“If there’s something that you absolutely must have, let’s take a look at everything else that you may not feel that strongly about,” Milne says. “That’s one of the benefits of building a custom home is being able to put your money where you want it.” KDR Homes president Diego Vassallo says his company has incorporated everything from prayer rooms to indoor swimming pools and specialty plumbing fixtures. “We’ve put pet showers into the mudrooms — it’s basically a custom shower with a door. There’s a hand-held shower and there’s protection on the walls for when the dogs dry themselves off,” he says. For clients who have occasional guests and a serious Netflix habit, a Murphy bed built into a wall in a theatre room can be a handy addition. And spice kitchens have become a specialty of the house.

They have the experience, expertise and resources to shape and refine plans to fit your lifestyle and personality. “I’ve got anywhere between 30 and 50 design styles for houses in my head that are always itching to leap out just because I’m surrounded by the stuff on a daily basis,” Milne says. “So I’ve got all kinds of creative, fun things that I use to help the clients realize their vision because they’re not necessarily an expert.” There are a zillion or so decisions to make throughout the design and construction process. And builders recommend thinking long-term when it comes to

It’s expensive to add on later, and moving is a pain in the tush, particularly if your kids have to change schools. If you have aging parents — or if you are heading north of 60 yourself — you might consider building a bungalow so there are fewer stairs to navigate. Wide doorways with lever handles, a main-floor laundry room and an accessible bathroom could come in handy sooner than you think. Builders get creative with affordable options

>> JUST A FEW SHORT YEARS ago, the new-home landscape looked much different than it does today. Interest rates were at an all-time low, mortgages weren’t subject to formal stress tests and the City of Winnipeg hadn’t imposed impact fees for new homes. Money was no object for buyers looking for HGTV-inspired indulgences, and builders were happy to accommodate them. “Times were good and homes were filled with upgrades,” says Jason Jaquet, vice-president of Randall Homes. “Now, with buyers looking for more value, we've had to pull back. At the same time, we’ve had to come up with newer designs that deliver both the value and luxurious touches that people want.” While homeowners still have the option to splash out on opulent abodes, builders are catering to a wide range of buyers and budgets. And that’s inspired them to take a more creative approach, says Jaquet. “To make homes more affordable, houses are getting smaller and we’re building them on smaller lots. By doing that, we can still give people the square footage and three to four bedrooms they’re looking for and spot in the options they want, such as quartz countertops and laminate flooring,” he says. “With the way we can build now, we can fit an 1,800-square- foot, two-storey home with three bedrooms and a double- garage on a 36-foot-wide lot. And while going down from 38 feet to 36 feet might not seem like much, going a bit smaller with the lot can mean $10,000 off the lot price.” Spencer Curtis, of Hilton Homes, says the trend toward smaller lots doesn’t mean home buyers have to sacrifice on the comforts they want in a new home. “Buyers don’t have to worry — they’ll still be getting the space and style that they want. They just need to come to us and let us know what their budget is. We’ll take a look, and then show them what they can get for what they can spend.

She says Qualico Communities has been very supportive, both in helping to estab- lish the new residents’ association and in getting the playground initiative started. “We see this project as a way to bring families together who may not get out to meet neighbours,” Crosbie says. “It also gets the kids out for exercise and helps to estab- lish friendships and relationships they wouldn’t necessarily have by just playing in their own backyards.” If all goes well and plans are approved, the playground could be completed by 2019. Residents can learn more about the community and get involved through the RidgeWood West Resi- dents' Association Facebook page. Mosher says that RidgeWood West is a prime example of the care Qualico Communities puts into planning its neighbourhoods. “It’s clear they want to be proud of what they’re develop- ing and that they’re not just doing this the easiest way,” she says. “Qualico Communities thinks about how they can make the community work for the people that live here.”

Everyone can walk around and enjoy them.” This thoughtfulness in design and planning is exactly what attracted Robin Crosbie and her young family to RidgeWood West. “We really like the

“There are a couple of reasons why we’re expecting that — obviously, within the city of Winnipeg there’s the new impact fee, but also the expansion of the mortgage stress test, which means that some potential home buyers are looking at a smaller footprint when it comes to building a new home.” Largely thanks to that impact fee, there’s also more incentive for potential buyers to explore show homes outside city limits, and there’s a lot more to see during the Fall Parade, with new show homes in Headingley, West St. Paul, Oakbank, La Salle, Stonewall, Niverville, Ste. Adolphe and Brandon. Rural and semi-rural developments are attractive on several fronts. Land is less expensive and lots are larger, with plenty of room to putter in the yard and ample space for a three-car garage. Growing families like the small-town atmosphere and commuters often find that a relatively short drive to the Perimeter is less stressful than a crosstown trek through rush- hour traffic. Within city limits, there’s still plenty of elbow room in well-established developments like Sage Creek, Amber Trails, South Pointe and the Bridgwater neighbourhoods. And options are expanding in Charleswood, Transcona, northwest Winnipeg’s Aurora at North Point and south Winnipeg’s Bonavista and Prairie Pointe.

Developers are continuing to focus on diversity, with a mix of multiple-family and single-family homes throughout the city. And builders are coming up with more creative designs to attract buyers on every rung of the housing ladder, from entry-level to downsizers and everyone between.
It’s becoming more common for millennials to skip the traditional starter home and move directly into more upscale digs. That’s partly due to the fact that many young people are living with their parents until they’re well into their twenties or even thirties. They want to continue to live in the style to which they’ve become accustomed, and they don’t want shell out again for moving and closing costs a few years down the road. While houses at the cozy end of the housing spectrum are more affordable, many buyers are also finding that bigger homes are more economical for their needs. Ventura Custom Homes assistant general manager Arin Comack says two Ventura show homes in Prairie Pointe — at 83 Eaglewood Drive and 19 Skyline Drive — are specifically designed for multi-generational families. Along with master suites on the second floor, they both have main-floor bedrooms with private bathrooms to accommodate older family members or guests. Ventura and other builders have been catering to larger and multi-generational families over the past several years. In some cases, families are pooling resources to buy a home together, with a so-called granny suite for aging parents or a basement suite with a separate entrance for older children. Today there are even more options for buyers who want to keep the family close, whether they share one large house, or take a neighbourly approach with a side-by-side attached home.

For example, single-family attached homes in Bridgwater Centre and Bridgwater Trails are popular and affordable options for those looking to set down roots in south Winnipeg. “They’ve been a hit for us and other builders,” Curtis says. “There are two models to choose from — regular attached homes and homes that come with walkout basements. Prices start at about $340,000 and go up to around just over $400,000 for homes with lots of options. Square footage ranges from 1,400 to 1,800 square feet, so the homes are a good size. They deliver a ton of value.” Jaquet says Randall Homes is diversifying with new projects, including condominiums and townhomes.

“I look at it as a positive challenge, not a negative one,” he adds. “It’s up to us as builders to look and see what people need and can afford. It’s all about continuing to adjust to market demand, and doing our best to deliver the variety and value that buyers are looking for.” POH
While value is important, quality is still paramount and builders don’t have to lower their standards to find ways to deliver lower prices. “Granted, we as builders have to adapt to change, but I don’t think we want to gain affordability by sacrificing features such as stucco exteriors with cultured stone trim. I don’t want to strip homes down and won’t strip them down,” Jaquet says.

The over-sized garages are versatile, too, allowing creative homeowners to transform their additional space into workshops, tricked-out man caves or art studios. Indoors and out, large bungalow and two-storey homes are being planned to meet the custom builders’ high standards, with premium finishings and innovative design features. During the Parade of Homes, you can see an example at Maric Homes’ new two-storey, three-bedroom show home at 7 Vireo Lane. With the garage in the rear, there’s plenty of room up front for extra- large windows. Ultra-dark cabinetry contrasted with white quartz countertops creates a dramatic impact in the light-infused kitchen, along with an eight-foot island, textured subway tile backsplash and premium appliances. The courtyards are designed for low-maintenance flexibility, with sheltered areas for outdoor kitchens and patios, play structures, greenery, hot tubs or even pools. “It feels very buffered. You don’t look out your kitchen window and see your neighbours in their pool or barbecuing or hanging out in their backyard because you have that wonderful little courtyard effect based on the detached garage,” says Hearth Homes design and marketing manager Liam Milne.

The spacious master suite is outfitted with a spa en suite and a custom walk-in closet, close to a second-floor laundry for added convenience. KDR Homes president Diego Vassallo says his company is starting construction this fall on a two-storey home that will have a screened deck on the garage roof, along with unique indoor features. “We were able to play around with this a bit where we have the main floor with a galley kitchen with quartz countertops, a powder room, eating area and great room,” he says. Up a short flight of stairs, there will be a loft area with a ceiling height approaching 14 feet, with another short fight of stairs leading to the second-floor bedrooms and laundry.
While laned homes create an attractive streetscape, Vassallo says the back lanes are more attractive than average, as well, with screened areas to accommodate garbage and recycling bins, and garages that are designed specifically to complement the home styles. It’s not the first time the Qualico community has planned an entire street with curb appeal and economy in mind — boulevard and courtyard homes on nearby Sage Creek Boulevard are a case in point. Hearth Homes has embraced the luxury-lane concept in neighbourhoods throughout the city, including a previous project on Sage Creek’s Water Lily Lane.
ARE YOU COVERED?
The Manitoba Home Builders’ Association (MHBA) works hard to protect home buyers. The province’s New Home Warranty Act will require all new homes sold in Manitoba to be covered by a third-party warranty. Once implemented, the act will expand coverage periods from five years to seven years, increase payable amounts and add coverage for driveways and walkways. However, that oft-delayed legislation won’t be implemented until January 2020. In the meantime, MHBA members have you covered. Carrying third-party warranty coverage on all new homes they build is a mandatory requirement for membership.

“We built an entire street of them,” Milne says. “So we’ve done a super-modern flat roof, we’ve done a Queen Anne country style, we’ve done ’60s mod shed-roof bungalows, traditional colonial two-storey — we’ve done them all essentially on these projects, which gives a wonderful eclectic feel to the neighbourhood and it gives people the ability to build what they want as opposed to what is offered.”

>> IF YOU GREW UP in one of Winnipeg’s older neighbourhoods, chances are a picture window was the dominant feature at the front of your house, while the garage was in the rear. Those of us who prefer a view are happy to see that laned homes are back. And it’s a bonus that they’re typically more affordable as well as more attractive than many other styles. During the Fall Parade of Homes, Ventura Custom Homes is introducing its Urban Series of laned homes in Devonshire Park. Assistant general manager Arin Comack says 30 two-storey homes will be built on John Neufeld Crescent, with six unique plans arranged in a specific order to complement one another — and create a pleasing streetscape. “It’s a contemporary take on a classic home style,” Comack says. “Homes have more windows as a result, so they’re much brighter homes to live in because you don’t have that garage covering 20 feet of the front wall of the house.”

“People just want it to be nice and clean looking and they don’t want a rim around like the undermount sink. That requires a bit more maintenance. People nowadays are busy and they don’t want to spend a lot of time cleaning the bathroom.” Driscoll says customers are also opting for toilets with a concealed trapway, which makes for a sleeker, more streamlined look and eliminates resting spots for hair and dust at floor level.
While black matte finishes are in favour for those who want a dramatic look, chrome faucets and vanity fixtures add shine. And many clients are choosing easy-care one-piece vanity tops over undermount sinks or vessel sinks. “That’s an integral countertop made out of Corian or a cultured marble with the trough-style sink,” Driscoll says.

Cleanliness is next to godliness, but comfort is also pretty high on the list, particularly as more homeowners embrace the concept of aging in place. “Almost every house we do gets a comfort-height elongated toilet with a slow-close seat,” says Astrid Bergstrom, showroom manager at Robinson Bath Centre.

In addition to a comfortable throne, customers want a super-satisfying shower, the kind you never want to leave, even if you’re already late for work. “We’re noticing an increase in steam showers,” Driscoll says. “In the winter we were selling a lot of steam units. There are lots of health benefits and it takes the bitter edge of a Winnipeg winter off a little.” Body jets in the shower are going out of style, but two shower heads are still better than one, and hand-held models are especially efficient for cleaning the stall itself. “In the shower, a lot of folks are doing two functions, so say a slide rail with a hand wand where they can clean out the shower, as well as a rainhead — a bit bigger of a shower head — coming from the wall or ceiling. It creates a bit more spa-like feel. Or maybe two people are in the shower and one can have the hand shower and one can have a rainhead.” Still, simplicity is key. Driscoll says some customers are asking for a thermostatic shower valve, which allows the user to regulate water temperature within one half of a degree, but most are sticking with the standard pressure-balance valve.

Roomy, curbless showers with glass walls fill the bill when it comes to good looks and convenience, and freestanding bathtubs are in vogue, even for homeowners who don’t plan to soak up the suds. “They’re for show,” says Bergstrom. “We sell a whack of freestanding tubs for new builds. In some cases, people want to use them but they really are popular because they’re showpieces in the bathroom.” At Dynasty, Driscoll is seeing the same trend toward freestanding bathtubs, but it’s also becoming common for homeowners to dispense with tubs altogether. It’s a lifestyle choice.

>> IT’S THE LITTLE THINGS that make a house a home. And often, it’s the little things that make a cluttered home. Picture yourself living in your brand-new kitchen, with its chef-grade appliances and sparkling countertops. Now add some spice jars, a mixer, toaster and bread box. A few spatulas, whisks and potholders will come in handy near the black-stainless cooktop. And a grimy little scrubby is really going to make that shiny designer sink pop. Maintaining a pristine show-home look requires planning and storage — lots and lots of storage. Fortunately, there’s a whole new world of cabinet pullouts and accessories to provide a designated place for everything in your space. Dustin James, general sales manager at Rosehill Woodcrafters’ Winnipeg location, says the range of customizable options has proliferated in recent years, but not all of them are practical. For example, you can get a deep pantry cabinet that pulls out to reveal multiple shelves, but that doesn’t mean you should — you don’t need to haul out your entire food stash just to get at the Cheez-Whiz.

Deep cabinets can be outfitted with Lazy Susans that are built without centre-posts. And instead of diving into a corner cabinet to reach items in the rear, you can install handy hinged pullouts like a Lemans or Magic Corner, manufactured by Richelieu or custom-made at Rosehill. James says V-shaped drawers can be custom- built to fit in corners, and large drawers can be outfitted with steel or wood pegs to keep plates and bowls within easy reach.
