Where should prospective new homebuyers begin? Miranda says the first step is for clients to define their long-term goals. Is it a forever home, a starter home or are you planning future upgrades? This understanding can inform your options now — and in the future. For instance, if you’re planning to sell your home within five years, you may not see the return on investment for the upgrades you’re planning now. On the contrary, if you’re planning to stay long term, then it may be worth it to invest in something that improves your quality of life or enjoyment of your space — such as investing in a more expensive countertop that better suits your tastes if it’s your forever home. She advises giving careful consid- eration to the cost of immediate upgrades on a new build or whether you will want to make changes down the road — even things like new furniture. “Homebuyers should review their cash flow and really consider the cost that comes with owning a home, such as property taxes, fire insurance, disability insur- ance and planning for savings for unexpected items like repairs,” she says. The better you can understand
your situation, the better you will be able to make decisions that can navigate high interest rates over the long haul. Applying for pre-approval is the next step. “The first meeting is getting to know each other, gathering the personal details and informa- tion to both understand how much house you can afford and how much you are comfortable spending based on your financial goals,” Miranda says. “The lender will also review your options to help you find the mort- gage solution that works for your unique situation.” Once information is complete, pre-approval generally takes about two business days. It’s important to be conscious of the mortgage details even during the pre-approval process. “Pre-approval is generally good for six months,” Miranda says. “Each mortgage is accompanied by a rate guarantee, meaning you’ll have time to explore your options and find the home that’s right for you. If rates go down during this time, you’ll benefit from the new rate, or if rates increase, you’ll be protected by the rate guarantee.” Once an offer has been accepted,
it’s time to hammer out further details — and find the savings. “With an uncertain interest rate market, it’s extra important to be mindful of your budget and total housing costs, including leaving room for the unexpected. It’s really about ensuring you have adequate cash flow and can enjoy a comfortable standard of living,” she says. “And that includes leaving room in your budget in case rates continue to increase or putting aside some extra savings, which could be used to help you pay your mortgage off faster. With some mortgages, you have the ability to pay your mortgage off early with prepayment privileges.” Next, consider how you might customize your payment frequency to match your payday schedule, making it easier to track your expenses overall. Payments could be biweekly, monthly or some other variation. Every mortgage comes with options, including the amount of your down payment, your mort- gage term length and whether you opt for variable or fixed rates. Partnering with a lending specialist is crucial because they’ll be able to guide you through all your options so you can choose the solution that best fits your needs. “Discussing the options with your lender is really important to build that professional relationship,” Miranda says. “Our goal is to build a lasting relationship with our members so that we can continue to provide you with advice and guidance far beyond the length of your mortgage."

Y et Kensington Homes has done it with the Brookdale, their imagina- tively designed show home at 15 Jerry Klein Dr. in Transcona’s Devonshire Park. Not only that, but Kensington’s design team has come up with a remarkably roomy — and fabu- lously flexible — design. “They’ve thought of a lot of different variables in terms of how
this home can be configured,” says Lilita Klavins of Qualico Real Estate Services, the sales repre- sentative for the 2,263-square- foot show home. “We have three different widths that we can build the plan in, with the biggest home checking in at 2,555 square feet.” The Brookdale’s marvellously malleable plan doesn’t come close to stopping there, she adds. “There are two possible ways to
set up a main floor bedroom — and that’s big because a main floor bedroom is a big ask these days. The great thing here is that even if you put in a main floor bedroom, we can still get in a side entrance, if necessary.” The upshot is that the home’s versatile floor plan allows for it to seamlessly meet the needs of a large, active family or of a multi-generational family.

The pantry could be split in half to accommodate a walk-in closet for the bedroom. It’s up to the family as to how they want the area config- ured to best meet their needs.” The front of the home transitions smoothly into the home’s main living area, which is naturally bright, spacious and beautifully finished. In January, homebuilders across Manitoba joined a national initiative that includes efforts to harmonize home efficiency expectations. The 2020 national model codes kick off a tiered process that aims to reach the goal of net-zero emission homes by 2050.
Check out a Certified Energy Efficient show home at 10 Siddiqui Ridge in Bison Run, built by Hearth Homes. This home achieved an air tightness result of 0.66 ACH and is 26.7 per cent more energy efficient than comparable new homes.

The New Homes Program provides a rebate for the cost of working with an energy advisor of up to $15,000 based on the energy performance of the home. In addition, for home- buyers who are required to have mortgage insurance — people who put less than 20 per cent down on their new home purchase — a home that’s Certified Energy Efficient by the New Homes Program automatically entitles the buyer to a 25 per cent mortgage insurance premium refund worth thousands of dollars. The refund is issued at the time of appli- cation, within the first two years of the mortgage closing date, right when folks are facing myriad other costs such as moving, land transfer taxes, landscaping, furniture and so on.
“The idea behind harmonization is that all jurisdictions will be using the same framework instead of indi- vidual cities or provinces having their own set of rules,” explains Allison Lund, energy efficiency specialist for Efficiency Manitoba. “Energy efficiency is a key feature in the new codes. The ‘step code’ is a five-step staircase to high performance, net-zero-ready new construction. What we’re going to see in the next little while is builders incorporating new processes to either measure or prove that their homes are energy efficient so that they can be prepared when higher tiers are adopted.” Some of the standards that building inspectors will soon require are energy modelling and air tight- ness testing to verify that a certain level of energy efficiency has been achieved through the design and construction process. Some home- builders in Manitoba have already incorporated these processes with help from Efficiency Manitoba’s New Homes Program. “The performance path in the New Homes Program connects you, the decision-maker, with an experienced energy advisor who will provide recommendations, answer any questions that you have and even perform either a cost-benefit analysis or optimization analysis at your request when the home is being designed,” Lund says. “It allows you to measure the impact of trade-offs or upgrades, either from a cost-of-material perspective or a payback perspective in terms of how much energy that upgrade might save you over the life of the home or the time that you live there.”
A cold-climate source air heat pump is installed at 113 Morier Ave., Certified Energy Efficient by Efficiency Manitoba’s New Homes Program. This home, built by Dueck Builders, achieved an air tightness result of 0.87 ACH and is a stunning 48.4 per cent more energy efficient than comparable new homes.

In order to meet the environ- mental and political commitments of creating and retrofitting build- ings to be more energy efficient, not only do new homes need to be designed intentionally but existing building stock should also be evaluated. Lund suggests that home energy audits and home energy labelling will likely become more common in the coming years. “It’s a label, but it’s more than that because you actually get a report that tells you everything about how your house uses energy, where it loses energy, through what assemblies and walls and locations,” Lund explains. “It can also give you a recommendation on what should be done first, if you’re interested in making upgrades. So it helps answer that question of ‘Where should I start?’”
“In Manitoba, you will still require a back-up heating source for the very coldest days, but most of the year, you can use the heat pump to take care of your heating and cooling, commonly operating up to three times more efficiently than a standard electric furnace.” At the same time, Lund reminds anyone interested in taking advantage of available rebates and programs to check with Efficiency Manitoba before starting work on a project or purchasing equipment. “Many of our programs require you to apply before you’ve made all the decisions about your project, so check Efficiency Manitoba first,” she says. “We’ve got over 20 programs
Lund says that in places where energy labelling is mandatory, community energy literacy has dramatically improved and folks are able to easily find and compare the scores and ratings of homes. That knowledge, in turn, tends to rapidly improve the energy performance of building stock, thanks to a social norming effect whereby people have a clearer idea of what they should be doing and where they stack up against other houses. She notes that the adoption of air source heat pumps has recently taken off in Manitoba — and they can help increase your New Homes Program rebate. “Now that cold-climate heat pumps are available everywhere, consumer acceptance of this technology is growing rapidly,” Lund says.
