>> IT’S BEEN 60 YEARS since a Winnipeg construction firm set a new national record for building a house in the fastest possible time — having maintained a breakneck pace while finishing, landscaping and decorating a two-bedroom home in just 19 hours and 10 minutes. Fast forward six decades, and both the house and the company are still here, proof of the foresight and industriousness that for years have kept the city’s housing market on the map. Back in 1957, on the evening of Saturday, Sept. 20, a crew of about 200 contractors and workers from Quality Construction Co. Ltd. (now Qualico) assembled at a property on Cherry Crescent in Windsor Park, where they were flanked by a giant one-armed clock that for the next 20 hours or so would mark their progress. At stake were the bragging rights behind Canada’s fastest home build, a record at that point held by a Toronto outfit that had completed a house in 21 and a half hours a few months earlier. Canadian families have changed dramatically in 80 years, and change has accelerated over the last 20 years, thanks to cultural shifts and advances in technology. Home builders aren’t just keeping pace; they’re staying a few steps ahead of the curve to meet the needs of an increasingly eclectic market. In July, Statistics Canada released 2016 census data that showed one-person households were the majority for the first time, making up 28.2 per cent of the total and inching ahead of the nuclear family. Couples with children made up only 26.5 per cent of all households, and the

proportion of Canadian couples with at least one child fell to an all- time low of 51.1 per cent. In Manitoba it fell to 47.7 per cent. Home builders are providing cozy courtyard homes and other attractive options for singles and small families, but there’s just as much focus on emerging trends.

Back in the day, kids left the nest once they were full-grown. Not any more. Today, 34.7 per cent of young adults aged 20-34 live with their parents. And then there are multi- generational families, defined as those with three generations in the same household. Made up largely of immigrant families who have grandparents living under the same roof, multi- generationals make up less than three per cent of households, but they are the fastest-growing segment of the market, and builders are creating flexible spaces to accommodate them.

“People are demanding some larger homes for their size of family,” says KDR Homes president Diego Vassallo, whose recent show homes have included five-bedroom options. “Eight to 10 years ago we were building homes with no more than three bedrooms for a two-storey. We might have the basement developed for teenage children.”

But Tanya Maric notes there’s also a trend toward improving older materials that had fallen out of favour, such as laminate flooring and arborite countertops. “There are some really green products that are coming out — the colour palettes are amazing,” she says.

“Now there’s some fantastic laminates and there’s some fantastic arborites, and there’s lots of people looking back at design and using those old materials and making them fit in with the new technology.” Changing demographics have given rise to features such as spice kitchens, and both Randall Homes and Maric Homes are incorporating more accommodations for young adults, such as separate entrances to lower levels in their parents’ homes.

But they’re wary of hewing too closely to ever- evolving trends. “We try to do very clean and modern and subtle, but not anything too weird,” says Peri Maric. “We go for style, not for fashion. If you stick with style it can be timeless.”

IT’S NO LONGER MAINLY PEOPLE COMING BACK TO LIVE IN THE AREA THEY GREW UP IN. PEOPLE IN THE CITY HAVE WOKEN UP TO JUST HOW MUCH A COMMUNITY LIKE LA SALLE HAS TO OFFER.

Just south of Winnipeg, home buyers are flocking to developments in La Salle, such as Ventura Land Company’s Prairie View Lakes. “The number of Winnipeggers coming out to live in La Salle has been exponential of late,” says Ventura’s Tim Comack. “It’s no longer mainly people coming back to live in the area they grew up in. People in the city have woken up to just how much a community like La Salle has to offer.” Luke Wiebe, sales representative for A&S Homes in St. Adolphe’s Tourond Creek, says home buyers are rapidly catching on to the fact that you can get more bang for your buck outside city limits. “A good example is park lots,” he says. “In the city, you’ll pay anywhere between $150,000 and $170,000 for one. In Tourond Creek, you can get a big park lot for $115,000.” Response has been so strong that about 50 per cent of lots in Phase I of the Lombard North Group development have already been sold.

“In the past, most of our customers came largely from the surrounding area,” she says. “A new trend has started where more people are coming from Winnipeg to have a look. And more and more people from Winnipeg are choosing to buy a home, either in Stone Ridge Meadows or Quarry Ridge Park.”

“It’s very affordable to live out here – lots start at $94,900, and you can get into a beautiful home for $349,900,” Wiebe says. “And because St. Adolphe is about 10 minutes from the south end of the city, it’s basically a suburb. You’re out in the country, but close to the city.” Ron Tardiff, Ventura’s sales representative in La Salle, says several factors are combining to draw more city folk out to rural developments. “The first attraction is the pocketbook,” he says. “In rural areas, lot costs are lower, as are taxes. And not only are lots cheaper, they’re bigger, with average lots in Prairie View Lakes being 60 feet by 156 feet, versus an average of about 40 feet by 110 feet in the city. “You get so much more in a home in rural developments. However, while that’s important, there’s another factor that’s drawing people to communities outside the city.”

Tucked in along the gently winding Assiniboine River just outside Winni- peg, is Taylor Farm – the newest of the Qualico communities. Hearth Homes has used the addi- tional space for some exciting new lifestyle features that allow home- owners to enjoy different aspects of up-country living. Hearth’s Liam Milne highlights the three-car ga- rage, which provides ample storage for a homeowner’s vehicles plus rec- reational ‘toys’ like boats, quads and snowmobiles. “This is a big attrac- tion for homeowners building out- side of the city,” says Milne. Tara Reid of Qualico Communities emphasizes that larger lots allow

homeowners to reimagine their life- style. “Now they can think about a firepit or pool area in the backyard, or what unique things they want to do with their landscaping.” Taylor Farm’s architectural guide- lines not only uphold high standards of exterior design and materials, Reid says they also ensure that each home site connects with, and con- tributes to the natural beauty of the surrounding landscape. Reid is confident that Taylor Farm will be a good fit for a wide range of buyers, including growing fami- lies, empty-nesters, and due to the short commute and proximity to the James Richardson International airport, busy executives and profes- sionals. “One thing all buyers here have in common is the desire to be rooted in a community that gives them easy access to the city, yet has more emphasis on relaxed, country living,” says Reid. Cotroneo says the challenge facing builders is coming up with different ways of approaching various rooms or elements within those rooms that homeowners take for granted, or wouldn’t think of changing. Take a fireplace, for example. It’s a great thing to have in Winnipeg, particularly if you like your house nice and cozy in the winter and you enjoy the crackle of burning wood or the convenience of gas. But a fireplace is a fireplace, right?

“You don’t see a vertical fireplace very often. We just thought it was awesome when we saw it. It’s a challenge but we’re able to express our artistic side. We’re able to plan the house around the scenery and the lot that we have,” he says. KDR Homes’ show home at 22 Willow Brook Rd. is bringing the drama, with a red kitchen island and a glass stairwell feature that runs from the basement to the second floor. Another KDR show home in Sage Creek has little touches like deck access off the master bedroom and unobstructed lake views from both the great room and the huge galley kitchen, and a South Pointe entry boasts a home gym, spice kitchen and bar, so you never have to leave the house.

Snow says having more space and less-stringent architectural guidelines gives home buyers more flexibility to stretch out. “People are free to build sprawling bungalows with triple garages — something you don’t see much in the city,” she says. “We get a lot of requests to build that type of home because it’s hard to do in the city with smaller lots and stricter architectural guidelines.” The inherent beauty of rural communities is also resonating with home buyers. “People are just naturally drawn to the country’s wide-open spaces,” Comack says. “We’re adding to that ambience in Prairie View Lakes with 25 acres of park space with trails designed to seamlessly connect the community. Sometimes features are practical, beautiful and environmentally friendly. For example, Jason Arlt, president of Arlt Homes, says LED lighting is a popular feature in many of the houses he builds. “It’s cheaper to operate and you don’t have to change the bulbs as often. Ultimately for us, LED lights mean lower operating costs. It’s an easy way of being environmentally conscious because you don’t have to think too hard about it and people love that kind of an option,” he says. People also love options such as a rustic sliding barn door inside a home. Don’t worry, it won’t smell like horses, but it will sit outside of the wall on one side of the doorway. “It’s for an interior door to a room, sometimes to enter a den or a pantry. It’s an accent piece. It’s something people haven’t seen a lot of yet,” Arlt says. Customized shelving is an increasingly popular feature, too. Instead of a closet in a mud room, Arlt says exposed shelving where you can see all of the jackets, mittens, toques and sports gear can provide great access, particularly in smaller rooms. Acres of storage with custom shelving is also standard in Maric Homes show homes, along with oversized windows and doorways and custom-milled woodwork. Aside from the basement, which had been poured a few days prior, no work took place until the stroke of 5 p.m. that Saturday, at which point swarms of workers began their race against the clock. A photo taken just minutes after 5 p.m. shows work on the exterior walls was underway immediately; a half-hour later, teams had already started on the interior walls and rafters. Some of the walls were partially pre-fabricated, but what really gave the workers an edge over their Toronto peers was that almost every aspect of the Winnipeg build was finished ahead of schedule.

These days, the giant clock in the front yard is gone, but the “house in a day” still boasts an impressive curb appeal.

Bricklaying the entranceway was expected to take four hours, but three men completed the job in three hours. It took only 50 minutes to anchor walls and 36 minutes to fit windows. The only aspect of the build that fell behind schedule was the drying-out of the joint fillers in the drywall construction, a process that took nearly twice the time allotted due to some unforeseen rainfall. In the end, the Winnipeg workers still beat the Toronto record handily, even managing to furnish their house a

mere 20 minutes after construction was complete.

The original owners of the home — who were on hand to survey the work during the marathon construction session in 1957 — moved in shortly after that year’s Parade of Homes display was over. These days, the giant clock in the front yard is gone, but the “house in a day” still boasts an impressive curb appeal.

RIDGEWOOD WEST Builds On Charleswood’s Charm

RidgeWood West celebrated its opening last fall, yet its popularity keeps growing. This special Qualico Communities neighbourhood fea- tures a backdrop of calming wet- lands, swaying native grasses, a connection to the Harte Trail, and a network of new paths on the south- west edge of much-loved Charles- wood. Homeowners here can expe- rience the beauty of nature, while enjoying the many conveniences of living in an established community. For many, this is also a chance to re- turn home to their favourite neigh- bourhood. “RidgeWood West is appealing to home buyers who either grew up in Charleswood or who have lived there for years and want to take advantage of building in an exciting new development,” says Courtney Sims of Sterling and Broadview Homes. “This might be younger couples looking for a place to locate their first home, or a family upgrading and looking to make it their long-time home.” Sims points out that being located within Charleswood means that not everything around your new home will be under construction. “This” she says, “helps make a new community feel like home much more quickly.” Sims also attributes its homey qual- ity to the fact that much of the com- munity’s landscaping — including wetlands, naturalized plantings and most of the trails — were put into place before building began.

“Qualico has a reputation for provid- ing well-rounded, quality communi- ties with their architectural guidelines, landscaping and overall design.” Tara Reid of Qualico Communities believes that the smaller scale, abun- dance of natural features, and inti- macy of the neighbourhood give it a unique charm. This no doubt has con- tributed to the fact that RidgeWood West showed impressive growth in its first year and is continuing to be a desirable and attractive choice for home buyers. There will be nearly 150 homes occupied in RidgeWood West by the end of 2017. “Phase 1A is almost sold out, and more of Phase 1B has just been re- leased,” said Reid. There are addi- tional phases planned, for those in- terested in future development. Sims says that despite the early de- mand, there are some very desirable locations available in RidgeWood West — including pie-shaped lots and lots backing onto the water — so buyers who have long held the dream of being able to build a new home in the heart of Charleswood have an incredible opportunity. The option of premium and custom homes means that potential resi- dents have an incredible range of new home designs and price points. “There are many different styles available,” said Reid, citing courtyard homes that include a rear detached garage and smaller yard as one of these unique and affordable options.

According to Reid, a goal for Ridge- Wood West was to provide options for a variety of buyers at different ages and stages of life. “That might mean a 1,300-square- foot bungalow or, for a larger family, a 2,000-square-foot two- storey home,” she said. One example of this was Broadview’s two-storey premium show home on Kelly Place from last season, which is more than 2,200 square feet and has some very modern features, includ- ing unique trim accents. “People walk in and absolutely fall in love with the plan and finishes,” Sims said. “We wanted something that stood out and this is a very popular home plan with outstanding sight lines.” For the 2017 Parade of Homes, Sterling Homes has unveiled a 2,500-square-foot two-storey custom show home on Chaikoski Court. It’s a modern design that highlights more of the high-end features available to- day. “This is one of our biggest and most grand plans,” Sims says. “If you want to see what Sterling can do, then you’ll want to see this home!” Like other builders in RidgeWood West, Sims is really excited to be a part of this standout Qualico com- munity. “RidgeWood West is great for the quality of the homes we want to show- case, but also for the quality of the community it’s giving our customers.”
