132 Parade of Homes FALL 2015 >> When one of your closest neighbours is mother nature herself, you know you are living in someplace very special. in amber Trails, affordable luxury is juxtaposed with the beauty of linear trails, three lakes, and parks all enhanced with striking landscaping, entry monuments and fencing. genstar development manager Marc Brown says the com- pany has a 60-year history of developing quality communi- ties in Winnipeg, and the trails and lake features are its legacy in amber Trails. "The green spaces and lakes are connected in a link-and- node system that's been developed throughout the entire community, so all the residents can access the trails, the green spaces and the lakes for both passive and active recre- ation," says Brown. "Those trails have proven to be quite popular, and on any day the weather permits, there are plenty of people out there." With approximately 1,900 residents so far, the 400-acre de- velopment's popularity stems from a well-earned reputa- tion for a family-friendly atmosphere and fine builders like Randall Homes, Qualico, gino's Homes, Ventura Homes, a&S Homes, Silverton Homes and Kensington Homes, who are in tune with the community. Seven show homes will be featured during the Fall Parade of Homes, and the builders accommodate both nuclear fami- lies and multi-generational families, who need clever strate- gies that provide both space and privacy. Broadview Homes sales representative Terry Musick has been selling homes in amber Trails for 10 years. "i've sold a lot of homes that have four, five, even six bed- rooms," Musick says, adding he's also seen increased demand for more basement development with separate entrances, and even granny suites. Broadview's two-storey Monticello model at 22 Rockmore Rd. is a popular choice at over 2,200 square feet, with a main- floor plan designed to maximize traffic flow and a dining area that is incorporated as an extension of the kitchen. "We're also aware that big families are looking for more distinct, usable spaces, so our designers tweaked the four-bedroom floor plan by adding a study nook to the second floor," Musick says. Ventura Custom Homes' sales representative Dave Brownrigg says Ventura's 1,683-square-foot aurora ii-13 model at 14 Rockmore Rd. has captured the attention of buyers with its cabover design. it features an 18-foot vaulted ceiling with natural light pouring into the expansive great room, and its steel-beam construction allows for an extra 1,000 square feet of livable space on the lower level. "There's a flex room at the front, a kitchen with a massive island and built-in sink, and a dinette area that's been cantilevered out to create even more space to work with," he says. Brown says the neighbourhood itself, like the trail system, is de- signed for everybody, with townhomes, multiple-family rental op- tions and new homes for entry-level buyers, empty nesters and retirees. "i think amber Trails fits all needs," he says. "For example, you can get a new home here, in an established community, which already has two schools in the neighbourhood, Leila North School and amber Trails School, a brand-new school that opened very re- cently." amber Trails is right in the heart of everything. Nearby retail out- lets, grocery stores, restaurants and entertainment venues in the Leila-McPhillips commercial area cover just about every need, and Seven Oaks general Hospital is also close at hand. "it's well located in the city on major transportation and transit routes, which is very unique for a new community in Winnipeg right now, particularly northwest Winnipeg. Within minutes you can be downtown, but you can also be on the Perimeter Highway on your way out of town if need be," Brown notes. With desirable, well-planned homes in a vibrant setting, time is of the essence for anyone looking to settle in amber Trails. "i know a lot of the people that have bought new homes in the amber Trails community were drawn by referrals from family members and friends of family," says Brown. "We're in the last phase of development — now is the time to act." Amber TrAils Natural beauty in a community designed with you in mind Genstar – For Parade of Homes
