Manitoba’s home builders have had to be nimble to keep pace with rapid advances in technology, construction techniques and energy efficiencies — not to mention the ever- evolving needs of their customers. The onset of the COVID-19 pandemic at the mid-point of the 2020 Spring Parade of Homes was a test of just how nimble they can be. Manitoba Home Builders’ Association (MHBA) president and CEO Lanny McInnes is happy to say they passed with flying colours. “I think I can say with great pride, as an industry we weathered that quite well,” McInnes says. “Having the COVID pandemic hit Manitoba during that Parade brought home the immediate impact that the pandemic was going to have for our members and our industry.”

The first priority was to focus on safety for guests, builders and staff. Sales representatives set up information areas in show-home garages to allow for more physical distancing, and Parade hours were reduced on weekdays to allow for more one-on-one viewing appointments with sales agents. “Members adapted and adjusted to make it a welcoming and safe event,” McInnes says. In the fall of 2020, the MHBA marked the 40th anniversary of the Parade as we know it today – as a showcase of new homes in multiple communities. Until that time, showcases were confined to a single neighbourhood. By 1998, the Fall Parade was well established, and since the MHBA had introduced a spring Showcase of New Homes a few years earlier, a trio of builders — Qualico’s Brian Hastings, Randall Homes founder Randy Jaquet and the late Guy Hobman — pitched the idea of launching a magazine to publicize both events.
Former Free Press vice-president of sales Laurie Finley came up with a plan that was mutually beneficial to the newspaper and the MHBA, and late Free Press editor Dave Lee oversaw the editorial content. Second-generation builder Jason Jaquet — who is celebrating Randall Homes’ 40th anniversary year — is also an active member of the MHBA and currently serves as its board chair.

PRESERVING NATURAL BEAUTY IN TAYLOR FARM

“In Taylor Farm, the forest will be the perfect place to go for a jog, ride a bike or get your steps in after dinner,” says Doerksen. All Qualico Communities’ neighbourhoods strive for a perfect balance of natural and man-made elements, such as wetlands, native grasses and, in the case of Taylor Farm, an all-natural basswood forest. Doerksen adds, “There are not many places in Manitoba where you can live within walking distance of a beautiful forest, let alone a basswood forest. It’s part of what gives Taylor Farm its slogan — Upstream Living.” Taylor Farm is currently in Phase 4 of development, with the latest lots available on Killbery Crescent ranging in size from 64 to 77 feet. This includes a handful of the community’s first wetland walkout lots, which back onto one of the phase’s three new naturalized wetlands. Basswoods are part of the linden family of trees. Their name comes from the term ‘bast,’ which represents the strong fibers of the interior bark. Found primarily in Central and Eastern Canada, these trees are best known for their incredible floral scents and vigorous nature to grow whole separate trees from their existing trunks. Their beautifully scented flowers turn to berries in mid-summer with a ‘bract’ (helicopter-like leaf).
Taylor Farm residents have the rare opportunity of living next door to a mature basswood forest where its beauty transcends through each season. Year-round, homeowners can experience its magnificent display as the forest transforms from a winter wonderland to a luscious woodland in summer and as it bursts with colour in autumn. “It’s an old-growth forest that has never been cleared,” says Katie Doerksen, marketing and community relations manager at Qualico Communities. “It is a protected forest that will be a great feature for residents in a future phase of Taylor Farm.” The preserved five-acre basswood forest is located along the perimeter of the community. These particular trees can be seen across the province. However, a natural basswood grove is certainly a rarity. The forest is home to a variety of native plants and animals and is a key feature in Taylor Farm: It’s a breathtaking example of how natural beauty can be integrated into a new neighbourhood. “The preserved space will be incorporated into Taylor Farm through the use of neighbourhood paths and trails leading down to its location,” explains Doerksen.
“IT IS A PROTECTED FOREST THAT WILL BE A GREAT FEATURE FOR RESIDENTS IN A FUTURE PHASE OF TAYLOR FARM.”
With most adult trees showing a shape similar to that of the club from a deck of cards, these trees typically have a lifespan of roughly 200 years and grow at twice the rate of the average tree in North America. Their interior bark is quite fibrous, allowing generations of people to create natural cordage (similar to rope) — something that was very useful many years ago.

Smith, who often visited her grandparents in Stonewall while growing up, not only stayed — she is now mayor of the town 25 kilometres north of Winnipeg. “It has that small-town feeling but filled with, quote- unquote, big-city amenities,” she says. “It has a great sense of community, it’s a safe community and everyone kind of looks out for each other. And there’s lots to do.” Founded in 1878 as a limestone-producing centre, Stonewall currently boasts a population of 5,046, and officials want to welcome more citizens to their vibrant burg. “Lots of people that have moved here have come here not really knowing what to expect,” says Wally Melynyk, the town’s chief administrative officer. “We hear all the time that it’s a friendly community and they’re really happy to be here because of how they’re welcomed by the community.” Back in 2020, the town adopted a five-year strategic plan that identified several priority areas of focus — including community and economic development; culture and recreation; and housing and growth management.

One goal was to attract younger families and singles, including young people who grew up in Stonewall and who would like to return and set down roots in their hometown. “We have excellent schools here for all age groups — early years, middle years and high school,” Melnyk says. The town also boasts a number of top- notch recreational facilities for every season. “We have an excellent arena with multiple ice surfaces here in the community,” Melnyk says. “In the summertime, we have ball diamonds that are probably one of the best in the province.” Smith notes that Stonewall has successfully hosted a number of baseball and curling championships, including the 2013 Scotties Tournament of Hearts women’s provincial curling championship. It will also host the 2024 Viterra men’s curling provincials.

“We are a smaller community but we do attract a lot of high-profile events, so we’re pretty proud of that,” she says. “We have a good group of volunteers. We’re very fortunate that the people that live in Stonewall are very community- oriented. They certainly pitch in to help with all sorts of different events that we can attract.” Named after the town’s founder, Samuel (Stonewall) Jackson, the community also boasts the unique 80-acre Quarry Park, with its man-made Kinsmen Lake, an arts centre and paths for walking and biking.

There are many home styles to choose from in Oak Bluff West, but residents of this popular and growing community all have at least one thing in common — expansive lots with plenty of room for both a dream home and a large outdoor space. The Qualico Communities development is located just outside Winnipeg’s southwest Perimeter, in Oak Bluff. It offers the quiet, charming feel of a small town just minutes from the city and all its conveniences — but with lower property taxes. “Oak Bluff West is a desirable choice for homeowners for many reasons, including spacious lots with room for triple garages and outdoor space creativity — not to mention beautiful views of the naturalized wetlands and plantings,” says Tara Reid, Qualico Communities’ sales and development manager. “The open spaces, network of trails and nearby amenities also contribute to this special community’s popularity.” Once completed, Oak Bluff West — established in 2011 — will have more than seven acres of wetlands and five acres of prairie landscape. The 1,803-square- foot bungalow’s contrasting exterior colours and finishes include acrylic stucco, steel siding, cultured stone and decorative trim around the windows. “Oak Bluff West’s guidelines ensure the homes are all finished with high-quality materials that are complementary,” says Warkentin’s Melanie Snow. “The houses on the street are cohesive looking —
which not only looks good, but also increases the value and desirability of a neighbourhood. Another developer has an approved subdivision that will also offer a variety of housing options on smaller lot sizes in the near future. Smith believes that five or 10 years from now, more people will have discovered Stonewall and settled down there. “Our population will definitely have increased,” she says. “We’re starting to see a more diverse population. We’re hoping we can capitalize on that and still have a sense of community pride, but on a larger level. “We don’t want to get too big. It’s a real delicate balance. You have your core of people who were born and raised in Stonewall and like that small-town feeling, and then you have people who are moving to Stonewall and want to see more amenities and things that we can offer. “We always want to be mindful of long-term residents and make sure that we don’t get to the point where we don’t recognize Stonewall anymore.”
There’s a hospital with an emergency room, as well as health-care clinics and a strong commercial core. What Stonewall needs is more affordable housing for the younger generation. Meeting that need is one of the priorities addressed in the strategic plan. Ventura Land Company’s Quarry Ridge Park is providing some options, with its mix of large lots, duplex lots and multi-family products. “Quarry Ridge Park continues to grow with more diverse housing options, including ones built on smaller lots, which will increase affordability,” says Smith. While supply-chain issues and a surge in demand for new homes challenged builders and developers over the past few years, Jaquet says the 2023 Spring Parade is going to be exciting. There’s a greater number of Parade entries, show homes are open for the first time in two new communities — Bison Run in south Winnipeg and Meadowlands in West St. Paul — and builders have lots of surprises in store for guests. Jaquet says one of the most significant challenges over the past few decades has been adapting to smaller lots — 32-36 feet wide — without skimping on style, comfort or quality. “How can we make someone’s home their castle?”
THE OWNER’S SUITE IS IMPORTANT — 25 YEARS AGO THE OWNER’S EN SUITE WOULD BE A TOILET, TUB AND VANITY.
The Randall show home at 10 Yellow Moon Cres. in Sage Creek answers that question. Built on a 36-foot lot, the two-storey home has 2,200 square feet of luxurious living space, along with a unique tandem garage. It looks like a two-car garage from the curb, but there’s space for three cars, thanks to an extra-long stall on one side that can be used for parking, a workshop or storage space. The house also has an eight-foot exterior door and oversized windows. Jaquet says taller doors make a home look more grand, and they are more secure than standard doors. Big windows are big a plus, too. They allow for lots of natural light, which helps to improve a homeowner’s sense of well-being. Some features that would have been unique in the 1990s have become standard in new homes. Customers expect to see a main- or second-floor laundry room, and a walk-in pantry is now considered a necessity.
“The owner’s suite is important — 25 years ago the owner’s en suite would be a toilet, tub and vanity,” Jaquet says. That wouldn’t cut it today. Home buyers want extra drawers for storage, a window that opens, a soaker tub and a linear shower — and they want it all wrapped up in a beautiful designer package.

Jaquet says kitchens are also becoming more of a statement. Range hoods and lighting fixtures have artistic merit, and while open- concept homes with islands don’t have separate dining rooms, they do have larger eating areas. Look down and you’ll see laminate and luxury vinyl plank flooring instead of plain old vinyl. Look up, and you’ll see all sorts of decorative elements on ceilings. In recent years, dropped foyers or tallish porches have become common, since they allow for larger basement windows. Private side entrances are popular in multi-generational homes with basement suites, along with flexible main-floor bonus rooms that work as bedrooms or home offices. It’s impossible to predict what’s in store for builders over the next 25 years, but Jaquet notes one thing that never changes. “We need to always react to what the market is asking for.”

But the real star of the show is the kitchen island — one large, uninterrupted expanse of durable porcelain on a semi-rustic maple base. If not for the stainless-steel exhaust hood attached to the ceiling above, you would have no idea there’s an invisible induction cooktop (aptly named Invisicook) installed beneath the countertop. Interior designer Tara MacTavish says clients often say they want their kitchen island to be completely free of any obstruction, and the Invisicook cooktop is literally a cool solution — when it’s in use, only the pots heat up while the cooktop is cool to the touch. “So they can use that whole island to be prepping and all of a sudden it’s a cooktop too,” she says. Directly across from the island, a coffee bar is tucked into a corner niche, with a mini-sink, porcelain countertop and maple cabinetry. A tall cabinet with glass inserts makes for a chic display case on one side. Its front drawers and doors are painted black, but it fits into a maple box — creating a feature-wall element for the great room. MacTavish found vintage-look tile with a Mediterranean vibe to adorn the bar backsplash. It’s one of the special touches that makes the house feel lived in.

You can enjoy a morning cuppa joe at the island — there’s plenty of seating and lots of space to spread out your newspaper — or have it to go. A patio door off the dining area opens onto a rear deck, and another patio door directly opposite opens into the primary bedroom. Tip-toe back to the bedroom without passing by the secondary bedrooms, or have your coffee on the deck on sunny summer mornings. On winter mornings, you might want to take it to the great room and cozy up to the electric fireplace. MacTavish says she loves the simplicity of the maple-and-tile finishings on the fireplace and entertainment unit. Repeated porcelain, tile, glass and maple details tie the entire space together — the walk-in pantry has a maple-and- glass door and natural light flows in from three directions. There’s the usual alignment of large windows at the rear of the house and, along with the horizontal window over the sink, there’s an extra vertical window next to the dining area. Just off the foyer, the basement staircase has glass inserts and maple posts and it’s topped by a large window overlooking the street, which is visible from the kitchen. Herringbone patterns on the mudroom’s black barn-style door and on the feature wall over the staircase are repeated in smaller details at the front of the house — in the family bath and mudroom flooring, and in a niche built in to the en suite shower. By the way, that en suite ticks every box, from its floating double vanity and white built-in wall cabinet — it’s almost the twin of the display cabinet at the coffee bar — to the glass-enclosed shower with its gold rainfall showerhead and a practical hand- held wand. Its built-in nook is like a small piece of art, with sheets of small-scale subway tile — in a herringbone pattern — and a slim gold frame. The fact that it does not have a bathtub is very on-trend today. Even people who sell stand-alone tubs have been telling us for years that they’re just for show.

“A lot of people aren’t using their bathtubs. This was a great way to ensure you have a beautiful walk-in shower,” MacTavish says. Naturally, the primary bedroom has a walk-in closet, and a little hallway off the closet and en suite provide a bit of separation from the two secondary bedrooms. With 10-foot ceilings in the main living areas, distinct private zones and windows on all four sides, the entire house has a comfortably airy ambience. “It’s just a really well thought-out house,” MacTavish says, crediting the Foxridge drafting team. “It’s very user-friendly and spacious. It’s not a huge house but adding in those features maximizes the space.”

“We’ve gotten a lot of comments that the house doesn’t look like every other house and we enjoy that we stand out — in a good way.” Soloway and design coordinator Ryan Miller carried several distinctive elements from the 2,112-square-foot home’s exterior through to its interior. Natural fur headers over exterior windows and doors are mirrored on the great-room fireplace mantel, and the arch over the covered porch has echoes throughout the house — in the dramatic dropped foyer, in a dining-area nook and over built-in shelving units flanking the fireplace and the second-floor loft’s bench seat. That inviting loft will look familiar to Parade regulars. “We get really good feedback from it,” says Soloway. “I think it’s very charming, so we’ve incorporated it where we can. This one’s a little bit different. We widened it a little bit so we can fit lights on the side and then we put arches into the bookcases just to tie it in to the rest of the house.” A MODERN CLASSIC — Cont’d from page 31

“A lot of people will describe us as cozy, welcoming and warm. Even when we try to do modern, we still try to incorporate that into our design. It’s a place you want to live in.” People who don’t want to live in a two-storey house do want to transplant entire sections of this one into a bungalow. “Our sales manager said she’s been getting multiple people coming through who are just like, ‘This whole mudroom area is like a dream come true,’ ” Miller says. The mudroom has built-in benches and cubbies directly off the garage entryway, with a laundry room to the left and the pantry straight ahead. It’s convenient for dropping off groceries and it has attractive storage and countertop space, with plug-ins for small appliances. “That whole functional space I think is one of the main highlights of this floorplan,” Miller says.
He and Soloway are working on adapting the area for a bungalow show home, which should be ready for viewing later this year. The plan can also be altered to create a spice kitchen in the pantry area, but most home cooks would be happy to spend all their time in the existing kitchen. The white Silgranit farmhouse sink in the island is made from a durable composite rather than ceramic. While it’s an unusual choice, it’s a good fit. Anchored with sturdy posts and adorned with white quartz countertops and oversize pendants, the island measures a hefty 8.5x4 feet. “We tried to make it big enough so that when you put the sink in the island there’s still some working space on either side,” Soloway says. A one-piece range and a beadboard-clad range hood are economical features that look like a million bucks directly across from the sink.

“We wanted to have a substantial range hood that sort of anchored the kitchen because it’s this symmetrical look that we wanted — centre sink, light fixtures, range hood. It made the kitchen just look so much grander,” Miller says. Taking the cabinets all the way to the ceiling and adding crown molding enhances the effect, as does the wide-plank luxury vinyl flooring. “It’s so knotty it looks like wood, and there is a texture to it as well, so a lot of people have thought it’s hardwood or engineered hardwood,” Miller says. The dining area opens onto a deck, and on the opposite side of the kitchen, a main-floor suite with a full bath — complete with low-threshold shower — works as a home office or guest suite.
Upstairs, two secondary bedrooms share a family bath, while the primary bedroom has a deluxe en suite, with a glass-enclosed shower and a stand-alone bathtub. The loft can be converted to a fourth upstairs bedroom, and the basement has oversized windows, making it an attractive space for further development.

Homeowners and builders have been opting for quartz over granite for about a decade now because quartz is available in more subtle, trendy styles than its busier natural- stone competitor. White quartz countertops with grey veining, for example, resemble a more unattainable (aka expensive) Calcutta marble and account for a large proportion of sales, says Sherritt, who has been with the company for 27 years. But of course, the future of countertops isn’t written in stone. Even quartz will be soon be facing some competition. The contender? Porcelain. “Large-format porcelain has been out for five to 10 years, but it’s just starting to become popular in North America. So that’s going to start stealing market shares from quartz,” Sherritt says. Brands such as Infinity are making a huge statement with stunning porcelain surfaces created by imprinting images on large- format tile and running it through a fiery hot kiln for added durability. The fact that the tiles can be imprinted with pictures means there are no design limits.

“They’re taking a picture of the nicest marbles that exist in the world, printing it on the top of the tile, and making the tile,” Sherritt says. “They look outstanding.” Expect porcelain to have a price point like that of higher-end quartz — anywhere in the $50-$200 range per square foot. The two counter types also have similar heat resistance (though porcelain may hold up better against scalding pots and pans) and endurance (both are difficult to scratch or stain). Despite its popularity, quartz isn’t the only big-selling countertop at present. Granite is still going strong, and laminate makes up 40% of the market, square-footage wise. Sherritt says laminate does perform poorly in the long-run — it’s prone to scratching — but on the plus side it’s affordable, doesn’t make a loud noise when you set a glass or plate on it and it can be surprisingly chic. “The laminate manufacturing companies over the last five years have done a really good job of keeping people interested with better designs,” he says.

Those aiming for a rustic look can opt for wood countertops, a common go-to for cabins or kitchen islands. FLOFORM distributes and installs Caribou counters, which have a special finish to protect them from staining and water damage, so you don’t have to oil them. Still, Sherritt suggests whipping out the cutting board if you have butcher-block counters to avoid nicks and contamination from raw foods.

If you’re in the market for a new countertop — whether for the kitchen, powder room or a basement bar — the first step is to figure out how you’re going to use it. Will it be in a high traffic area? How do you want it to look? Do you have kids? Do you do a lot of baking and cooking? What is your budget? “There are plusses and minuses to all of these products, not just price,” Sherritt says. “A good sales consultant should be talking to you about how you plan on using it.” Customer service has been FLOFORM’s founding principle since brothers Harry, Frank and John Dyck opened the company’s first location at the corner of St. Mary’s Road and Oustic Avenue in 1961. In the ’80s, they expanded into Alberta and Saskatchewan, and by 2016 they had showrooms in B.C. as well as in cities in Idaho, Utah and Washington.
