spacing between the houses. You don’t feel crowded and there are a variety of lot sizes.” She adds, “there are also a number of older trees in the commu- nity, so it feels established.” Crosbie is part of a new residents’ group working toward building a play- ground in RidgeWood West. She says Qualico Communities has been very supportive, both in helping to estab- lish the new residents’ association and in getting the playground initiative started. “We see this project as a way to bring families together who may not get out to meet neighbours,” Crosbie says. “It also gets the kids out for exercise and helps to estab- lish friendships and relationships they wouldn’t necessarily have by just playing in their own backyards.” If all goes well and plans are approved, the playground could be completed by 2019. Residents can learn more about the community and get involved through the RidgeWood West Resi- dents' Association Facebook page. Mosher says that RidgeWood West is a prime example of the care Qualico Communities puts into planning its neighbourhoods. “It’s clear they want to be proud of what they’re develop- ing and that they’re not just doing this the easiest way,” she says. “Qualico Communities thinks about how they can make the community work for the people that live here.”

neighbours,” she says. Broadview’s two-story 1,817-square-foot show home on Kestrel Way is one of a num- ber of new plans the premium builder has designed specifically to take ad- vantage of these lots. “These are beautiful plans to fit many different lot sizes,” she says. The Kestrel Way home has an option for a fourth bedroom or loft and fea- tures a popular kitchen layout with sightlines through to the great room, as well as a porch. Mosher says, “The base pricing is really appealing at ap- proximately $252,500, plus your lot and extra finishes.” Qualico Communities’ attention to de- tail flows into RidgeWood West’s archi- tectural guidelines. “Higher visibility homes have require- ments for enhanced exterior finishes and trim, lending to the community’s look and appeal,” Mosher explains, “and front elevations must incorporate at least two materials, adding to the va- riety of home styles in the area.” According to Mosher, the sense of community is enhanced by the wet- lands and green spaces. “Qualico Communities is helping these neigh- bourhoods develop by virtue of the trails and lakes. Everyone can walk around and enjoy them.” This thoughtfulness in design and planning is exactly what attracted Robin Crosbie and her young family to RidgeWood West. “We really like the

All trails lead to outdoor vistas and small community living in RidgeWood West. This is a truly unique neighbour- hood within established Charleswood that brings together a diverse range of home styles, and a beautiful landscape of wetlands, native grasses and path- ways that connect to the Harte Trail. “RidgeWood West gives fami- lies the opportunity to move into an appealing new community on the city’s edge and the chance for Charleswood residents to have a new home in an area they already know and love,” says Tara Reid, Qualico Communities. “There’s been so much demand for the lots in Phase 1, that we’ve added a second wetland with waterfront lots for Phase 2.” Phase 2, which began servicing and construction in the spring, now offers custom lake lots on Creemans Cres- cent. “There’s a good range in the width and types of lots available, some of which allow for walkout lower levels onto the wetlands or the trail system,” says Reid. There are also premium lots on Yellow Rail Crescent and Dedrick Bay now available as part of Phase 1C. As RidgeWood West continues to grow, Debra Mosher of Broadview Homes sees unique opportunities for both builders and homeowners. “In addition to the lake lots, there are in- teresting cul-de-sacs and coves avail- able that create quieter, more con- nected areas for homeowners and
