>> It’s got all the communal comforts of country living, just a stone’s throw from the city. Welcome to idyllic Wheatland Park, a Dugald- area development 15 minutes east of Winni- peg that boasts large lots, scenic prairie views and a treasure trove of tranquil lifestyle op- tions. Just five kilometres south of Oakbank, the com- munity provides a serene setting in which to raise a family or enjoy retirement, with ponds, pathways and parks, plus an array of nearby re- tail amenities and recreational options. “It’s quiet, scenic and safe,” says Tim Comack, Land Development Manager for Ventura Land Development Inc., which purchased the lot about five years ago with an eye on creating a country/suburban hybrid for young and mid- dle-of-the-life-cycle families. “The goal for us was to make it as affordable as possible, so there are very limited architectural controls, which allows most of the builders in Winnipeg to utilize almost any of their plans on the lots,” Mr. Comack says. “What we’ve tried to do is relax all the barri- ers to entry that people might experience in Oakbank or in Winnipeg, and to make it much easier for someone to get into a single family home.” The development’s first two phases encom- pass 28 single-family building lots and an equal number of duplex-bungalow condos, all fully serviced by municipal sewer and water, Hydro, MTS and Centra Gas. There’s no chance you’ll feel crowded by your neighbours – building lots are at least 65 feet wide by 120 feet deep, with some overlooking a picturesque pond and others affording views of the Dugald Community Club’s baseball dia- monds and soccer pitches. Wheatland is a quick five-minute walk from Ecole Dugald School (which runs K-8 classes with a French immersion option), and is also close to the Springfield Library and state-of- the-art Springfield Recreation Centre, a newly- built facility featuring an indoor arena and soc- cer pitch. The generous single-family lots are priced at $87,000 for 65 feet. Homes are designed with younger families and empty-nesters in mind, building on what Mr. Comack describes as “pent-up demand” for new development in the area.
