Meander through a handful of Parade neighbourhoods and you’ll find front porches wide enough to hold a rocking chair or two, along with a side table for your pitcher of lemonade. There’s a new crop of gable roofs adorned with wood beams and ornamental windows, and you’ll see more modern farmhouses than you can shake a stick at.

YOU’LL FIND FRONT PORCHES WIDE ENOUGH TO HOLD A ROCKING CHAIR OR TWO, ALONG WITH A SIDE TABLE FOR YOUR PITCHER OF LEMONADE.

In the best of times, our home is a refuge from the outside world. Small wonder that in the worst of times granny-chic has become a trend as more of us embrace ultra-soothing homespun habitats. Vintage-look garage doors and gooseneck exterior lighting, mullion windows and acres of board-and-batten siding fill the traditional bill outside. Indoors, shiplap feature walls, apron sinks, barn doors and clawfoot bathtubs have reached peak popularity. Cont’d on page 8 6 Parade of Homes SPRING 2022

PHASE 2

On the overall design front, builders are tweaking communal spaces to meet our needs for increased flexibility and functionality. When our homes have to do extra duty as satellite offices, gyms, schools and restaurants, having one big open-concept space can be less than ideal. Along with lofts that provide semi-private chill zones, extra main-floor bedrooms that can double as dens or home offices are becoming more common. Micro-offices and homework nooks are proliferating, and while powder rooms are still handy near mudrooms and garage entryways, more families are opting for full bathrooms in those spaces. Speaking of mudrooms, they are pouring on the charm these days, with benches and hooks and cubbies that keep the area neat and looking sweet. Partial walls, galley kitchens and butler’s kitchens allow for some clean separation in main living areas. And that old standby haven, the primary bedroom, hasn’t lost any of its lustre. >> AS A HOCKEY DAD, Ryan Faucher got a pleasant surprise when he and his family moved to St. Adolphe 14 years ago. He didn’t have to set an alarm to get to a practice at the crack of dawn. Minor hockey teams had ice time at the civilized hour of 5 p.m.

“Kids can play hockey on the street and it feels safe,” says Faucher, who is the RM’s economic development officer. The area has seen robust growth over the past six years, thanks largely to two residential developments — Tourond Creek in St. Adolphe and Grande Pointe Meadows at Grande Pointe. St. Adolphe Coun. Ron Mamchuk says the RM is attractive to young families who like the small-town atmosphere and appreciate its close proximity to Winnipeg’s amenities. “It’s so close to the city. About 85% of the people work in the city or the surrounding area,” Mamchuk says, adding it’s only a 15-minute drive from St. Adolphe to St. Vital Centre. Grande Pointe is even closer, about seven minutes from Winnipeg to the north, or seven minutes from Ile des Chenes to the south. Mamchuk, who was among the volunteers who helped build the St. Adolphe Arena in the 1970s, says he was impressed to see the community spirit at play when the town was one of four finalists in the Kraft Hockeyville competition last year. It didn’t take top spot, but it did earn $25,000 for arena upgrades, plus $10,000 for minor- league hockey equipment.

GROWING COMMUNITY FROM THE ROOTS UP IN BISON RUN

By Samara Funk

Spring is arriving and many gardeners are itching to dig out their trusty garden tools and seed packs. Luckily, residents near Waverley West have access to a temporary community garden located in a future phase of Bison Run at the end of Northridge Road, off John Angus Drive. Now on its second year, Bison Run’s community garden hosts 54 garden plots that can be filled with a variety of fruits, vegetables and flowers. It also includes apple trees and seating areas to provide a relaxing space for residents to engage with one another. Barb Pearce, a nearby resident and Manitoba master gardener in training, has three family plots where she gardens with her son Kowen and daughter Jessica. “This is my daughter’s first garden,” says Pearce. “My family has always hoped to have a community garden close to home that we could bike or walk to.” In its first year, the community garden quickly reached full capacity and more plots were added to the original plan to accommodate the surge of interest. “In one season the garden has become a meeting place for families and neighbours,” says Pearce. “I love how happy everyone is to have a garden plot. You can see the joy on their faces and in their kids’ laughter

and excitement when they come to check on their plots — it’s wonderful.” The discussion around the temporary use of future land development started in 2020 when Janice Lukes, city councillor for Waverley West, began receiving inquiries from nearby residents. “I reached out to Qualico, and “IN ONE SEASON THE GARDEN HAS BECOME I said, ‘Look, we’ve got a pile of gardeners. Do you have any land we can use until your developments are built?’” Lukes recalls. “And they said yes, so that was exciting.” Qualico Communities works with farmers and community groups to keep land that is slated for future development productive until it is ready to be developed. “When we received this request, we thought this would be a great use of the land while it’s sitting and waiting for Bison Run to be developed,” says Mike Armstrong, operations manager at Qualico Communities. From there, a big group effort was made to make Bison Run’s A MEETING PLACE FOR FAMILIES AND NEIGHBOURS.”

community garden a reality. While Qualico Communities provided access to the land for the Canada Pakistan Trade and Cultural Association to lease annually on behalf of the garden group, Pearce and her family staked out the garden plots. Lukes handed out flyers to find local volunteers to help with tasks such as putting up a deer fence, weeding, and creating pathways between plots. The Sri Lankan Association of Manitoba helped write grant proposals while the City of Winnipeg supplied wood chips, compost, and water. “I’ve had many fellow gardeners tell me how much the garden means to them,” says Pearce. “Not just for food but to see things grow, be outside, observe wildlife, watch the sunset, and wave to fellow enthusiasts. It really touches me that the garden gave us all a lot more than just produce.” Pearce adds, “This was despite having a brutal gardening year with no rain and too much heat. It was a lot of water hauling by hand for everyone, back-breaking stuff, but we all did it and the garden grew.” For this upcoming 2022 growing season, Lukes is planning to add a pollinator garden to the space. “Attracting pollinators such as bees and butterflies will in turn help pollinate the fruits and vegetables in the garden,” says Lukes. “As a councillor you try to do good community projects, but some of the projects turn into incredible initiatives in ways that you never could have imagined. This community garden is one of those projects.” To inquire about garden plot availability, ask questions or offer support, please email SouthPointeCommunityGarden@ gmail.com . There has been immense interest in the new community of Bison Run and Qualico Communities is diligently planning Phase 2 now. To learn more about this new neighbourhood visit www.bisonrun.com .

GENSTAR INVITES YOU TO MAKE FRESH CONNECTIONS, WITH NATURE AND NEIGHBOURS, IN SUMMERLEA

NEARLY 20 ACRES OF LAND WITHIN THE NEIGHBOURHOOD WILL BE SET ASIDE FOR GREENSPACES, INCLUDING NATURALIZED PONDS. IN ADDITION TO THE WALKWAYS THAT CONNECT TO THE CENTRAL GREENSPACE, THERE WILL BE OTHER PAVED PATHWAYS FOR WALKING OR BIKING THAT FACILITATES EASY ACCESS TO SURROUNDING PARKS AND TRAILS. The overall goal for Summerlea is to redefine the modern conventions of community and livability. Nearly 20 acres of land within the neighbourhood will be set aside for greenspaces, including naturalized ponds. In addition to the walkways that connect to the central greenspace, there will be other Summerlea residents will also enjoy the close proximity to a neighbourhood commercial site, and a larger commercial development at Transcona Square. And for Summerlea families, there’s plenty of local education and child-care options as well. A sense of belonging is fundamental to our sense of happiness and well-being — and that’s exactly what Summerlea offers. A place where cars, unknown neighbours, and fences are replaced with "hellos" and a connected, diverse, and lively community of people. This new neighbourhood provides home buyers the opportunity paved pathways for walking or biking that facilitate easy access to surrounding parks and trails. to live the life they’ve longed for, a community where the look and feel of each street is as diverse as the people who live there. POH

For over 70 years across North America, Winnipeg-based developer Genstar has built a reputation for creating communities with innovative amenities, lasting value, and outstanding community pride. More recently, the company unveiled plans for its newest community, Summerlea, located right back where it all began for Genstar in 1950: Transcona. AND NOW, IMAGINING WHAT IT WOULD BE LIKE TO LIVE IN SUMMERLEA IS EASY. DURING THE SPRING PARADE OF HOMES, SUMMERLEA BUILDERS HAVE FIVE BEAUTIFUL SHOW HOMES READY TO BE TOURED IN THIS NEW AND VIBRANT COMMUNITY. Inspired by the layout of Winnipeg’s historic neighbourhoods, Summerlea was designed with a traditional grid street system and central greenspace. This was intentionally done to foster the development of a close-knit community that celebrates diversity. Genstar’s vision for Summerlea is to

create a community that emphasizes connecting with friendly neighbours, while providing an affordable and appealing environment for people of all ages and life stages. This people-first focus can be seen in neighbourhood features like the extensive pedestrian network, which links to the central greenspace to make it easy for residents to meet, keep active, and connect to the natural environment. The architectural character of the neighbourhood draws from the theme of early prairie settlements, with homes that blend the traditional forms and features of the classic farmhouse style with progressive materials and contemporary details. This serves to create a one-of-a-kind aesthetic that is perfectly suited to a modern, yet relaxed lifestyle. Additionally, Summerlea offers a wide range of home sizes, styles and custom options within this general framework. The diversity of home types is designed to appeal to a wide range of homeowners — which makes Summerlea the perfect choice for first-time home buyers, families, and people looking to settle into their forever-community, all for an affordable price.

He notes that other family-friendly amenities in his ward include a day care for 113 children and the dual-track Kindergarten-Grade 8 École St. Adolphe School. There’s also a curling club, and in pre-pandemic years, folks only had to travel as far as the St. Adolphe Parish on Main Street to attend an old-fashioned fall supper. In warm months, the St. Adolphe Drive-in serves pizza, poutine and burgers, and at the St. Adolphe Motor Inn, Monday is officially wing night. Unofficially, every night is wing night, since the restaurant advertises 66 flavours, from classic buffalo to peanut butter and jelly. Parks, playgrounds, a baseball park, ecological reserve and a scenic leg of the Trans Canada Trail are among the RM’s many outdoor attractions. Faucher says another advantage of the small-town lifestyle is that it’s easy to get to know your neighbours, and to get involved in the community. He notes that construction on the new Grande Pointe Clubhouse was entirely community- driven, thanks to the Grande Pointe Homeowners Association. Single-family homes with three-car garages are common, but the RM offers a variety of housing options. Construction is expected to start this year on an age-friendly bare-land condominium development, The Villas at Grande Pointe Meadows, complete with bocce and pickleball courts.

ANOTHER ADVANTAGE OF THE SMALL- TOWN LIFESTYLE IS THAT IT’S EASY TO GET TO KNOW YOUR NEIGHBOURS, AND TO GET INVOLVED IN THE COMMUNITY.

Walking up the driveway, you’re greeted by bold black window and door frames that match the dark siding, while the chestnut-brown double-garage door matches the brown panels surrounding the feature window above. The front door opens into a wide hallway with gleaming engineered hardwood floors. To the left, a powder room is tucked off a short hall between the foyer and garage entry. Straight ahead, the main hallway offers connections to the basement and second floor before opening up into a giant kitchen, great room and dining room which together form the heart of the home. “The kitchen is really big,” says Signature Homes sales agent Gary Zhu. “The island can fit maybe five people instead of three. It’s like a bar.” The maple cabinetry features a rich walnut stain on the island and lower drawers, with white upper cupboards and a chimney-style range hood. A creamy tile backsplash matches the giant slab of quartz on the island and the smaller quartz countertops along the walls. Helpful extras for the family chef and cleaning crew include soft-close drawers, under-cabinet lighting and a handy pullout garbage bin next to the dishwasher. In other words: No excuses.

THE FRONT DOOR OPENS INTO A WIDE HALLWAY WITH GLEAMING ENGINEERED HARDWOOD FLOORS.

There isn’t a dull moment in this kitchen thanks to nine-foot ceilings and three-panel patio doors in both the great room and dining room, offering up plenty of natural light. A built-in speaker system makes this welcoming space the official spot to feast, play and chill — as if the bar seating, party-sized dining area and rich teal-hued fireplace/entertainment unit weren’t enough to keep the social vibe going. Off the great room, an inviting aspen-railed staircase with metal spindles takes you up to an airy second floor, which has soft, plush carpeting throughout. The sunny primary suite is more like a separate wing. An eye-catching transom window above the bed along with four other large window panels in the room means you can catch some rays without leaving the sheets. “We love sunshine, right?” laughs Zhu. A spacious en suite includes a soaker tub, a dual ultra-long vanity with the same walnut cabinetry and quartz countertops as the kitchen, a water closet and a giant off-white curbless shower. >> COUNTRY LIVING is a pandemic trend that’s here to stay. It’s hard to go wrong when you don’t have to sacrifice luxury for some peace and solitude away from city lights. Gino’s Homes’ latest show home at 80 Fetterly Way is a winner for those seeking refined refuge beyond the Perimeter. The veteran builder’s stunning 1,796-square-foot walkout bungalow boasts all the grandeur of a pristine city abode within the quiet rural setting of Headingley’s Taylor Farm. your home… your way After an epic journey up the four-bedroom, three-bathroom home’s sprawling driveway, it’s easy to see why a home like the Fetterly Way showpiece sells itself. “It has a very unique design,” says sales agent Jerzy Piotrowicz. Gino’s Homes has been in the residential construction business in Winnipeg and the surrounding area since 1968. These days, the company can hardly keep up with demand, with most homes selling before they’re even completed.

The triple-car side-entry garage and chic, black-accented charcoal stone-and-stucco exterior make a great first impression, and the interior follows suit. With its wall-sized windows, regal 12-foot ceilings, modern kitchen, bold black fireplace feature wall, primary-suite balcony and gold accents throughout, this house makes a statement. Perhaps the most standout (and functional) feature of the kitchen is the wall of floor-to-ceiling wood-finish cabinets making up a pantry — which opens into a walkway with even more cupboards. On the other side of the pantry? More storage, of course. Coming in at a close second are the gold accents — on

It’s very classy.” The main floor’s multi-toned laminate flooring continues into an airy primary suite that’s big on windows and closet space (including built-ins and a giant barn door), but your eyes go straight to the balcony overlooking the nearby lake. the drawer pulls, the lighting fixtures and even the faucets. It’s a pleasantly impressive touch against the otherwise neutral palette of taupe, grey and white. Along with the pantry, the kitchen’s cabinets, drawers, range and built-in appliances are oversized. Quartz countertops and a sleek white island with even more storage round out the welcoming space. Gino’s went big on the gold touches in the en suite, especially with the freestanding faucet for the deep soaker tub — perhaps the home’s most dramatic splash of gold. The luxe stone-look tile floor also surrounds a huge shower with — you guessed it — a gold rainfall shower head. Two carpeted secondary bedrooms, a full bathroom and an efficient mudroom with a built-in bench and locker-room style hooks round out the main floor.

PRIMED FOR ENTERTAINMENT, THE LOWER-LEVEL FAMILY ROOM HAS SPACE TO ENTERTAIN ALL YOUR FRIENDS.

Like many luxury bungalows these days, 80 Fetterly Way has a fully developed walkout basement with 10-foot ceilings. What sets this one apart are the massive windows that make it hard to believe you’re below ground level. “The basement is a second floor,” says Piotrowicz. “It’s got a walk-in closet and it’s got a bedroom with an en suite.” Primed for entertainment, the lower-level family room has space to entertain all your friends. Plush neutral carpeting throughout and an entertainment unit over geometric wall art create a cozy vibe. There’s also a sunny sitting room that could easily be converted to a fifth bedroom or office space. It all opens to a rear patio overlooking a lush, fenced-in yard near a lake surrounded by tall grasses — a view best taken in while

sipping a cold beverage on a lounge chair during the warmer months. Now that’s country living.

FAMILY DRAMA — Cont’d from page 27

Zhu says the walk-in closet — which connects to the second-floor laundry room — is more like a small bedroom. In fact, all three of the upstairs bedrooms are built to hold all of the many things a family accumulates over the years. “If you have children, all of their rooms have walk-in closets, and they are big rooms,” he says. The storage solutions don’t end there. Back downstairs, perhaps the most convenient feature is a sizeable pantry with built-in shelving located in the mudroom between the garage and the kitchen. It lets you unload your groceries from the car directly into the pantry, or go a step further into the kitchen with items that need to go in the fridge. Practical homeowners will also appreciate the included LG appliances, family-sized 60-gallon hot water tank, wide- open basement with nine-foot ceilings, and waterproof flooring in the upstairs bathrooms. With the Victoria, Signature Homes achieves a neat balance of fashion and function that epitomizes the modern farmhouse. Even Grandma would approve. THE WALK-IN CLOSET — WHICH CONNECTS TO THE SECOND-FLOOR LAUNDRY ROOM — IS MORE LIKE A SMALL BEDROOM.

Manak HOMES SHOW & TELL

Presentation SPECIAL MULTIPLE DESIGN CHOICES INSPIRE PARADE VISITORS MANAK HOMES — 7 Sheilagh Ball Cove — Devonshire Park 36 Parade of Homes SPRING 2022

By Pat St. Germain — Photos courtesy of Manak Homes

>> AMRIT MANAK IS delighted when clients ask for a specific feature after seeing it displayed in a Manak Homes show home. His newest Parade of Homes entry in Transcona, a four-bedroom two-storey in Devonshire Park,

gives potential buyers a wealth of cool options to consider, and it has already inspired clients who are impressed with his design choices. “I wanted to make it as modern as possible, but with a bit of farmhouse,” he says. Cont’d on page 38

Parade of Homes SPRING 2022 37

SPECIAL PRESENTATION — Cont’d from page 37 Manak has both of those bases covered with his choice of luxury vinyl wide-plank flooring in a natural wood tone. It covers most of the main floor and, in an unconventional move, he also used it upstairs — in the hallway, open loft area, laundry room and all three second-floor bedrooms. “It has a nice hardwood look,” he says, adding more clients are going against the grain and dispensing with wall-to-wall carpet in bedrooms after seeing how they look with a beautiful bare floor. “The majority of our clients are now asking for luxury vinyl.” The 2,111-square-foot house at 7 Sheilagh Ball Cove also shows off a variety of tile styles in its three bathrooms. Large-format black octagonal floor tiles appear in the second-floor family bath and in the full main-floor bath at the front of the house. In the primary en suite, the same pattern appears in small-format white tiles on the floor, and in small black tiles on the shower floor, with a herringbone tile wall in the shower and behind the stand- alone bathtub. The black-and-white theme repeats throughout the home. The extra-large primary en suite’s floating dual-sink vanity has black cabinetry topped with a white countertop, while the family bath has a white vanity and black countertop. In the kitchen, an island with a black base and white countertop sits opposite a black range set between black countertops with white shaker-style cabinetry that extends all the way to the ceiling.

THE BLACK-AND-WHITE THEME REPEATS THROUGHOUT THE HOME.

Another theme that reappears throughout the house is a sense of luxurious space. The laundry room is surprisingly big, with a utility sink, plenty of storage and counterspace, and floorspace to spare. It could easily accommodate a piece of gym equipment, a sewing table or a desk. The foyer is another unexpectedly roomy area, and it’s light and airy, thanks to the staircase that opens up to the second floor. A main-floor bedroom directly off the foyer could double as an office or a mini in-law suite, since it’s located right next to the main-floor bath. Manak points out that a separate entrance to the basement at the side of the house would make it easy to create a larger secondary in-law suite in the basement as well. Not surprisingly, some clients have already taken him up on that option. POH Parade of Homes SPRING 2022 39

The built-in entertainment unit in the great room is outfitted with over-sized black tiles, since Manak wanted it to have as few grout lines as possible. An electric ribbon fireplace is built into the bottom, and a wall-mounted TV set is practically hidden when it’s turned off. Black hardware in the kitchen and bathrooms is right on-trend, and so is the funky geometric wallpaper that adorns feature walls in the dining room and loft. The theme reappears in industrial-geometric pendant lights over the island and dining table, and in ceiling fixtures in the chill loft area and over the staircase. The primary bedroom has a unique lighting feature in its tray ceiling. LED strips built into the truss change colour, from green to blue or white, to suit your mood.

LANDSCAPING

BRICKS

& STONES Hard choices for patios, walkways and decks By Jim Timlick Photos courtesy of Barkman Concrete >> IT’S OFTEN SAID that a person’s home is their castle, and that has probably never been more true than during the pandemic. With many people working remotely and taking staycations, additional time at home has compelled us to look at what we can do to fix up that castle. In fact, a recent study conducted by Abacus Data indicated almost one in two Canadians have already done or are planning to do some kind of home renovation during the pandemic.

40 Parade of Homes SPRING 2022

One area that has drawn the attention of many homeowners is their outdoor living space, which in turn has driven a surge of interest in hardscaping — using pre-cast landscaping materials such as stone or brick to build features such as patios, pathways and walls. “When COVID hit, people couldn’t really travel so their attention became focused on improving their home,” says Peegy Ontong, marketing manager for Manitoba-based Barkman concrete products. “As a result, people have started to think more about, ‘What can I do to spice up my backyard aside from just having a lush garden?’ ” Ontong says the first thing anyone contemplating hardscaping for their yard should consider is how they plan to use the space. That includes thinking about what your day-to-day schedule looks like and how you and your family typically gather. “Some people still want to have their grass, but they also want to have a gathering space where they can set up a patio and table and bring out food in the summer. If so, maybe you can isolate a 12-by-12 space in the corner for a patio,” she says. Cont’d on page 44 Parade of Homes SPRING 2022 41
