PRESERVING HISTORY AND BUILDING A FUTURE IN HEADINGLEY

A visit to Taylor Farm in Headingley can feel a bit like taking a trip back in time. While the streets are lined with beautiful modern homes, monuments to the community’s homestead past have pride of place. Three cairns pay tribute to Headingley School, Holy Trinity Cemetery and John Taylor, one of the original settlers. Another large masonry feature near Bridge Road pays homage to Taylor, and there are decorative nodes at key sites to share details of the area’s history. “We are pretty proud of telling the story of the area along walkways and pathways in the subdivision and preserving that history. We’re trying to do that more and more in our subdivisions,” says Mike Armstrong, operations manager for Qualico Communities. That attention to historical detail is continuing as Phase 4 of development is now underway. A new road being built to give Phase 4 home buyers easy access to Portage Avenue will be called McGuckin Road, in honour of Malcolm and Ruby McGuckin, who emigrated from Northern Ireland in 1949 and settled in Headingley. They operated a mink ranch and later the RBM Gardens market. Their son, Roy McGuckin, built and still owns Thunder Rapids Amusement Park, north of the Assiniboine River.

Tara Reid, sales and development manager for Qualico Communities, says the latest phase of development will consist of 56 new lots, ranging from 64 to 90 feet wide. It will also include three new wetland areas and a naturalized trail system that will connect to existing trails in the community. A select number of lots will offer lake walkouts that back directly onto the wetlands. It’s the first time lake walkout lots have been made available in Taylor Farm, and Reid predicts that builders will be inspired to create designs specifically to take advantage of breathtaking views. Taylor Farm’s natural beauty has been a draw from the start. It sits along the Assiniboine River, which offers a variety of recreational opportunities, from canoeing in summer to skating and snowmobiling in winter. There’s also a five-acre mature basswood forest that is home to plants and animals not usually seen on the Prairies. With a lifespan of about 200 years, basswood trees are literally a deeply rooted part of Headingley’s history, and the forest is being preserved for generations to come. “It’s breathtaking,” Armstrong says of the forest. “That’s an amenity that Taylor Farm has to offer that a lot of subdivisions don’t have.” Visit our website at

He would love that he and my mom were remembered that way. Daytona Homes sales and marketing manager Alana Yaren says panelled interior doors are standard selections, but the paint colour — which repeats on the primary bedroom ceiling — was an ideal choice for this particular show home. It just pops, and like the bedroom cubbies, it’s the kind of extra detail Daytona likes to include in all its homes. “You get something unique,” Yaren says. “We really try to think through the function in all our homes.” That mindset extends to a second-floor nook that could function as a semi-secluded homework space or office. A pony wall at the top of the stairs gives it an air of privacy and one of its windows opens to provide actual air. There’s plenty of light, too, thanks to an abundance of windows on both floors — some in unusual places. Small windows flanking the electric fireplace in the great room add interest as well as light to the room. Summerlea’s distinctive farmhouse character dictated many choices for the exterior design and materials, and the Nordic farmhouse look inspired Daytona decor coordinator Grace Scanlon’s choices for the interior, which is a take on one of the company’s most popular floorplans, the Quest II model.

THE OVERALL EFFECT IS EXACTLY WHAT SCANLON AIMED FOR — AIRY, LIGHT, BRIGHT AND CLEAN.
Scanlon brought the farmhouse vibe inside with a board-and-batten facade on the fireplace surround, and with a white shiplap feature wall in the main- floor powder room. Staged for a young family, with a nursery setup in one of the secondary bedrooms, the house shows a handful of economical choices to good advantage. Subway tile in a herringbone pattern adorns the kitchen backsplash, and with the exception of bathrooms and the generously sized second-floor laundry room, there’s wood-look laminate flooring throughout, including on the main staircase. The overall effect is exactly what Scanlon aimed for — airy, light, bright and clean. A little bit farmhouse, a little bit Scandinavian, the 1,646-square-foot home fills the transitional- modern bill. The primary bedroom is staged with a sleek, black metal four-poster bed and the kitchen zone and bathrooms are outfitted with contemporary black lighting fixtures and hardware.
The two-tone white and maple kitchen looks pristine with its slim white quartz countertops, flat-front cabinets and chic little black pulls — a surprise element that’s been a hit with visitors. “We went a little more minimalist. That’s starting to trend — that handle has become quite popular,” Scanlon says. The pulls also make a splash in the family bathroom and primary ensuite upstairs, and in the powder room, which is discreetly tucked into the far end of the front hallway, directly opposite from the foyer. There’s more black metal on the main staircase, where a substantial maple cap and peek-a-boo railings create a unique focal point between the great room and kitchen area. It’s a subtle touch, but one that has great visual impact. POH

WETLANDS, WALKING TRAILS AND WILDLIFE ON THE CITY’S DOORSTEP

Go out for a stroll in Oak Bluff West and you’ll be in good company. Residents like to take full advantage of the connective limestone pathways that wind through the community, along with local playgrounds and green spaces. Outdoor amenities have been major draws since the first phase of construction began in 2011. One exciting new addition that is sure to be a hit is a new splash pad being installed just north of Oak Bluff School. It will have splashing buckets, a water cannon and a ring wash, which is similar to a carwash. Respondents identified a splash pad as a priority in a survey conducted by the RM of Macdonald, and there are plenty of families looking forward to enjoying the new facility. “There are now well over 300 occupied homes in Oak Bluff West, which translates into a real sense of community,” says Tara Reid, sales and development manager for Qualico Communities. “You can definitely see it when you visit the area. There are families and friends using the trails, kids riding their bikes and neighbours chatting on driveways. It’s very welcoming.” Just minutes from the city, Oak Bluff West will soon welcome more families.
Homes vice-president Jason Jaquet says its exterior will have a completely different look. “Whenever we do condo projects for Qualico, we’re always excited,” he says. “We push the envelope and they push back so that we come up with a great common ground for the exterior of the homes we’re building in their communities. It’s been a great working relationship.” Phase 5 will also feature the first new wetland developed in Oak Bluff West since 2013. It will offer seating areas, shrubs, trees and a pathway that will connect to the existing trail network. “I think one of the most important things in new communities is providing people a connected network to get out and walk,” says Mike Armstrong, operations manager for Qualico Communities. “Not only does (this phase) offer lots that back onto this wetland that are very popular and attractive, but it also extends the walkability and connectivity of this neighbourhood, which is really cool.” Armstrong says Qualico began creating wetlands in its communities about 20 years ago, before many municipalities began mandating them. While they enhance the natural appeal of a neighbourhood, wetlands are more than just a pretty place. They provide a welcoming habitat for many species of birds, fish and other animals, and they contribute to the health of the environment, with native grasses to filter runoff water, reducing the amount of harmful nutrients in the watershed. On the more practical front, Vassallo says pot fillers over cooktops are gaining steam, along with main-floor bedrooms and full bathrooms in place of powder rooms. The pandemic drove up demand for more functional spaces — home offices and gyms, bigger kitchens and laundry rooms. And there are several factors, including inflation, behind a growing demand for multi-generational homes. Sharing a home gives younger parents and retired couples greater combined buying power, and allows for more flexible budgets in general. Vassallo says opting for a multi- generational home can give younger couples more financial breathing room, and older couples get more freedom to pursue retirement goals, such as travel.

Over 20 years, a home that is certified energy efficient also reduces carbon dioxide emissions by 12 tonnes or more — that’s the equivalent of taking three cars off the road and saving 1,220 trees from harvesting. The New Homes Program’s slogan is, ‘Design with energy efficiency in mind,’ and more people are choosing to do just that. The program has received more than 500 applications since it launched in 2020, and that number continues to grow. “It allows a completely customized approach to new-home construction,” Lund says. “You’re being paid based on the final performance of the building. Every upgrade counts.”

There are lots of other mutual benefits. Grandparents often help out with child care, and many prefer to age in place in a family home rather than a retirement residence. A multi-generational home might include a separate suite and entrance, or a visitable main floor with bedroom and en suite, along with a separate play area for children. “You need to think of everyone in the home, especially the grandparents aging in the home.” Secondary kitchens or well-ventilated spice kitchens are options in larger homes. And here’s something Grandma’s house didn’t have — a built-in coffee station in the primary bedroom for those who really, really need a cuppa joe to face the day.

Homes have changed by leaps and bounds since the Manitoba Home Builders’ Association (MHBA) was formed 85 years ago. Back in 1937, a laundry room might be conveniently located in the backyard, with a clothesline. A national housing shortage meant any new home was hard to find, and even if you could find one, a 40% down payment was a typical requirement. The situation improved after the precursor to the Canada Mortgage & Housing Corp. (CMHC) was created in 1946, in part to supply housing for veterans of the Second World War. Today, along with supplying mortgage loan insurance that makes it possible to buy a home with a minimum down payment, the CMHC (cmhc-schl.gc.ca) is an excellent source of financial advice and information for home buyers.

For its part, the MHBA’s Parade of Homes has become an excellent source of inspiration. It grew out of similar events held in various locales during its first four decades. In Windsor Park, Cherry Crescent saw a flurry of activity in September 1957. Show homes were open for a week of displays during National Home Week, and Quality Homes — now Qualico — took on a challenge to build a house in 24 hours. With a pre-built basement and a team of some 200 men, it finished the job in 19 hours, 10 minutes. Similar events were held over the next few decades, but it wasn’t until 1981 that the MHBA mounted the first Parade of Homes as we know it today. A dozen builders entered 29 homes, which attracted 7,000 visits. Quite a feat of optimism, considering mortgage rates of 18% were the average that year. Builders and buyers have seen hard times, good times and great times over the past 85 years. One thing that hasn’t changed? Whatever its size, whatever its features and wherever you build it, there’s still no place like home.

In August, Bison Run celebrated the completion of its servicing in Phase 1, allowing builders to now obtain full permits to begin construction on the homes they have already sold. With City of Winnipeg approvals in place for Phase 2, underground servicing is expected to begin this winter with roads anticipated to finish in late spring or early summer 2023. Similar to Phase 1, it will include a variety of product types, including front drive lots in a variety of widths, laned lots, park and lake walkout lots, duplex lots and multi-family blocks. If you’re looking to build your new home in this amazing community, be sure to contact a builder. Lots in Bison Run are purchased directly through the participating home builders and because of the popularity of this area, be prepared to be placed on a waitlist. However, if it’s anything like Qualico Communities’ other neighbourhoods, Bison Run will be well worth the wait. These circumstances further postponed what is normally a community’s most complex phase to complete. “All the infrastructure in the first phase needs to be designed in a way to serve all future phases of the community and its adjacent land,” says Ward. “This means we need to oversize everything, including roads and underground pipes.” “IT’S INVIGORATING TO SEE BISON RUN’S DEVELOPMENT GAINING This process ensures that services can be extended from Phase 1 to future phases, as well as its adjacent land in an orderly way. In Bison Run there is an added layer of intricacy where there are multiple developers involved who will all benefit from the services. “There are a number of different developers within Waverley West neighbourhood B and all of them share in the costs of the infrastructure in a fair way,” explains Ward. “It’s a much more complicated process to figure SPEED. I’M EXCITED TO SEE WHAT THE FUTURE HOLDS FOR THIS COMMUNITY.”

Factors including lasting labour shortages and longer approval times have all made everything that goes into

Hearth Homes architectural designer Brandi Soloway says a visitable home meets three basic requirements. It has: • An accessible path of travel or gentle grade to at least one no-step entry. • Wider doorways and hallways on the main floor. A no-step entrance is
a minimum of 36 inches wide, while interior doors and hallways are at least 32 inches wide. • An accessible main-floor bathroom, with a turning radius of at least five feet to accommodate a wheelchair.

“It’s meant to accommodate those with mobility impairments or short-term occupancy,” Soloway explains. “A senior parent who can’t do stairs, or a friend who’s in a wheelchair or a friend on crutches or a young family who is pushing a stroller. It’s easier for them to come and visit you, but not to stay long term. It allows for a little bit more inclusivity.” Visitable homes are not the same as accessible homes, which have more specific features for people who use a wheelchair or live with a disability. However, they can be a good starting point for people thinking about aging in place because they can be built with future needs in mind.
IT’S MEANT TO ACCOMMODATE THOSE WITH MOBILITY IMPAIRMENTS OR SHORT-TERM OCCUPANCY.
Soloway highlights five key factors to consider when building a visitable home: • CHOOSE THE RIGHT LOT The difference in elevation from the street to the main floor must be low enough so the slope is safe for a no-step entry, whether that’s at the front, back or side of a house or from inside a garage. Not all lots are suitable for a visitable home so ask your builder. • ASSUME YOU NEED A LITTLE EXTRA SQUARE FOOTAGE A two-storey home is considered visitable as long as the main floor meets the basic requirements. But you do need wider hallways and an accessible main- floor bathroom. A small powder room won’t cut it. • PLAN FOR AN OPEN-CONCEPT FLOORPLAN Going with an open concept is a good choice because it eliminates hallways. “The fewer barriers there are, the easier it is to make the home visitable and that can also help keep the square footage down,” Soloway says.

• CONSIDER FINISHES While specific finishes aren’t required in visitable homes, little extras provide added benefits. Inexpensive options include levers on doors instead of knobs, and single-lever or hands-free kitchen and bathroom faucets. Soloway also suggests choosing slip-resistant flooring. Hardwood would be fine, but tile can be slippery when wet so check its finish. • PLAN AHEAD If you want to age in place, incorporate some features at the start of the build to avoid costly future adaptations. Have your builder install supports behind a bathroom wall so grab bars can be attached later on. Consider a walk-in shower instead of a shower-bathtub combination. And think about whether that shower will have a curb or not. “If you want a zero-threshold shower, that entails dropping your floor joists. You can’t just build a zero-threshold shower on top of an existing floor. You have to cut open your floor and slope your joists down,” Soloway says. “That would be less costly to do while you’re building a house rather than adding it in during a renovation.” Rocker-style light switches are good choices, and light switches can be located a bit lower on a wall, while electrical outlets can be placed higher. In a two-storey home that doesn’t have a main- floor bedroom, plan ahead for an elevator or a staircase lift. Vertically stacking closets on the main and upper floors creates a space that could later house an elevator shaft. And building a wider staircase with supports in the wall makes it easier to accommodate a lift. “There is a cost associated with most changes when you’re going outside the cookie-cutter so there’s going to be a little bit of cost with making a house visitable, but the benefits of taking on the little bit of expense now far outweighs the expense of converting a non- visitable house in the future,” Soloway says. “If you want to age in place, the visitable house isn’t considered fully accessible. But if the need arises, the renovations are easier and possible. It can also make your home more appealing for resale.”

Hearth Homes hasn’t seen as much demand for visitable homes as it has for multi-generational houses, which also have user-friendly features for senior parents, such as a main-floor bedroom. “There’s a lot of talk about the aging population,” Soloway says. “I think as the population continues to age, the awareness of those benefits is going to spread and then the demand will grow.” POH Parade of Homes FALL 2022 33

>> RAY WANG remembers the day his mother-in-law slipped on icy front steps during a visit. There was also the time his toddler daughter tripped on the stairs on her way into the house from their garage. Thankfully, no one was seriously hurt in those mishaps, but the memories came back when Ray and his wife Tina decided to build a house with Signature Homes. The new home they moved into in October 2021 is a “visitable” home, with no-step entrances at their front door and at the garage entryway to the house. They had never heard of the design concept before they toured a visitable show home while looking for ideas for their own home in Bridgwater Trails. “I didn’t know about a visitable house,” says Wang, who’s a division director for IG Wealth Management.

Northern Exposure Highland Pointe mirrors success of south Winnipeg’s Prairie Pointe

Now well-established in south Winnipeg, the 640-acre Prairie Pointe development has 60 acres committed to greenspace, with commercial property along Kenaston Boulevard. Lots are available now for the fifth stage of development, and current show- home entries on Ken Oblik Drive and Ken Wong Bay include duplexes and a few large two-storey homes whose mirror images can be found in Highland Pointe. South Winnipeg has seen a boom in residential and commercial development in recent years, and there’s room for similar growth in the city’s northwest. The area is already home to several big-box stores and a plethora of popular restaurants and food markets. Fitness buffs will appreciate the massive indoor soccer complex and arena on Leila Avenue, along with the Wellness Institute at Seven Oaks General Hospital. If you enjoy spending time at Lake Winnipeg, it’s a short drive to the north Perimeter, and typically under an hour to Gimli. Kildonan Park and shops on Main Street are about 10 minutes away, and the future Chief Peguis Trail extension is directly south of Highland Pointe. including a covered lookout structure. Eventually, the 400-acre development will have a network of walking trails and some 55 acres of parks, naturalized retention ponds and other greenspace. The first show homes, all on Goodman Drive between Ferrier Street and Fernbank Avenue, run the gamut from a charming two- storey model with a front balcony to large two-storeys with front-facing garages and the neighbourhood’s first duplexes. Work is underway to service 300 lots in Phase II, and future stages will include walkout lots. “It’s a great mix of affordability,” says Carruthers. “We always say we build inclusive neighbourhoods. Ladco Company’s newest master- planned community is making a grand entrance in North Winnipeg this fall. Located off McPhillips Street south of the Perimeter, Highland Pointe is show- home central during the Parade of Homes, with a dozen entries from nine of Winnipeg’s top-tier builders. “We’re bringing our best team to northwest Winnipeg. “When we visited the show home and saw the features, we thought it was good for us. Both of us liked the features because there’s no stairs in the garage to get into the home. It’s much better when you have little ones and you have to carry them.” It’s also easier to bring groceries inside or push a stroller in and out, he adds. Visitable homes have three basic requirements — a gentle slope/grade to at least one no-step entry, wide main-floor hallways and doorways and an accessible bathroom on the main floor. The Wangs (not pictured here) built a two-storey house with an open floorplan and an accessible bathroom on the main floor. While a main-floor bedroom isn’t a requirement of a visitable home, they built one to make it more convenient when their parents come for a long stay. Ray says his mother-in-law gave the house the thumbs up. “She really likes it,” he says. “She likes to do grocery shopping by herself and then it’s very easy for her to access the new house versus our old one, especially in the winter. “When there’s stairs, it can be very icy if you don’t clean it that well. Now we don’t really have issues.”

Some people choose a visitable home because they’re thinking of aging in place, but that wasn’t the case for the Wangs. Ray is in his early 40s and Tina is in her 30s. They simply saw the benefits for their parents and their children, an eight-year-old son and a daughter who’s almost six. “My daughter, when she was about two or three, she did fall in our old house in the garage on the stairs,” Ray recalls. “This is just easier for them and safer, too.” Friends are impressed with the no-step entrances, as well. “When our friends visit our place, a lot of people they don’t know about this,” he says. “But when they see it, they love it. They say this is very convenient.” Local companies have been building visitable homes
for more than a decade — Manitoba Housing developed the Bridgwater neighbourhoods with a specified quantity of visitable lots — but Wang says the design option should be more widely publicized. “Unfortunately, I think there’s not that much education regarding this,” he says. “People really should look at different options — like this visitable-home option — before they make any decision to build their own house because if you don’t know there’s a feature, how can you ask them to add that feature? “Older people like bungalows because of the one floor. But even a bungalow without these kind of features, it could still be an issue for the elderly when they enter the house.” He predicts the choice he and Tina made will pay off down the road. “I think this definitely adds value for when we do the resale.”
