DISTINCTIVE STYLE IN RIDGEWOOD WEST
When Carol and Grant Danielson were choosing a look for the exterior of their custom-built home in RidgeWood West, they had one overriding objective. “I’m a traditionalist in most ways so I wanted a look that was timeless,” Carol says. “If you look at a lot of homes, the patterns repeat, the styles repeat. I didn’t want that. Everything that we chose we wanted to love it forever.” After much deliberation, the Danielsons went with a fusion of new and traditional elements that included Teton Shadow Rock, a manufactured stone with a distinctive texture that complements both contemporary and rustic architectural designs. “In the first year and a half we had so many people ring our doorbell or leave us notes asking if they could take pictures and where we got it from,” Carol says. “We were quite tickled about that.” Three years later, the Danielsons’ home on Peregrine Point hasn’t lost any of its curb appeal, and they’re still happy with one of the easiest decisions they made in the home-building process — choosing a location. RidgeWood West, located in Charleswood, is close to their former home in St. James and is convenient for many of the clients Carol works with in her home-based massage therapy practice. RidgeWood West is also an ideal fit with their aesthetic values. The architectural guidelines for the community were designed to achieve a consistent standard of craftsmanship while encouraging innovative use of materials and styles. Carol says the entire build experience was “phenomenal,” thanks in large part to the relationship she and Grant enjoyed with their builder, Maric Homes.
“We interviewed builders for over a year before we made our decision. It was not a quick, impulsive decision,” she says. Maric Homes has built several homes in RidgeWood West. Peri Maric, vice president of architectural design, says they’ve tried to strike a balance that is rooted in visually familiar elements but also new and progressive components, especially in terms of exterior looks. The current Maric show home at 116 Creemans Crescent is a perfect example of that balance. It features James Hardie cement panels placed vertically and tied together with narrow wooden strips called battens.
Broadview Homes has also built several homes in RidgeWood West. Its current show home at 125 Kestrel Way features a board-and-batten look with vertical panels in the front and acrylic stucco on the sides and rear. Vice president of Broadview Homes, Dave Wooden says these materials are increasingly popular choices because they offer a wide range of colours and increased durability compared to other types of stucco or traditional vinyl siding. “Vinyl used to be more affordable but the price of these alternatives has come down a little bit and it really makes the house stand out,” he says. “Adding coloured PVC window trims are another in-demand feature that can really make your house pop.” Qualico Communities’ design administrator Alaina Saper says encouraging builders to use different materials, colours and exterior designs sets each home apart in RidgeWood West. “There’s still a level of cohesion in terms of quality and design, but it’s not a cookie-cutter approach,” says Saper. “The guidelines allow people to choose things that express their own individuality and aesthetics while maintaining that overall, comprehensive designed look.”

“The house is meant to be a very modern take on what a Manitoba cottage would look like. Because of the nearby forest and the west facing, you get some beautiful sunsets. We thought this house would fit in perfectly with that but offered a modern enough contrast that we were able to make a statement with it.”

When it comes to building a show home in Oak Bluff West, landscaping is a huge consideration for Avanti Custom Homes. “I want to ensure that the landscaping fits well with the design of the home we have built, whether it’s the use of certain trees or larger rocks and elevation changes, so it enhances the exterior of the home,” says Jason Jaquet, vice president of Avanti Custom Homes. Qualico Communities’ design administrator, Alaina Saper says architectural guidelines were designed to give Oak Bluff West a pastoral feel. At the same time, they are meant to enhance features like trails and wetlands, which augment the walkability and liveability of the community. The primary objective of exterior guidelines was to spur creativity, and it’s clear that this objective has been achieved. “You’re seeing a lot of outdoor living style landscaping happening

While no residential job is too big or too small, Pajot enjoys the freedom that comes with wide-open spaces. “The reason why I like working in Oak Bluff West is because of the size of the lots,” he says. “The lots are nice and big, which is really great for a landscaper like myself to get in there to design and create something.” “The front lawns are almost as big as the backyards. It gives you a lot of room to put in a whole bunch of different elements. You can have an area where you can entertain and you can also have an area where you have grass for the dogs or a play structure for the kids.” Sarah Anderson, marketing and community relations manager for Qualico Communities, the developer of Oak Bluff West, says the lot sizes are a major attraction for homeowners. Wider lots — typically 70 to 80 feet — give Oak Bluff West a country feel while providing all kinds of opportunities to customize exterior spaces. “Our builders are enhancing their show homes by putting in a mix of trees and shrubs and getting pretty creative with rock details and house numbers,” she says. “It’s a way to add another element in the front yard. When you have such a big area to work with, it’s nice to add a bit of window dressing, so to speak. It sets the homes apart and
in Oak Bluff West. There are a lot of fire pits, play structures, as well as cooking and entertaining areas. It’s definitely a neighbourhood where people like to be outside to enjoy their evenings and weekends,” Saper says. Incorporating native grasses is a natural landscaping choice, since they’re well suited to Manitoba’s climate and require minimal maintenance. Popular choices in hard surfaces include gabion walls, made up of metal cages or cylinders filled with rocks, and Corten steel, which adds an attractive rust tone to planters, house numbers and other fixtures. Regardless of aesthetics, Pajot says it’s important to consider how the space will be used, whether as an outdoor kitchen, lounge area, playground or all three. “In other developments it’s a little tougher to get this kind of room and still be able to do a variety of things; Oak Bluff West is great for that.”

Developers in Brandon, the Pembina Valley, eastern Manitoba and throughout Winnipeg have tailored plans to meet the needs of a wide range of demographics. Young buyers in the market for a starter home in a family-friendly community might look to Ventura Developments’ bare-land condominiums in La Salle. Two-storey craftsman-style homes with private yards and garages at the rear have curb appeal to spare, along with attractive prices. Ten minutes or less from the south Perimeter, the growing community offers housing options from entry-level to empty- nest and everything in between, along with parks and playgrounds, a golf course and plenty of recreational options near the La Salle River. At the other end of the spectrum, baby boomers might want to look in a completely different direction, to Irwin Homes’ Montour Gardens in Birds Hill, just a few minutes north of Winnipeg. Luxury attached bungalows with two-car garages and large decks are close to the centre of town, within walking distance of a supermarket and strip mall, and right across the street from the popular Jonesy’s Restaurant and Lounge. “It’s one of the best locations in East St. Paul if you want to have walkable amenities,” says realtor Rick Jansen, who grew up in Birds Hill. “It’s very unique — and especially unique to East St. Paul — which is why we’ve had really good response from the market.”

This pipe should be visible, sticking up from the floor somewhere in the basement and will make a radon mitigation system easier and more efficient to install. It’s important to understand that this isn’t a complete radon mitigation system, but simply the starting point should one be required. The first step for all home buyers is to test for radon during the first heating season that they’re in their new home!
