Jamie and Kelly Martin enjoy living in Oak Bluff West so much that they built a home there — twice. The couple first built a bungalow with Sterling Homes in 2015 and lived there with their son for three years. When they decided to have another child, they worked with their agents to build a brand-new two-storey home on a picturesque lot overlooking the wetlands in Oak Bluff West, just a street away from their previous home. In the fall of 2019, they moved into their Sterling home before welcoming their daughter in June 2020. “We are very happy with our Sterling home. It is the perfect home for our family. We have a beautiful view of the wetlands across the street that our main floor bonus room and upstairs loft look out to,” Kelly says. “The most wonderful aspect of our house is that there is a space for everyone in the family to enjoy, whether it’s relaxing or spending time together. It’s the perfect house for the kids to grow up, to host friends and family gatherings and,

community gatherings,” she says. “In addition to the local amenities of Oak Bluff, residents have a short 10-minute drive to Kenaston Boulevard for all the conveniences of the city.” This fall, six bungalow show homes will be available for viewing on Longview Lane in Phase 5, showcasing new layouts and exterior features. As Oak Bluff’s appeal continues to grow, residents are already embracing the new enhancements to the community. Brad Erb, reeve of the RM of Macdonald, highlights the increasing excitement surrounding the recently opened splash pad and the 74-space daycare within Oak Bluff. “The new daycare brings much-needed capacity for children in the area, and the location couldn’t be better with the nearby school and splash pad,” he said. “The splash pad is the first step in developing an outdoor recreation space in Oak Bluff that will increase opportunities for residents throughout the municipality to get outside and network with others during the summer months.” Tara Reid, sales and development manager for Qualico Communities, notes that the rec centre is also a valuable facility in Oak Bluff. “The recreation centre is busy year-round with winter and spring sports as well as a variety of other organized activities and

It leads out to an optional front balcony.” Suffice it to say the walk to the primary bedroom is exhilarating, with a 15-foot- long catwalk with tempered glass border creating a light-filled entryway to the beautifully isolated space. “Parents will love the primary bed- room,” he says. “It has its own private covered balcony through a sliding patio door on its side wall, as well as a large walk-in closet and a gorgeous ensuite. Whether you’re a newcomer to Winnipeg or you’ve lived here your whole life, Ladco commu- nities offer a range of appealing housing options. Its latest developments are Highland Pointe in the northern part of the city and Prairie Pointe in the south. “A driving force with new-home communities or new-home develop- ment is immigration,” says Michael Carruthers, Ladco’s manager of land development. “We do see that there’s lots of em- ployment opportunities in Winnipeg. Immigration, certainly in the medium term, is going to be fairly strong, so this translates to strong and varied ethnic communities in our developments.” Since it launched in 2021, Highland Pointe has been bustling with activity. “We’re entering into our second stage of house building and we’re servicing Phase 3,” Carruthers says. “Phase 2 includes 317 single-family, duplex and townhome lots. We’ve developed a park with a play structure and a picnic shelter. It’s pretty new,

quite a variety of housing in both of our communities, from townhomes to amenity single-family lots with homes on the lake and everything in between. We’re trying to be inclusive and provide a variety.” Some multi-family developments are also being planned with an apart- ment complex underway in Highland Pointe next year, he adds. For Carruthers, who has been with the privately owned company for going on 18 years, it’s satisfying to see the projects progress from beginning to end. “The best thing I like about this is that you get to see things from start to fin- ish. It takes a long time for a community to go from planning to completion. Likewise, Prairie Pointe in Waverley West has also been active since it launched in 2015. “We’re about halfway through Prairie Pointe. We’re servicing Stage 7,” he says. “It’s a large community, about 640 acres and about 3,000 lots. It will be a big community when it’s done.” Both communities offer a variety of homes to fit different budgets. “We try to provide a mixture of housing, so we have single-family lots that back onto parks and lakes that are higher-end amenity homes,” Carruthers says. “We also have standard single-fam- ily front drives. We’re bringing on townhomes, duplexes and smaller single-family lots also. So there is

The school, which is expected to open in September 2024, will accommodate 450 students as well as a 74-space daycare program. No matter what age or stage of life you’re in, there’s something for everyone in Sage Creek. 

The building will include underground parking, a fitness centre as well as an owners' lounge,” Reid says. “The location is perfectly situated within the Village Centre, which offers easy access to retail and service amenities as well as the trail connections for getting out and enjoying the communities’ open spaces.” Looking ahead, The Meadows Retirement Residence will join the Sage Creek community in 2025. Adam Janzen of Janzen Projects, the developer responsible for The Meadows, said this project is geared

The community of Bison Run is on pace to be a popular place to call home in south Winnipeg. Kraig Bradley has been working with builders and clients at The Brick for more than 25 years. A senior sales consultant, he appreciates being able to provide customers with valued products and information about anything they want to know regarding home appliances. Bargain-hunting Winnipeggers like a bang for their buck, and for those building a dream home within a budget, Bradley en- joys seeing that come to fruition. “There’s a lot more options than the Canadian public knows. We are fo- cused on saving you more,” he says. “That’s what I enjoy the most: being able to bring that to clients and customers.” Midnorthern Appliance, a banner within The Brick Commercial Divi- sion, specializes in widely ranging ap- pliance products. The Brick has been

in operation since 1971 and now has more than 200 stores and over 5,000 employees. That translates into an abundance of selection but, as with many other areas of life, being well-or- ganized is key. For Bradley, planning ahead is a priority when deciding on appliances for your home. “We need to have the specs for what you want in your kitchen, purchas- ing with enough lead time to make sure everything is here. Not every- thing is in stock, and many items and specialty packages have to be ordered in,” he says. “The pandemic has most definitely affected us. There are component issues in the manufacturing with some brands. There are still issues with parts, teaming up with differ- ent distributors around the world.

In the last five to six years, we’ve seen the most changes. With Wi-Fi, you have the capability of preheating the oven from wherever you are before you get home or you can turn off the oven from the couch. Most major brands have that capability,” says Bradley, about the ability for users to monitor appliances via a smartphone app. “Samsung is probably one brand that is truly a smart appliance brand. If you want a smart product, they’ve got it. Others are right there behind them.” The array of home appliances to choose from is vast, and beyond being functional and attractive, they can be intelligent too.

construction. Now his three sons represent the third generation in the family business. “Every year, their summer job is on the job site. My oldest son Colby is overseeing one of our condo projects in Sage Creek as a site supervisor. My middle son Brady is in the office working with the accounting department. My youngest son Dylan is where we all started, which is sweeping out houses and cleaning up the sites. Also, my nephew Blake is working with Dylan on the job sites,” he says. “Everybody puts in hard work in every aspect, and everyone’s important. There’s no one above anyone here.” In addition to three generations of the Jaquet family, the company relies on the expertise of many long-standing staff members.

a bold move during an era of dou- ble-digit interest rates. “He built the company over the years and kept expanding and gaining name recognition,” says Jason Jaquet, Randy’s son who now serves as the company’s vice-president. “We’ve always been very humble with where we started from. My father grew up in St. Vital and the running joke in the industry is that we’re just a small builder from St. Vital — and that’s the way everyone treats it here.” Growing up in the new home building industry, Jason got his start cleaning job sites as a teenager and worked his way through all aspects of new home

At the same time, Randy remains involved with the company he founded, although he’s enjoying a well-deserved reprieve from the day-to-day operations. “My father is still involved but he’s earned a semi-retirement down south. His vision was to provide good quality homes that people would be proud to own. We wanted to have longevity in this industry, which he’s provided,” Jason says. “Since I’ve been running Randall Homes, I’ve been doing things a little differently but still staying true to his vision.”

“Our office manager Barb started with my father 40 years ago. Our produc- tion manager Vince has been here for 25-plus years. George, our drafting manager, has been with Randall for 20-plus years. Our service department manager has been with Randall for 15-plus years. Leanne, who is our accounting manager, and Greg, who is the production manager of Avanti and multi-family, have been with Randall Homes for 12 years,” Jason says. “Our team has always worked well with each other. The tradespeople we have for Randall Homes have also been outstanding. We have some

tradespeople who have been here for 30-plus years and now their children are taking over. The loyalty that we’ve been able to earn from these trades- people is just amazing. Our suppliers that we have worked with from Day 1 to present have been great.”
