"You can work with any one of these custom builders and design your home to suit your lot, outlook, wants and needs," states Reid. Design standards for Southlands Village set the minimum home size at 1,300 square feet, but on average homes here are 1,800 square feet, all with double garages. The standards ensure a high quality of design and materials so that each home complements its neighbour and contributes to maintaining property values. The bungalow condominium concept is really catching on, Reid claims. "It's been a very busy year for sales in Pritchard Farm Southlands Village; several homes are currently under construction and the builders are getting lots of inquiries." Located in East St. Paul, just north of the Perimeter and east of Henderson Highway, Pritchard Farm Southlands Village also offers lower taxes. Lot prices start at $125,000, complete with full landscaping and irrigation system. "This is among the lowest starting points in the area," Reid advises. "People really appreciate our lot package. They can choose from three landscaping options and customize some elements to what best fits with their custom-home design. That eliminates a lot of work and planning for them." It's all maintained by the property manager for a condo fee of about $180 per month, Maric Homes, Pritchard Farm Southlands Village which is "quite reasonable," according to Reid, when you consider the savings on all the tools, equipment, gas and effort it would take for a homeowner to keep up with Mother Nature, year-round. She says residents are professional couples who may travel frequently and not have time for yard work. Some are retirees who go south for part of the winter; others are families. Reid points out that if you have a cottage, living in Pritchard Farm Southlands Village means you don't have to maintain two yards. "And you never have to worry while you're away, whether it's for a weekend or the winter, as your place always looks cared for," she adds. Reid observes that a real sense of communi- ty is developing already, evidenced by the ease with which street conversations occur between neighbours and the block parties that are held. This neighbourhood of luxury bungalows is graced by Southlands Creek with its water and wetlands, as well as a sculpted, dry creek bed. There are a variety of lots available from full walk-outs overlooking the water to look-out lots with serene views of the meandering, dry creek garden, edged by native flowers, trees and shrubs.
