"It's much easier and less intrusive to incorporate these options
into a newer home. With an older home, you're looking at a furnace that is 20 years or older if you're using
natural gas," Vernaus says.

stuff, but
it's coming.

"But it can still be done. Sometimes it can
be as simple as air-sealing with space foam
or caulking. We do tons of window upgrades
with our Power Smart loan."
Moore says the number of homeowners taking advantage of eco-energy grants for resale
homes has made a huge difference to the environment.
"Greenhouse gas emissions have been reduced over 30% since 1990," he says.
And Vernaus adds that it's only going to get
better as home builders continue to push the
envelope.
"The buzz word for the next generation is a
net-zero house. It will generate as much power as it uses — the
amount of energy your house is using will be the same amount
it's returning to the grid," Vernaus says. "This used to be spaceage stuff, but it's coming. We're hoping to help it along."
