The price is $789,900, including land and GST. “This year, it’s a brand new concept design for both the interior and the exterior as we are being challenged to change our designs to accommodate varying lot sizes,” Vassallo says.

The home also includes a large attached two-car garage, which spans 20 feet by 22 feet. It has a double insulated overhead garage door with an automatic door opener and keyless entry. “We include a side entry on this plan to allow the option to develop the lower level with a future suite. This side entry can be convenient to bring your sports equipment and other furniture and accessories directly into the basement,” Vassallo adds. “KDR Homes’ modern farmhouse concept has been gaining a large amount of interest. Indications show that this new design will likely be the first of many.” Prairie Pointe is another new area in the southern part of Winnipeg, with a park still
being developed. The parks have walkways and several resting areas for you to take in the views and nature of the wetlands. This attention-grabbing show home is conveniently located with shopping malls and restaurants nearby along Pembina Highway, as well as further north on Kenaston. “KDR Homes has been building in Prairie Pointe since Phase 1. It’s nice to see this development progress into the lively neighbourhood it is today,” Vassallo says. “Families can cycle, rollerblade, skateboard or walk to neighbouring communities through the many paths and trails available. BACK-LANE HOMES add character to neighbourhoods BY WENDY KING When you walk through some of Winnipeg’s older neighbourhoods, you’ll see a lot of homes with garages in the back. It’s an attractive home style that keeps the home front and centre on the street and the garage out of sight, and perhaps just a little more utilitarian.

very architecturally unique. And although the lots are slightly smaller, back-lane homes are not smaller homes. “They are still a family home. We have designs that range from 1,400 square feet to just under 1,700 square feet,” he says. “You’re still getting three bedrooms and 2 1/2 baths — you just have the garage in the back. It’s a different lifestyle.” He says the back-lane homes are appealing to anyone who wants to be in a comfortably spacious home but with reduced yard work. That includes busy families who want a bit of yard space for kids, all the way up to the 50-plus demographic who still want a house and some yard for enter- taining but are not yet ready to move into a condominium. The show home Randall Homes has completed is a good example of what a back-lane home looks like and how it would be laid out on the property.

He describes the back-lane homes as having a “nice feel” while being

It’s a design idea that’s coming around again to new home builds. “When you take the garage off the front of the house and move it to the back lane, you’re able to add more unique features to the home. The 2,061-square-foot home at 180 Nuthatch Bay can be found in the wonderful park-like setting of Highland Pointe. And, of course, the four-bedroom, two-bathroom house itself also stands out as a special place to call home.
“ It
is one of the very popular models we have, and it sits on a 38-foot-wide
lot,” says sales representative Reid Boles. “This plan has been designed for mostly bigger families, so it’s a whole-family friendly home. GROW WILD PRAIRIE PLANTS YOUR GARDEN WILL LOVE

Most people like to support local when it comes to shopping. If you’re a gardener, it could be time to throw your support behind native prairie wildflowers and grasses.
T The benefits of growing these plants in your yard are wide- ranging, says Jeanne DuBois of Ron Paul Garden Centre. “These native wildflower plants are some of the toughest and most hardy in our area,” she says. “So if people are just getting started with gardens, these are good choices because they’re a little more forgiving.” Manitoba wildflowers are usually classified by soil type, from dry and clay-like conditions to very wet conditions, which is a helpful guide for
selecting the right plant for your yard, she adds. Many wildflowers are drought tolerant, which eases water use, while others are disease resistant. “Plants that are more commonly found in an area will have developed some disease resis- tance,” DuBois says. “Planting a diverse garden is also one of the ways to have a healthy, disease-resistant garden. In addition, certain kinds of plants may also be insect resistant.” Some wildflowers can help prevent soil erosion in a lake setting, while others thrive in wet areas.

“You can naturalize the area with wildflowers suited to those conditions,” DuBois says. “They are terrifically deer and rabbit
resistant. Many of them attract pollinators — bees, butterflies, hummingbirds. And then

beyond that, like every plant, they’re pretty.” Growing a variety of wildflowers with different bloom times also ensures season- long colour in your gardens, while native grasses often produce pretty plumes.
BIG BLUESTEM
This tall grass shows off different colours, from bluish-green in the spring to a rusty colour in the fall. It’s a native alternative to the popular Karl Foerster grass and grows 115 cm (45 inches) or taller. Like most grasses, it does best in full to part sun. It can take soil conditions that are medium moist to very moist.
Big Bluestem
“Prairie wildflowers have been growing here for so long they have built up that tolerance for the zone that we are in, the weather conditions and are relatively disease resistant,” she says. “Many of them will also self-seed, so that’s a benefit in the garden. For ongoing maintenance, yes, they are perennials, yes, they’re going to come back, but if you get some die-off, that may be overtaken by the fact that some of them are very successful self-seeders.”
BEBB’S SEDGE
It’s a great ground cover for wet meadows because it likes moist to wet soil. It prefers full sun and grows to a medium height of about 45 cm (17 inches). It reseeds easily and is good for controlling shoreline erosion.
SWEETGRASS
It’s used in many healing cere- monies by Indigenous Peoples and can be made into herbal teas. It grows well in full sun and likes moist to wet soil conditions. It’s not a tall grass and grows to about 60 cm (24 inches). It has some plumes and moves nicely in the wind. It’s good if you’re looking to populate an area because it spreads a lot. Other options include oat grasses, which have interesting textures, DuBois says. She also likes a grass called Blue Grama, as well as Canada wild rye grasses.

She suggests gardeners visit the outdoor gardens near The Leaf in Assiniboine Park, which showcase an abundance of native wildflowers and grasses, to help make choices for their yards. Most nurseries and garden centres in Winnipeg and the surrounding areas carry a wide range of these plants. Visiting them will result in you getting the best advice and varieties for your garden, DuBois says. DuBois shared some of her favourite prairie wildflowers, factoring in soil type, sun exposure, watering needs, height and visual appeal.

2 PRAIRIE SAGE
Considered a sacred plant by Indigenous Peoples, this sage is sometimes burned for ceremonies. Its foliage is a sage green colour with a sage scent and interesting texture. It has a pretty white- yellow flower and can spread a lot via rhizomes, but it is easily controlled. It grows best in full to part sun.

Although turtleheads can be temperamental to grow, DuBois says it’s a nice late-blooming wildflower that likes shade and does best in more moist soil.

The extension of Chief Peguis will only enhance the area, making it more accessible for residents and users in future commercial and retail areas. The community is approximately 80-85 per cent complete, with one remaining phase. The last phase will include an additional park and playground to be completed in
summer 2025. “At full build-out, the community will consist of 978 low-density resi- dential homes and 516 apartment units,” Yaremko explains. “There will be two storm ponds, a natural tree stand and two playgrounds. Forty-five acres of mixed-use commercial space, called Polaris Place, is being developed by Whiteland Real Estate and includes a development concept for the area that includes space for a grocery store.” With the Garden City Shopping Centre and surrounding amenities, including several big box stores a short drive away, the area offers a wealth of conveniences and necessities. Bus service to Aurora at North Point began in September 2024, offering convenient public transportation options.

It’s very important to us that things are done purposely and not as an afterthought.” The ultimate goal is a home with all the technology that their clients expect without taking away from the beautiful design. “I always tell my clients that your lifestyle, the makeup of your family, what you do for a living and how you interact with your home are unique to you. There’s no one else on the planet who’s going to live in a home the way you do, with the exact same wants and needs and desires in a home,” Deleau says. “Everything is designed with that client in mind. In the end, when the client moves into that home and starts living in it, we want to ensure they are very happy with what they’ve chosen and what we’ve done for them.”

Siepman says that the team at ART has started doing a lot of educational work within the Winnipeg design community in an effort to streamline home automation and design from the very beginning of a project. “If a client is building a brand new home, we want to get involved as soon as possible during that plan- ning stage, meeting with the archi- tects and the interior designers right away so we can all come to the table and look at what the infrastructure is going to be,” Deleau says. “If we

Now, it’s an integral part of design. “I think when we talk about home entertainment, automation or smart control, in the past, there was always some tension between the architects and the designers of the home and the AV contractors who were trying to install systems and controls … because it never really looked pretty and always kind of messed with their vision of the architectural design,” says Bruno Deleau, sales and system design consultant with Advanced Residential Technology (ART). “There have been huge inroads made to provide products and systems that blend in with the home and make things look seamless and invisible.” Distributed audio, lighting control and motorized blinds have become increas- ingly popular, says ART manager Trevor Siepman, and so has the need to be innovative while maintaining an esthetically pleasing design. “Ten years ago, if you would have walked into someone’s home where they had speakers installed, you would see these big speakers with big grills all
over the place,” Siepman says. “Now, we’ve got a number of
different options … the most popular one being invisible speakers that you can drywall right into your ceiling, and you don’t see them. The quality has come a long way, too — they
