“Our show homes are a catalogue of things we can do,” says Broadview Homes sales representative Terry Musick. The Qualico company’s Parade entries are based on standard plans, and show some of the available upgrades and room configurations. For example, its Monticello model on Red Sky Drive in Sage Creek was built with an 18- foot ceiling in the great room, but buyers can choose to use the space as a second-floor loft or fourth bedroom. There are two versions of the master ensuite, and options for a covered front porch and finished basement. Most buyers visit Qualico’s design centre to select colours and finishes, but shoppers who are quick off the mark can buy a show home as is.

“For a certain percentage of the market, they want to see what they’re getting,” Musick says. “And there’s that confidence that they have those selections that have been done by a professional designer and it becomes worry-free.” In contrast, Qualico company Foxridge Homes is a luxury custom builder, with a design team that tailors each home to specific clients’ needs. “The main advantage is you can literally design your space to suit it exactly to your lifestyle,” says Foxridge marketing manager Colleen Chaput. That might mean building a fully accessible home, adding a dog bath, or installing a two-person shower. The latter feature is on display in three Parade entries from Foxridge, along with knockout kitchens, multi- functional office spaces and laundry rooms equipped with high-end cabinetry and designer finishes.

Chaput notes that there is a nice blend of home styles and price ranges among the homes in RidgeWood West. “This also creates a great mix for someone who is a new homebuyer because there are so many options avail- able,” Chaput says.

“We like to outfit those spaces just as much as every other room,” Chaput says. There are also some thoroughly modern extras. Foxridge’s show home on Willow Creek Road in Bridgwater Trails has a covered deck with fireplace and TV centre for outdoor viewing, bold black features in the master ensuite, and in-vogue lighting fixtures, including a dramatic art deco number in a stunning walk-in closet. Hearth Homes took an art deco theme and ran with it in its show home on Fetterly Way in Taylor Farm, as an example of the continuity homeowners can achieve in a fully custom home. “This is a custom home from start to finish and everything works,” Hearth Homes design and marketing manager Liam Milne says. “We want to showcase that in our show homes so that people understand that this is an entire process.”

Two other Parade entries from Hearth show completely different style options. A bungalow on West Plains Drive in Sage Creek is a fresh take on mid-century modern, with acres of windows and a resort-style master bath, while the two- storey on Munnion Road in RidgeWood West is a crowdpleaser, with a large mudroom, a butler’s pantry and enough dining space to seat 14 people. All three homes demonstrate Hearth’s penchant for colouring outside the lines — but not too far out. “They’re not what you would normally see, and there’s nothing too crazy over- the-top,” Milne says. “They’re just beautiful, gorgeous houses that still fit in Manitoba and work for Manitoba clients.” Frequent Parade visitors don’t need a sign to identify builders’ signature styles. Maric Homes is known for custom-milled wood features, acres of built-in storage and functional luxury in every show home, keeping in mind that somebody is going to buy each house. “You don’t want to make it spectacular to look at and impossible to live in,” says vice-president of architectural design Peri Maric. “We try to make it luxurious and full of style and in the moment, but we don’t want to have it too flash-in-the-pan where the house looks dated in a few years, so we go for really classic, clean lines with a really modern twist.” Another distinguishing characteristic is the level of customization the company provides. “I sit down with every single client with a blank piece of paper and start from absolute scratch,” Maric says. “You can customize whatever you want with us … literally to the nail.”

With broad views of the nearby wetlands, this wide corner lot allowed for plenty of privacy. “We immediately felt this would be a nice place to live,” says Tony Tryhuk. “Yet, it’s still within minutes of every kind of amenity so it gives our family the best of both worlds.” Building a new custom home gave the Tryhuk family a chance to translate the lifestyle they envisioned for themselves into the design of their ideal home. Dur- ing the development process Paradigm Custom Homes worked closely with the family to bring their vision to life. “Paradigm showed us everything that goes into their construction, including their remarkable attention to detail,” he explains. “They were really open with us, allowing our family to come on site, which gave us the ability to make changes along the way. We were able to experience the space as it was being developed and to get a feel for what was on the plans and how they translated into an actual build.” “As a custom home builder, our goal is to bring people’s dreams to life,” says Jeff Baertsoen of Paradigm Custom Homes. According to Baertsoen, building cus- tom doesn’t need to be expensive. “It’s about giving the customer the flexibility to get what they want by using our guidance to help them stay within their budget,” he says.
“It’s quite peaceful to come home from work and be able to overlook the naturalized wetlands and wildlife. It’s as though you’re out in nature, yet you’ve got all of the conveniences of the city nearby.”
Three years later, Tryhuk has seen the community mature. “There’s a real pride of ownership in Oak Bluff West and you can see it through the homes and their landscap- ing. Our neighbours hold block parties throughout the year and I’m always seeing people walking or jogging along the paths. It really builds on that sense of safety and community,” says Tryhuk. “Oak Bluff West really is a connected community that continues to provide residents with plenty of room to stretch and grow,” says Tara Reid of Qualico Communities. Development continues to progress in Oak Bluff West with the servicing of 70 new lots this spring. With show homes

Homeowners are expanding their horizons in town-and-country developments throughout Manitoba

>> Home buyers are making a run for the border, and making developments beyond Winnipeg city limits increasingly hot properties in the process. Along with land, lots of land, buyers are leaning toward more natural selections in communities with preserved forests, rivers and abundant greenspace. And many are finding they can adopt a small-town lifestyle without giving up any of the domestic luxuries or conveniences of the city. Hearth Homes design and marketing manager Liam Milne says about 70 per cent of general inquiries of late are coming from people who want to live beyond the Perimeter, and while the City of Winnipeg’s Impact Fee bylaw is having … well, an impact, it’s not the only contributing factor.

“I think it’s a combination of lot prices and the impact fee,” he says. “The amount of lot that you get for the price that you have to pay in the city, you can get a half-acre just outside of the city with fewer architectural guidelines and no impact fee.” Headingley has become a prime destination, with new homes cropping up in Qualico Communities’ Taylor Farm, as well as nearby Oak Bluff West and Schinkel Properties’ Blumberg Trail. Typically, larger rural properties allow for expansive bungalows with decks and three-car garages. The Hearth show home on Fetterly Way in Taylor Farm adds some atypical elements with its modern take on a vintage theme — 1920s art deco. Swanky Jazz-Age themes and patterns are replicated in built-in details in the fireplace, dining and entertainment areas, along with striking light fixtures and spiffy colour schemes.

With extra-large country garages, Parkhill often adds extra conveniences to make them more user-friendly, as well — heating to accommodate workshops, a small overhead door for one stall to provide handy storage for yard equipment, and even hot-and-cold running water. “That’s for people who like to keep their cars clean and do it themselves, or if they’re gardeners it comes in handy.” While Oak Bluff West is less than 10 minutes from south Kenaston’s big-box stores, Thorsteinson says it has an air of serenity that makes it seem much farther from the madding crowd. “It’s more of a country feel, it’s not as hectic once you get out of the city.” In Blumberg Trail, Goodman Homes co-owner Jared Goodman says he’s seeing a sign that families are warming to that small-town atmosphere. “Front porches are coming back. This is a community where people want front porches, which says to me it’s more neighbourly. Usually you want

to sit on your back deck and not talk to your neighbours but in this community everybody’s putting front porches on, which is a nice thing to see.” And with lots about double the width of a city lot, Goodman says there’s also an advantage for folks who plan to age in place. “We’re starting one right away that is a 2,400-square-foot bungalow. That isn’t possible in a city development — you’d be taking up your entire lot,” he says. “If you’re considering the aging population that doesn’t want to be climbing stairs just to go to bed, a bungalow is a great alternative to a two-storey and you can still have a large home and be able to live in your home longer.”

Having a little more latitude with designs gives us the ability to vary designs and better meet the needs of customers in terms of the style and function they want.” Ventura Custom Homes general manager Glenda Sobey adds that the sheer amount of available land allows for a range of housing options, including well-appointed entry-level homes. “For example, we’re selling 1,450-square-foot duplexes with a full-size garage for $303,900. They feature beautiful finishes, open floor plans, large windows and second- floor laundry rooms. They’re built with young people in mind,” she says.
