Home security isn’t just about keeping intruders out, though. Many systems monitor everything from flooding to fire and smoke, and even sudden drops in interior temperature. Estabrook says a system that includes a flood detection component can pay for itself by alerting a homeowner as soon as water begins seeping into the basement or elsewhere, preventing extensive damage from occurring.
One of the most popular systems automatically closes the water main when it senses leaks, freezing temperatures or earthquakes. It requires no monthly service fees and can be controlled remotely from anywhere in the world. It retails for about $650.

“For people who have gone through the trouble of something like flooding it’s a no-brainer,” Estabrook says. Banks says his advice to anyone looking to upgrade their home security is to do a little research before choosing a product — and don’t let price be the only consideration. “Sometimes you get what you pay for. It’s an old saying but it’s true,” he says. “I recommend getting a system installed professionally and do it in stages if you have to.”
