"We want to provide people with options like fam- ily starter homes, homes that will be a good fit for empty-nesters looking to downsize — even move-up homes for those looking to go up a level or two from their starter home." Randall Homes owner Jason Jaquet says his company is looking forward to being part of the development. "Genstar has put a lot of thought into it, particularly in trying to hit all aspects of the housing market," Jaquet says. "It's been something people have been waiting for — a community that offers a mixture of different homes that are affordable and offer excellent value." Boles says there will be a good selection of front-drive lots and back-lane lots. The latter will allow owners the option of deferring garage construction. "A pad is required, but once that's down, you can wait to put up your garage until it's convenient for you," he says. "We've put a lot of thought into finding ways to deliver as much value as we can." Qualico single-family homes marketing manager Derek MacDonald says the variety of lots – which will range from 34 to 44 feet wide – allows builders to vary their designs, thereby providing a greater selection of homes. "With designs like larger two-storeys, laned homes, duplexes and condominiums, people will have access to new homes at price points they can match to their budget. We're very excited about being able to provide consumers with such a wide range of options." Location is an obvious advantage. In an established community, Devonshire Village is close to all the amenities families could want, including schools and recreational facilities. "It truly is in an excellent spot, which is why we have the tag line, 'Close to everything, far from ordinary,' " Boles says. "No matter whether it's shop- ping, restaurants or services, every- thing is a short distance away. Hav- ing an affordable new community next to all those amenities is some- thing that home buyers are sure to appreciate." Meanwhile, another community is also set to unfold at the corner of Peguis Street and Ravelston Avenue. Crocus Meadows is the brainchild of Water- side Developments. "It's going to be a pocket infill community that will be smaller than Dev- onshire Village with about 100 lots in total," MacDonald says. "It will be in a great spot between Harbourview South and Regent Avenue. It's going to have a little bit of everything, from laned homes to duplexes to walkout lots. Like Devonshire Village, consumers will be able to find homes that will fit their lifestyle and budget." Duplex homes will start at under $300,000, which is in keeping with the ide- als of Qualico's Broadview Homes arm. "Crocus Meadows is a great fit for us at Broadview, as our mandate is to pro- vide quality housing without sacrificing affordability. I think all the different housing options in Crocus Meadows will be a great fit for home buyers too," MacDonald says. "We're very excited about the community."
