Just north of the perimeter and east of Hen- derson Highway is Pritchard Farm Southlands Village. It’s an enclave of luxurious bungalows that come with the carefree lifestyle of a condominium – snow removal and yard work are done by a property management firm. Developed by Qualico Communities, there are three custom builders involved in Pritchard Farm Southlands Village: Arlt Homes, Maric Homes and Irwin Homes. Joel Neufeld of Irwin Homes articulates the appeal that Southlands Village has for his clients. “People want the freedom of having their own home,” he declares. “They just don’t want to give that up.” What they are willing to give up are all the outdoor chores that normally come with home ownership. So they move to Southlands Village where they can custom build a detached, condominium bungalow. Residents such as Rod Kelunick love the condo perks.
“The property management firm is very responsive,” he states. The firm shovels their driveways, sidewalks and front steps in winter and in summer mows lawns and pulls weeds. This gives residents an added feeling of security when travelling. Homeowners pay a modest monthly fee to the property management firm for these services. The 20-acre neighbourhood is fully landscaped, featur- ing Southlands Creek, with its native plants and grasses and a sculptural dry creek garden that winds through- out the entire community. “This is an incredibly private and beautiful rural neigh- bourhood,” Neufeld comments. There are 83 unique home sites in total and Dan Rolfe with Maric Homes reports that choice lots are still avail- able. Qualico Communities developed the site to create prime views for virtually all the home sites.
