Arlt says the program will still be an upsell for some. “But then it’s our job to educate the peo- ple,” he says. “We can say you can make these relatively simple changes and re- ally improve the efficiency of your home.” The most positive responses to the added upgrades at the Rose Lake Court show home have come from people who expect to live in their next home for many years and see energy efficiency as a good investment, he adds. “They love the idea that their bills are lower permanently. They love the fact that the house is going to be more com- fortable,” he says. “It’s behind the scenes but you’re investing in the right bones and infrastruc- ture so that it’s good for a long time. I mean even if someone decides to reno- vate this house in 20 or 30 years they’re never going to have to remove that exterior insulation — that’s always going to be there. So I think those kinds of touches add long-term value for sure.”

Save from the Start Manitoba Hydro is urging home builders and buyers to be Smart from the Start.

“On the performance side, the builder can choose how much better than code they want to be, with 20% as their minimum level,” Lund says. “Essentially, the licensed evaluator/advisor would take the build- ing plans and put all the specs into a software program to calcu- late the energy performance of that home.”

The Power Smart for New Homes program provides rebates as an in- centive to design and build homes that are at least 20% more energy efficient than homes built to Manitoba Building Code requirements.

“What we’re really trying to encourage through the program is for people — consum- ers and builders alike — to think about energy efficiency at the design stage,” says Manitoba Hydro marketing specialist Allison Lund.

Lund says it’s easier to incorporate energy efficiencies from the ground up than it is to retrofit a house, and she encourages home buyers to ask for Power Smart options in new homes.

‘There’s no question that energy prices will rise over time, so it’s a wise investment to make.’

“So early in the process think about what kind of holistic changes can be made so that the house works as a system to be more efficient, rather than including a one-off technology here and there, which is probably not the most effective way to lower the consumer’s energy bills and save energy in the province.” The program gives builders two options. Under the Prescriptive Path, they can meet the 20% target by incorporating 14 individual upgrades, including increased attic, basement and exterior insulation; triple-glaze low-e argon windows, low-flow shower heads, permanently wired car timers and a specified amount of LED lighting. The second option is the High Performance Path, which gives build- ers more flexibility to choose a range of innovative technologies, such as solar panels and ultra-efficient insulation systems. On this path, the builder would have to contract a licensed evaluator who would then use energy analysis and rating software to determine the level of ef- ficiencies achieved.

“It can come from the builder, and certain- ly that’s great when it does, but it can also come from the consumer. The consumer can say to the builder, ‘I’d like to live in a Power Smart Home,’ and we can work with the builder to ensure that happens.” Building Power Smart has a range of benefits, including reduced carbon emissions, increased comfort levels within the home and savings on energy costs during the entire life of the home. “There’s no question that energy prices will rise over time, so it’s a wise investment to make,” Lund says. Planned wetlands, which filter rainwater run-off and provide habitat for a variety of wildlife, will complement naturalized landscaping, and the community will be lit with energy-saving LED street lighting. Lots are now available through the participating show home builders. Show homes will be open for viewing for the Fall 2016 Parade of Homes. “We’ve seen significant interest in the neighbourhood so potential home buyers should speak with one of the participating show home builders to secure their lot,” Brown says. Signature Homes sales manager Jeff McAr- thur says he’s looking forward to it.

“When planning and designing the community, we always kept in mind that people form a special attachment and sense of place with their neigh- bourhood and tend to want to want to remain in that community for 10, 20 or 30 years,” he says. “Bonavista provides new home opportunities for various lifestyles, be it the first-time home buyer, the expanding family or move-up home buyer or the empty-nester or retiree looking to simplify. And this is available in a new home community in a familiar location close to exist- ing amenities.”

His company is already working on ideas that will be a beautiful fit with the lot sizes and contemporary design styling in the development.

Pedestrian and cycling pathways will connect the greenspace focal points throughout the community. Plans are moving forward to devel- op a central recreation hub and active transpor- tation routes to support healthy, active lifestyles for all ages. The bottom line, though, is Genstar’s understanding that home buyers are looking for communities that come with built-in benefits. “We wanted to do something that inspires people to live happily in the suburbs, to create a sense of place and identity, and we felt we could do that based on modern designs and principles with an eye to environmen- tal responsibility and healthy community,” he says. The strong sense of place starts with the grid-based street design that invites walking and also addresses sustainability by creating western and southern exposures for the homes.

“We’re really trying to think outside of the box to create a new modern style of home that you maybe haven’t seen yet in the city — and I would say, yes, modern is the word,” Cotroneo says. Re/Max sales agent Cam Ftoma notes that Bonavista has drawn plenty of interest from prospective buyers, with good reason. “It’s brand new, it’s fresh, it’s a great location with easy access to the city, to the schools, the grocery stores, the restaurants — all those amenities,” says Ftoma. “It’s a spectacular spot.”

>> Modest master bedrooms are becoming a thing of the past in new homes. These days, the master suite is king — and how sweet it is. Builders are devoting more space to private sanctu- aries in humble family nests and luxury homes alike, creating retreats with generous walk-in closets and ensuites that come with all the bells and whistles. Hearth Homes vice-president Matt Wickstrom says elements that were once considered extravagant are now standard items on home buyers’ must-have lists. “People want that spa-like ensuite, so it feels very spacious and roomy and it’s your own little haven in your house,” he says.

Robinson Bath Centre showroom manager Astrid Berg- strom has noticed a growing demand for modern free- standing tubs with deck-mounted faucets in the master ensuite. “The best part is that most of them are not for using — they’re only for show. It’s really just for the feel of it. It gives it a little bit of an opulent feel,” Bergstrom says. “They’ll put a nice chandelier or light fixture over it, and it sits in the corner. You’ve got to have a spacious bathroom, though, with a little bit of walking room.” Detailed drop-in sinks and vessel sinks that sit up an inch or two from the countertop are also in demand, as are double- wide vanities with little bridges between the dual sinks. Amanda Fedyck, showroom consultant for Ensuite Bath & Kitchen, says the master ensuite is the best place to in- corporate steam in the shower, for both relaxation and health benefits, and homeowners are installing sepa- rate baths and showers to get the best options in both. “Soaker tubs are wonderful for a relaxing soak but can be quite high to climb over for a shower. On the other hand, baths can be quite narrow, and it is great to have extra width in the shower, so custom showers are very popular,” Fedyck says. “In the shower, the rain heads are excellent for creating a spa-at-home feel — but don’t forget to add a hand shower, which can be great for quick shower days and cleaning.”

Powder rooms often get a few more special touches, such as floating vanities and hardwood, since they’re more public spaces. But regard- less of how many bathrooms are in a home, the main focus is on the master ensuite. “People are putting a lot of money into ensuites,” Hutchison says. “It’s where you start your day and where you finish your day, so it’s an important room in the house for the owners.
