Didn’t Get to see everything you wanted at last year’s Fall Parade of Homes? Don’t despair. This year’s Spring Parade of Homes is giving Winnipeggers a second chance. The 2012 Fall Parade had a record number of entries, and with 126 homes on display, many people did not get to view every home they were interested in. Although some of the homes were sold, a great number will be on display again during the Spring Parade, along with new houses that will be open to the public for the first time. “The Parade is a fun way to spend a Sunday afternoon or any other day,” says Mike Moore, President of the Manitoba Home Builders’ Association. “It’s a break from going home and watching TV. It gets you outside. You’re outdoors with lots of people, seeing something new. “It’s a social setting, like taking a walk in a park, except there’s more to see and you never know when that (home- buying) bug might bite you.” Mr. Moore says the 2013 Spring Parade will showcase 124 new homes in 30 neighbourhoods created by 37 MHBA member builders. “We have larger neighbourhoods now and all the build- ers want to be featured there. You can go in and see 10 to 12 homes in the same area. We’re also seeing tremendous growth in the outlying communities.

Brimming With Confidence From mega projects to return of the Jets, home builders have every reason to feel optimistic

With all the talk of a housing bubble, some current and prospective home- owners are getting nervous. Is the same crash experienced by Vancouver also inevitable for Manitoba’s housing industry? According to Mike Moore, President of the Manitoba Home Builders’ Association, you can’t believe everything you read. “Even our local media runs Canadian Press stories that were written in Toronto and Van- couver. The trouble is, if you only read forecasts out of Toronto and Vancouver they’ll make you think Canada is having a housing bubble, when really just Toronto and Vancouver are having one.” Even though Manitoba is in the same country, it might as well be in another world as far as the housing industry is concerned, Mr. Moore says. “We have a more balanced market in Mani- toba, with single family detached homes and multi-family units selling about the same. There’s demand for both. We’re not reliant on one type of housing. Our housing market is diversified.”
Far from a housing bubble, the MHBA is predicting another strong year for Manitoba, second only to last year, which set records for new housing starts. Mr. Moore says that new home starts surpassed 4,000 units in Winnipeg and more than 7,000 in Manitoba last year. The Canada Mortgage and Housing Corpo- ration forecasts only 200 units less overall for Mani- toba in 2013. “We have another dynamic year forecasted. We won’t do quite the same volume we did in 2012, but 2012 was an unbelievable year,” he adds. “Those were amazing numbers, and this year is likely to be second only to last year. If it’s second only to our best year, that’s pretty good.” Snow is still on the ground, but already local builders are keeping busy. “We’re very optimistic. We’re already busier than we’ve ever been at this time of year,” says Gerry Trotti- er, owner and general manager of Southwynn Homes. “A home in Manitoba is a fabulous investment. It’s one of the best investments people can make right now, and the beauty of it is that the interest rates remain so low.”

Cont’d on page 8 Mr. Moore feels such successes as the return of the Winnipeg Jets and the recent spate of major build- ing projects – including the development of south- west Winnipeg with IKEA as well as the new Bomber stadium, the Canadian Museum for Human Rights and the transit corridor – have bolstered the hous- ing industry and vice-versa.
The local resale market is also strong, with an increase of be- tween four and five per cent last year, Mr. Moore says. “Homes continue to increase in price on a regular basis and the apartment vacancy rate is still under one per cent. We have a three month inventory of houses with half as many re- sale listings per capita as other major Canadian cities.”

“These are all mega projects. People have to work on these projects and they have to live some- where while they’re working,” he says. “Wherever we’re seeing new housing going up we’re seeing new businesses too. “We’d like to think IKEA’s decision to come to the city was partly influenced by all the new housing developments.” Robert Wickstrom, owner of Hearth Homes, agrees with Mr. Moore that the trend of a strong local housing industry will continue. “We haven’t really felt any change in Winnipeg and Manitoba. The market is very good. Our com- pany expects to be on par with where we were in 2012,” he says. “The number of builders belonging to the home association has increased every year. Every year it
seems to get busier. The Parade has definitely grown over the years. It used to be held only once a year, in the fall.” The city’s plan to welcome 12,000 immigrants per year has also height- ened the demand for more homes. “It’s nice to be busy, there’s no doubt about it,” Mr. Wickstrom says. “The only negative impact it may have is that it may take a little lon- ger to get a house finished. Houses are getting more complex as well. “The competition is stiff out there. There are very diverse products for people to see. We’re trying to do things just a little bit differently, but functionality of design is still very important.” Not even the prospect of rising property taxes is expected to have much impact on the industry, says Frank Controneo, Sales Manager for Artista Homes. “I don’t think the property tax increase is going to be a huge deter- rent to buyers in our sector,” he says. “We’re full of optimism. We’re not seeing any slowdown in Manitoba, and we’re looking forward to an awesome 2013.”

Southern Comfort Diverse blend of options in southeast a perfect fit for many lifestyles

There’s never been a better time to set down roots in southeast Winnipeg. Along with stunning housing and condo de- velopments, gorgeous green space and quick access to St. Vital Centre and the Winnipeg Blue Bombers’ new Investors Group Field, the area affords easy access to major highways for com- muters. It’s no wonder 25 to 30 per cent of the city’s building permits are going to the area east of the Red River and south of Dugald Road. “Slightly over a quarter of Winnipeggers prefer to live in that corner of town,” says Eric Vogan, Vice-President of Qualico Communities.
“The southwest has always been the most pre- ferred area of the city in terms of where people buy new homes, but the southeast has always had a big presence with River Park South and St. Vital.” More recent developments include the pe- destrian-friendly Sage Creek, the quaint but stylish Waterside Estates and numerous condo complexes such as The Legend at Creek Bend, Oxbow on the Seine, Royalwood Estates town- homes and The Oaks Condominiums, just down Highway 59 in Ile des Chenes. There are good reasons why more home buy- ers are looking to the southeast. For one, ame-

outside the city,” Ms. Matias says. “Sage Creek is right at the Perimeter, but it’s nice that we don’t have all that traffic. We wanted somewhere where our son could ride his bike and I felt safe.” Sage Creek currently has 1,000 homes, with 2,000 more to come, along with a mix of condos, townhomes and a Village Centre for essentials like a dentist, gro- cery store, bank and coffee shop. But the booming community’s real draws are its diverse homes – no two house ex- teriors are the same – and its walkable trail system, framed by tall grasses that help sustain its pond system. “It’s been an exciting development to start up because we’re able to incorpo- rate a lot of principles that reach back to 1960s and 1970s and even earlier eras where there was a lot of variety in the development and a lot of services,” Mr. Vogan says. “We think Sage Creek will be seen as a very complete community.” River Park South, on the other hand, is nearing completion. The neighbour- hood just north of the Perimeter High- way near St. Vital Centre has been a work in progress since 1975 and boasts 7,500 homes. Its fourth and final phase will see 600 more homes built on its southern edge over the next five years.

There are 40 schools in the area, and it’s also home to the Jon- athan Toews Community Centre and its indoor hockey rinks, meeting facilities, gym and lawn bowling greens. “River Park South is the only neighbour- hood in the city that can brag about hav- ing two lawn bowling greens,” Mr. Vogan laughs. St. Vital Centre is a short drive for most of the area’s residents – and just a walk for many. Most communities have their own grocery stores, banks, libraries and parks. And there’s no shortage of greenery, from the winding trails and forests along the Seine River to the tall prairie grasses sur- rounding the ponds of Sage Creek. It’s an area Candice Matias and her hus- band Marlou Cruzat chose to raise their two-year-old son, and they doubt they’ll ever look back. “We’ve always liked the area,” says Ms. Matias, who works in Garden City but doesn’t mind the private time her 20-minute commute provides. Mr. Cruzat has virtually no travel time to his job at the Royal Canadian Mint, just on the other side of Lagimodiere Boulevard. “We decided to move to the south- east because with IKEA going up in the southwest it just seemed too congested. We wanted to be away from that but not

Southern Comfort Cont’d from page 11 “One of the things that we’re finding is that people who already live in River Park South, in the next couple of years this will be their last chance to get a new home,” Mr. Vogan says, adding “there are some fancier houses coming in.” At least six of those homes will be on dis- play during the 2013 Spring Parade of Homes. A&S Homes, Ventura Custom Homes, Broadview Homes, Sterling Homes, Randall Homes and Kensington Homes all have show homes in the Parade. The newer Waterside Estates should also make a splash in its second Parade of Homes. With a mix of multi-family and single family homes of all sizes surrounding a man-made lake, the community off Dugald Road, just west of Plessis Road, is convenient to the Regent Avenue strip. “It’s got great access to the whole Regent area, where there’s a fair amount of shop- ping,” says Joshua Rist, General Manager of Discovery Homes, whose contemporary walkout bungalow at 15 Mockingbird Lane will be featured in the Parade. “It’s great for people going to work as there isn’t a huge amount of traffic in the area,” Mr. Rist says. The southeast is also becoming a more popular choice for homeowners seeking a simpler lifestyle.
Royalwood Estates, nestled into upscale Royalwood, is a brand new townhome complex built for luxury, with walkout basements, gourmet kitchens and heated two-car garages. The Oxbow on the Seine is similarly chic, with its stainless steel appliances and upgraded plumbing fixtures included in the price of each Phase 3 condo on Creek Bend Road. Both the Oxbow and the Legend at Creek Bend – which is now selling condos in its cozy, rustic third phase, built by Irwin Homes at 1205 St. Anne’s Rd. – share similar views along the Seine River. Urban adventurers in the area will soon have access to a lengthy, tree-lined pathway along the river. Beyond the Perimeter, Winnipeg’s neighbouring communities are also expand- ing with modern complexes. Ile des Chenes is now selling Phases 2 and 3 of its traditional-style The Oaks Condominiums, while Steinbach’s Hampton Village is expanding its multi-family dwellings to accommodate the booming city’s in- creased demand for new homes. And Steinbach builder G&E Homes is working on a number of projects, including the new Brighton Lane Villas – ultra-affordable side-by-sides. For home buyers with modest budgets and a desire for small-town living, they may be worth the trip.

>> There’s nothing cookie-cutter about Sage Creek. From its varied architecture to its self- sustaining pond system rimmed by native grasses, this fast-growing southeast com- munity is clearly distinctive. “I wasn’t sure how I’d feel about Sage Creek because our friends were saying it’s going to be like its own little town, and I still wanted to be part of the city,” says homeowner Candice Matias, who found the best of both worlds when she moved to Sage Creek with her husband Marlou Cruzat and their two-year-old son last September. “It still feels like part of the city, and I like that it has that community feel – that your neighbours are friendly and everybody walks everywhere. Physically activity is huge, and I feel inspired to be out there more.” It’s no wonder residents want to get out- side. The community was developed with nature in mind. Not only do the tall grass- es that surround the pond system and winding trails appeal to outdoorsy types, but they’re very low maintenance, says Eric Vogan, Vice-President of Sage Creek’s developer, Qualico Communities. “We really stand up tall about how easily sustained the open spaces are here,” he says. “The Parks Department doesn’t have a lot of mowing of Kentucky bluegrass to do here. Our pond system, which of course is there to handle storm surges, is all wetlands-based so the areas there of- fer a lot of variety of grass and shelters for birds and small animals.” Mr. Vogan says the grasses actually help keep Sage Creek’s ponds clean by absorb- ing nutrients that would otherwise go to algae, an assertion that’s been backed by Ducks Unlimited. The long grasses of Sage Creek might also benefit those who aren’t fans of the mess left behind by our national bird, as geese avoid such grass because predators could be lingering among the blades. “It’s a pretty wild area,” Mr. Vogan says. “If you look out the window you might see an eagle or a muskrat. It offers a real inter- esting walk or bike ride. It feels very wild yet it’s right outside your door.”

Redwing blackbirds, frogs, cranes and the occasional coyote also make cameos at Sage Creek. And spotting them isn’t too difficult, since there’s plenty of open space surrounding each cluster of homes. Single family houses, condos, apart- ments and townhomes are all part of Sage Creek’s big-picture plan to create a com- munity that attracts people of all ages and incomes – from singles and young families to empty nesters and seniors. What will tie all of these groups of people together? Most likely a shared love of trav- eling by foot or bike. “We’ve interlaced all of this open space with a bunch of trails so that you can take a walk on the trails, which provide a short- cut to get to the Village Centre,” Mr. Vogan says, referring to Sage Creek’s common area. Ms. Matias confirms a trek on the trails will get your blood flowing. “The first time we did it I was like, ‘Either I’m out of shape or this is a really long trail’,” she laughs.
But a sizable community calls for a lengthy path. There are 1,000 homes in the area at present, and Mr. Vogan expects to see another 2,000 built before the community is complete. And you really will have to see them for yourself, since each dwelling – from ultra-mod bungalows with sky-high ceilings to tradi- tional two-storey houses with rustic fram- ing and cozy front porches – is designed to appeal to varied tastes of home buyers. Builders are required to adhere to strict “harmonious diversity” architectural guidelines to ensure each house is unique but still meets the neighbourhood’s stan- dards. “All of the homes don’t look like they’re Legoland, they’re all different,” Ms. Matias says. “I like that there’s different colours and textures. Every house has its own character.”

In the meantime, Ms. Matias and her hus- band are thrilled to be raising their son in such a unique part of town. “We have the trails, we have a creek in front of us, and we have a creek behind us. We get to see the beautiful sunrise on one side (of our house) and the sunset on the other. And we hopefully have a school coming down the street, so how could we go wrong?”
The Matias family is right at home in their two-storey, 2,300-square-foot house by Foxridge, which allowed them to choose their own finishings. While they don’t have any neighbours yet, they’re look- ing forward to block parties in the future, as well as a park with a basketball court, baseball field and covered picnic area. A number of businesses are set to open in Village Centre beginning this spring, including a veterinary clinic, dental clinic, gas station, Sobeys grocery store and a TD Canada Trust. Mr. Vogan says plans for an elementary school should soon be in the

Hidden Gem Seine River condos on city’s outskirts offer serenity, carefree environment

The Legend at Creek Bend, The Oxbow on the Seine and Royalwood Estates boast contem- porary designs, a carefree lifestyle and a prime location along the Seine River Greenway. With a riverbank trail nestled into an urban for- est, the area is a hidden gem. “Our site is going to be connected to that trail,” says Pre-Con Builders Project Manager Robin Lee, whose company is behind The Oxbow on the Seine. The second phase of development is 90 per cent sold and the company has launched sales for Phase 3 in time for the 2013 Spring Parade of Homes, with a show suite at 110 Creek Bend Rd.
Mr. Lee says the new condos, which will be available for occupancy in summer 2014, will boast designs that draw from the most popular features of their first two phases. The Legend resident Wayne McNabb says he appreciates amenities that in- clude a common room with pool tables, a gym, sauna, library and guest suites condo owners can rent for guests. “I like the whole atmosphere, the camaraderie that we have here,” he says. “Be- cause we do have so much common area, you get to know your neighbour.” When Mr. McNabb retired, he and his wife sold their house and bought a two-bedroom, 1,154 square foot condo in The Legend’s second phase so they could lock up and travel as they please.

“There’s not anybody in here that wouldn’t be able to travel for a month and ask their neighbour to look after their condo and mail.” Mr. Neufeld says that while the majority of new condo residents are empty nesters, a lot more 20 and 30 year olds are seeking a simpler way of life. “Having a house means maintenance,” he says. “You have to deal with your 30-year- old roof and your 25-year-old windows and a leak in the hot water tank, and I think people are busy and they don’t want to be dealing with that stuff all the time.” Mr. McNabb says his condo has a huge bal- cony and it’s roomy enough to have an of- fice and his “man’s room” complete with a large TV and lounge chair. All that space, and he never has to lift a shovel. “I had snowblowers and shovels – they’re all gone. It feels like we’re not even living in a snow belt any more because we just go downstairs to our heated parkade and jump into our car and we’re off.”

Exceeding Expectations With homes for all tastes, southwest Winnipeg retains title as city’s fastest-growing region

>> Southwest Winnipeg communities, from South Pointe and Bridgwater Forest to nearby Oak Bluff West and Kingswood South, continue to attract a growing number of new home buyers seeking ad- dresses of distinction. The popularity of the southwestern quad- rant of the city, both in terms of it being home to some of the city’s most-wanted houses and as a location for such attrac- tions and amenities as the new IKEA me- gastore and Blue Bomber stadium, shows no sign of changing any time soon. “The response has been way above our expectations,” says Mike Carruthers, Man- ager of Land Development for Ladco, of the South Pointe community which it continues to develop. “Approximately 260 building permits were taken out in 2012, which was exceptional.” If the past several years are any indica- tion, that growth is due to continue, adds David Borger, Ladco’s Vice-President, De- velopment. “Permit numbers have increased every year from day one. We`re very pleased with that, and expect the trend to con- tinue,” he says. “We`re also pleased with the fact that the community is starting to mature. “For example, a toboggan hill – a nice fea- ture for kids – is now operational. Most fences are up, and more park benches and picnic areas with picnic tables will be going in this year. Most of the trails will be complete this year, as well.” Mr. Borger says more features – the type that help turn a development into a true community – are coming. “We’re going to be developing another 10 acres of parkland starting this year with trails along the lake that will lead to the park at the south end of the devel- opment. So as good as the community looks now, it’s going to look even better a year or two down the road – there will be a full range of amenities to complement the increasing number of residents.” Frank Cotroneo of Artista Homes said those amenities – along with architec- tural guidelines that encourage creativity – are drawing people to the southwest Winnipeg community.

“First, there’s the close proximity to the lakes and parks,” he says. “Stages four, five and six touch ei- ther a lake or a park – people love being so close to natural features. Second, the development is close to amenities like the University of Manitoba and shopping and services on Pembina Highway and Kenaston Boulevard. “Third, residents love the quick access out to the lake in either the Whiteshell or Lake Winnipeg via the Perimeter. It’s just a great location, period.” Those who have bought a home in South Pointe then tend to waste little time in telling anyone who will listen about the community’s many merits, says Ventura Custom Homes’ Paul Saltel. “People who live here love the openness, trails and lakes and then tell their family and friends about South Pointe. It usually only takes a visit or two for them to fall in love with the community, and they end up buying here. That’s a compliment to the developers (Ladco), who’ve done a first-class job in creating a beautiful, liveable and safe place to call home.” Meanwhile, a short way to the north down Wa- verley Street, the developers of Bridgwater Forest – and now Bridgwater Lakes – have designed com- munities that are hitting all the right notes with consumers. A continued strong response to both communities is proof of that, says Dwayne Rewniak, Manitoba Housing’s Director of Land Development.
“The pathways and parks are really start- ing to show up. The landscaping and green space fill out the community and give it a fresh, inviting look while the sidewalks and paths provide access from homes to all areas of the community,” Mr. Cotroneo says. “Our clients also like the fact that the guidelines allow us to be very creative. That extra bit of latitude allows us to cre- ate distinctive designs, especially with bigger homes.” Rob Hutchison, A & S Homes’ sales rep- resentative for South Pointe, says the guidelines allow for diversified designs, something that benefits home owners and the development as a whole. “I think one of the reasons the communi- ty is growing so fast is that there’s some- thing for everyone, from entry-level de- signs to high-end homes with walk-out basements on lakes,” he says. “Most importantly, each home is unique in its design. That diversity really makes for great streetscapes – every home looks different and that alleviates boredom and adds character.” Jason Topnik, Gino’s Homes’ sales repre- sentative in South Pointe, says the com- munity’s allure can be attributed to sev- eral factors.
