A Parade of Homes display unit at 102-110 James Ave. will showcase the former Ryan Brothers Building’s historic charm. Built in 1910, the 19-unit condominium is outfit- ted with all the modern amenities, but its unique character remains intact, with the original facade and interiors that feature exposed brick, timber beams and sky-high ceilings. The preserved features and the neigh- bourhood were the main attractions when the Walkers bought their 794-square-foot condo. At the time, the building was still a virtual skeleton, but Ms. Walker says they were sold on the vision. “We bought it for what was there. We bought it for the brick and for the wood – that was al- ready there. We saw it, we loved it.” With two grown sons out of the nest, they seized the opportunity to have everything they wanted in a home that will see them into their senior years. Hanni- gan’s Diner is taking up residence in the former Royal Albert restaurant. Brazilian steakhouse Carnevale is ready to launch on Waterfront Drive and Red River College’s Paterson Globalfoods Institute will have two restaurants in the revamped Union Bank Tower, along with residences for up to 100 students. Mr. Timmerman expects the number of condo units in the Exchange District to double from about 400 to 800 over the next two or three years, continuing a revi- talization that began with the residential conversion of the historic Ashdown Ware- house on Bannatyne Street in 1988. Several mixed-used and condo develop- ments now dot Waterfront Drive and Prin- cess Street, and StreetSide Development is set to begin the third of five conversions of historic properties on James and Market Avenues.
