“New developments are considerably denser than the old part of the city. I realize we get cries aloud of urban sprawl and lack of density, but in actuality new neighbourhoods are considerably denser,” Moore says. While there are a growing number of options for those who want condos, side-by-sides and townhomes, builders are also designing more compact single-family detached homes as an affordable alternative. “The complaint used to be a few years ago that new homes are just bigger and bigger and bigger and more expensive and the lots are big, and now we’re seeing a lot more variety,” Moore says. Smaller homes built on smaller lots come with price tags to match, and they’re especially attractive for retirees and for first-time buyers who can build equity and then move up to a larger home as their family grows.
“The price of a new home, certainly at entry level, is very competitive with the price of a resale home, without some of the pitfalls that may come with a buyer-beware, because of course you’re getting a warranty with a new home,” Moore says. Homes in general are far more affordable in Winnipeg than in over-heated markets like Vancouver and Toronto, and the MHBA continues to advocate for home buyers and builders. This year, the organization is working with the City of Winnipeg to update and revise Development Agreement Parameters for the first time since 2002. The parameters determine what costs developers cover in new neighbourhoods, and while the review may not result in lower costs, it will increase awareness that developers currently pay for all new infrastructure.
