Today, that 77-acre tract of land is being turned into East St. Paul's newest housing development, Countryside Crossing. "We've actually been working on this project for four years," says Royal LePage Prime Real Estate's Wayne Penner. "It's a great piece of land that was once the old Maxwell King Ranch. They used to breed horses there for Assiniboia Downs." Penner, who's marketing the community with his son Mark Penner for developer Hercules Management, says the timing is right for a new development in the area. "There hasn't been a major development here for four to five years – there's been a lag for buildable lots in East St. Paul. Penner says the reason for the 154-lot community's instant success can be summed up in one word — location. "It's just a fabulous location with it being tucked away just inside the north Perimeter Highway. Because you're inside the Perimeter, you have bus access, are close to amenities on Henderson Highway, and can access the Perimeter for seamless access out to lake country."
