Those who don't venture to the southeast edge of the city very often are not sure what to expect when they find themselves in Sage Creek. New communities can be lumped into negative stereotypes, with images of row upon row of uniform houses, one blending into the next. Which might explain why one of the most common expressions heard from new visitors to Sage Creek is, "Wow, I had no idea all this was here." "I can't tell you how many times I have had friends or acquaintances remark about how great and diverse the community is. I have to laugh because I am always telling people this, but I guess you need to see it to believe it," says Katie Doerksen, marketing and community relations manager with Qualico Communities. "Sage Creek offers individuals and families at every stage of life an opportunity to set roots in a truly complete community." In 2006, Qualico began selling lots to single-family home builders. However, the vision for a diverse community was there from the beginning. The goal was always to develop a commercial district and provide a variety of housing types. Today, Sage Creek boasts a bustling Village Centre offering residents and visitors access to a plethora of services, with more to come. The diversity in housing options has also expanded greatly in recent years. Along with four apartment- style rentals and a variety of townhome condominiums, Sage Creek will soon have apartment-style condominiums. StreetSide Developments is planning a fall/winter sales launch for Sage Village Condominiums, a five-storey, 73-unit condo with two- and three-bedroom units available. Another new project coming to Sage Creek — an assisted-living facility — will be an important addition to the community. Janzen Projects Inc. hopes to begin construction on The Meadows Retirement Residence in late 2022. The company has already opened two very popular 55+ buildings in the community, Sage Creek Apartments and Sage Creek Pointe. "We're really excited to be developing this in the community, offering the next natural step for many of our residents in our 55+ buildings to an assisted-living facility," says Adam Janzen, of Janzen Projects Inc. "It is always our goal to give seniors the ability and opportunity to age in place," adds Janzen, who has worked in property development and property management, with a seniors focus, for 15 years. The Meadows Retirement Residence, which will be located along Boulevard des Hivernants north of Sage Creek Pointe, will offer a wide variety of services and amenities to make day-to-day living more comfortable while providing many opportunities for residents to prolong their independence. "There will be just shy of 180 units with three layouts to choose from, including one- and two-bedroom options," explains Janzen. There will also be guest suites available to rent for out-of-town guests who are visiting loved ones. For those looking to build their dream home, there are still many opportunities to purchase a single-family lot through one of the premium or custom builders. "We have a number of lots left to release in Phase 9A and 9B, including our first duplexes in the community," says Tara Reid, sales and development manager for Qualico Communities. "Servicing for Phase 10A and 10B is also underway with expected completion by end of this year," she adds. "It's an exciting time in Sage Creek to see all the development taking place and we can expect another exciting number of years ahead," adds Doerksen.
